AHU cleaning in Castle Hill

A cooling coil drips condensate into a tray that should drain away. If the outlet blocks, standing water and slime build up, in the airstream that feeds the building. Clearing and cleaning the tray is central to every AHU clean. The work covers dampers and louvres, internal panels and heating and cooling coils, and people most often call us about units needing a clean before a new tenant or handover and odours coming through the supply air.

In rural areas, ventilation units are often in roof voids or outbuildings, which makes them easy to overlook.

Accreditations are easy to claim and worth checking. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, with full insurance on top.

Castle Hill: your questions answered

Can you get to a site in Castle Hill?

Yes, Castle Hill is part of our area, however small the site. Let us know about access, parking and anything unusual about getting there when you book.

Do you work overnight in Castle Hill?

Yes. We work evenings, overnight and at weekends. It means the site in Castle Hill keeps running as normal. When you call us on 0345 646 2711 or email us, mention when the site is quiet.

How often do AHUs need cleaning?

That’s set by inspection, in line with TR19® Air. Units in heavy use or in sensitive buildings may need attention more often.

What’s included in an AHU clean?

All the internal parts the air touches, from intake to discharge, including coils, fan and drain trays. You get a photo report showing each part before and after.

How do you protect the area?

Floors and surfaces near the work are sheeted before we start, and anything we remove is contained. At the end, the area is cleaned down.

Is there a survey before the work?

Yes, every time. Diagnosis comes before treatment: the survey tells us what the system needs and how to reach it and the fixed quote is built on it.

What happens if you can’t reach some of it?

They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, and we can quote to improve the access.

What information do you need?

Where the site is, what it is and when it’s open, plus pictures of the system and your last certificate or report if you have one.

Why it’s worth doing now in Castle Hill

Dirt left in an air handling unit doesn’t stay in the unit. It moves on into the ductwork and out into the rooms, which is why the unit and the ducts are best cleaned together. It’s simpler to plan the work at Castle Hill now than to arrange it in a hurry later.

No two sites are the same, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all play a part.

Why book with us

  • In business since 2009
  • One number for every site across the South East and London
  • We diagnose before we treat
  • Photo reports with every job

See what affects the cost and how to check a contractor.

Honest limits

We will not sell you work that doesn’t address the problem, so here are the limits:

  • Leaking heating or cooling coils
  • Mechanical faults with motors, belts or bearings
  • Ductwork downstream of the unit, which is a separate clean

If in doubt, ring 0345 646 2711, or email photos and we will say what we think before you book.

Parts of the system we cover

  • Dampers and louvres
  • Supply and extract fans
  • Drain trays
  • Heating and cooling coils
  • Filter sections
  • Internal panels

How the visit works

The visit has three parts: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, while signing off means the written report and pictures. The middle part takes longest, which takes half a day to a full day per unit, with large plant planned over several shifts. We agree a date with you, plan the drive to Castle Hill and turn up when the site is quiet.

  1. We look at the unit and the plant area during the survey.
  2. The area is protected and the unit made safe.
  3. Dirt and debris are removed from each section.
  4. We clean the coils and clear the tray and drain.
  5. We close every panel, hand the unit back and send the report and certificate.

Getting ready for the visit

  • Dig out any earlier paperwork for the system
  • Let us know when the site is closed or quiet
  • Make sure someone can let us in and lock up afterwards

Getting a quote

Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before work begins.

What your team can do, and what needs us

Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

How we price AHU cleaning

Your quote is based on your site. We take into account:

  • Site rules, permits and inductions
  • The condition we find in the survey
  • The scale of the work
  • Parking and loading at the site

What you pay reflects the actual work. That’s why every job is surveyed first, and the price is agreed before we start.

What to send for a quote

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • Any symptoms, from odd noises to smells or leaks
  • Photos showing the whole system and its surroundings
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Any previous report or certificate

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

Signs you need AHU cleaning in Castle Hill

Whatever surrounds a building in Castle Hill, the air drawn into its AHU carries dust, pollen and debris. Most of it lands at the intake and the first stage of filters, and the finer material travels on.

Any of these means the system needs a check-up:

  • Stale or musty smells from the ventilation
  • Dirty filters cutting the airflow
  • Plant that needs cleaning after a refit
  • Coils clogged with dust and debris

Hospitals such as Tunbridge Wells Hospital (about 4.7 miles west) show how much a building can rely on clean ventilation, and smaller healthcare sites near Castle Hill are no different.

Before you book anyone

  • Whether inaccessible sections are listed on the report

Choosing a duct cleaning contractor

Different parts, different methods

Drain trays

Standing water in a tray sits right where the air passes. We clean it and note if the slope or the drain needs attention.

Heating and cooling coils

A dirty coil holds back the air and makes heating and cooling less effective. A clean gets air moving through the coil properly again.
