Fire damper testing near Caring

What the work involves, part by part

Smoke dampers

A smoke damper is opened and closed by a motor, not a link. We test them through their controls and check each blade travels fully.

Access panels

Where there’s no access panel, we record the damper as not tested and say why. We can fit access panels so it’s tested next time.

Fire damper testing in Caring

Testing finds the dampers that won’t close. Where a blade sticks, a link is damaged or corrosion has set in, we note it and can quote to repair or replace the damper, so the fault does not just sit on a list. We are often asked to deal with blades that jam part-way when released and smoke dampers with no recent test, on riser dampers, wall and floor dampers and fusible link fire dampers.

For a building in or near Caring, the visit is planned ahead, with access agreed in advance, and the test itself is the same as in any city building.

Think of the report as the system’s health record: dated, with photos, and showing what was done. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

Between visits

Here’s the after-treatment advice, short and simple:

  • Keep cables and fixings away from damper blades
  • Book the next test before the year runs out
  • Make sure access panels stay clear and usable
  • File every damper report where your assessor can find it

Tell other contractors where the dampers are, and that they mustn’t tie, wedge or obstruct them. Anything they disturb should be checked again.

Keep a damper register: where each damper is, what kind it is and when it was last tested. It stops dampers getting lost as the building changes.

Fixed quotes for fire damper testing in Caring

Your quote is based on your site. We consider:

  • Whether several sites go on one quote
  • Travel, parking and unloading
  • What state the system is in
  • How easy every part is to reach

Every site is different, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all play a part.

What to send for a quote

When you contact us, these details help:

  • Your last certificate, test record or report
  • Close-ups of filters, grilles, hatches or access panels
  • Problems your staff have spotted
  • A few general shots of the system

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

What happens if it’s left?

A sticking blade caught on an annual test can be a small repair. Left for years, corrosion and build-up can turn it into a full damper replacement. In a place like Caring, ductwork and fans are easy to forget until something goes wrong.

Several systems or sites on one quote often makes better use of the time. Mention every system or site you need covered, and you’ll get one fixed quote.

What you get with us

What a clean will not put right

In fairness, some problems need a different fix:

  • Missing dampers that a designer needs to specify
  • Sign-off of the whole building’s fire safety
  • Faults in the alarm or building controls that signal smoke dampers

If you are not sure, just ring 0345 646 2711 or send us an email and we’ll give you a straight answer.

How the visit works

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before we start, and the area around the work is covered and protected. On site, it takes a morning or an afternoon for a small number of dampers, longer where there are many. We agree a date with you, plan the drive to Caring and turn up when the site is quiet.

  1. First we check the schedule and the last set of results.
  2. Each damper is found and checked for access.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Getting ready for the visit

  • Have your last certificate or report to hand

What your team can do, and what needs us

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

Caring: your questions answered

Do you work overnight in Caring?

Yes, we can come after you close and finish before you open. That way a site in Caring does not have to lose a day’s trading. When you call us on 0345 646 2711 or email us, mention when the site is quiet.

Do you work in villages like Caring?

Yes. Villages and rural sites across the South East are part of our work, Caring included. Photos of the system and directions to the site help us plan the visit.

How do you deal with dampers that cannot be reached?

We don’t leave it off the report; we note it as not reached. Once there’s a panel or a way through the ceiling, it can be tested.

Can you come out in an emergency?

Yes. There’s a 24/7 emergency line for anything that can’t wait until a planned visit. Call us any time and explain what’s happened.

What happens to the waste?

Anything we remove is contained as we work and taken away with us, from grease and debris to used cleaning water. We do not leave it behind.

What paperwork do we get after testing?

The record we give you is a report of the tests, damper by damper. Any failures come with a note of the remedials needed.

How often should fire dampers be tested?

BESA guidance calls for testing by a competent person at least once a year. Dampers should also be tested when they’re first installed.

What is TR19?

TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Fire dampers in Caring buildings

Food Standards Agency records list about 7 schools, colleges and universities, about 5 care, childcare and hospital premises and about 3 hotels and guest houses registered as food businesses in and around Caring, up to about a mile and a half out. Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. Fire safety in Caring falls to Kent Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty. Caring’s nearest hospital, KIMS hospital, is about 2.6 miles north-west. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have.

Healthcare buildings such as KIMS hospital (about 2.6 miles north-west) rely on fire compartments, and the dampers in them need testing at least annually. Historic buildings that have had ventilation added later can hide dampers in awkward places; Stoneacre, about 0.7 miles south-west, is one of the historic houses in the area around Caring. For schools like Leeds and Broomfield Church of England Primary School, damper testing is easiest in the holidays, when corridors and ceilings are clear.
