Need fire damper testing in Brook?

Fire damper testing in Brook, done properly

We’re often asked to take on annual damper testing by the people who look after buildings in and around Brook. If there’s a damper register or a set of drawings, share it with us, and we will plan the visit around the building’s hours. Typical jobs include dampers clogged with dust or grease and dampers that stick or won’t close fully, on hospitals and care homes, wall and floor dampers and offices and schools.

In a village or hamlet like Brook, there may be only a few buildings with fire dampers. Wherever there are dampers, each one needs testing at least annually.

The report is your system’s health record: a dated account with pictures of everything we did. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

What happens on the day

Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. Once we’re in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes a few hours for a single floor, with bigger buildings phased over more than one visit. Somewhere as small as Brook, the date and timings are agreed with you well before the day.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. We open up ceilings and hatches and take off each access panel.
  3. The blade is released and watched to make sure it closes fully.
  4. We reset it and record any dirt, corrosion or damage.
  5. Panels and tiles go back, and the results are written up.

Advice

Looking after it afterwards

No system stays clean for ever, but care slows the build-up. Our tips:

  • Keep ceiling hatches and duct panels easy to open
  • Get remedials done soon after a failed test
  • Keep an eye out for damp around dampers
  • Keep the damper register up to date after any building work

Put the next test in the diary within twelve months. The guidance is at least once a year, and booking the same month each year keeps it simple.

Make sure every damper can be reached. If a damper has no access panel, have one fitted before the next test.

Landlords, agents and facilities managers

From a single site to a large estate, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with pictures.

Records are where multi-site compliance often slips. Each visit ends with a dated report and photos, ready to show insurers, fire officers or EHOs.

Staff cleaning versus specialist work

Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

Why act early in Brook

Leaving damper testing for another year does not make the dampers any more likely to work. BESA guidance is to test at least annually, so a missed year leaves a gap in the record too. Equipment tucked in a roof space or outbuilding near Brook rarely gets looked at unless someone books it.

Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you are not sure what’s needed, phone us on 0345 646 2711 or send us an email for straight advice and a fixed quote.

Your questions about fire damper testing in Brook

Who is the fire and rescue service for Brook?

Hampshire and Isle of Wight Fire and Rescue Service is the fire and rescue service for Brook. If a fire safety officer audits the building, they may ask for the latest damper test records.

Does coastal air change anything about fire damper testing in Brook?

It can. Being within about 1 mile of the sea means more corrosion on metalwork in Brook than inland. If corrosion is stopping a blade, the report says so and remedial work can be quoted.

Is TR19 a legal requirement?

No, not in itself. Insurers, fire officers and EHOs look to TR19® as the benchmark, and many insurance policies ask for proof of TR19® cleaning. The legal duty sits in the Regulatory Reform (Fire Safety) Order 2005 in England and Wales.

Where does the waste go?

We take it away at the end of the visit. While we work, it’s kept contained to keep the area clean.

Do you carry out smoke damper testing?

Yes. We operate each smoke damper from its controls and check it opens and closes fully. Where a controls contractor needs to be involved, we arrange it with you.

Do you cover Brook?

Yes. Our area takes in London and the counties of South East England, and that includes Brook.

Do you offer emergency callouts?

Yes, 24/7. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.

What about areas you cannot get to?

They’re listed in the report, never skipped quietly. You’ll know exactly which parts weren’t reached and why, and we can quote to improve the access.

What the work involves, part by part

Fusible link fire dampers

For dampers closed by a spring, BESA guidance is annual testing as a minimum. Dropping the blade reveals springs that are tired and blades that drag.

Schools, hospitals and care homes

In hospitals and care homes, people are there day and night. The sequence of testing is agreed with staff so care isn’t interrupted.

What fire damper testing looks like in Brook

The coast is only about 1 mile from Brook. A damper that has corroded can stay open when it should close, which is why coastal sites are worth testing carefully. Brook sits within the area of Hampshire and Isle of Wight Fire and Rescue Service. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up.

In Brook, each damper is dropped to prove it closes fully, then reset. If you manage a historic building in the area (Mottistone Manor is about 1.1 miles east), dampers fitted during conversions can be hard to reach and need recording.

What fire damper testing cannot fix

We’d rather tell you now than book work that will not help, so these are the things it won’t cover:

  • Approving the building’s fire strategy
  • Gaps in the wall or floor around the damper
  • Fire risk assessments, which need a fire risk assessor

Not sure which it is? You can call us on 0345 646 2711 or email us and we will tell you honestly before booking.
