Extract fan cleaning for sites in Manston

Extract fan cleaning in Manston, done properly

In Manston, as everywhere we work, the fan follows a set routine: we isolate it, open the housing, scrape the impeller and degrease the lot. The result is photographed for your records. If you’re dealing with fat spreading onto the roof or wall by the fan and a fan coated in grease inside its housing, we can put it right, from centrifugal fans, discharge points and in-line fans onwards.

Somewhere as small as Manston, commercial kitchens are few: perhaps a pub, a school or care home kitchen, or a hall used for events. Every one of them still needs its extract kept clear of grease, whatever the size of the place.

Think of the report as the system’s health record: dated, with pictures, and showing what was done. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal, ready for your insurer.

What we do, step by step

The visit has three parts: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. Most of the time goes on the work itself, and that takes a couple of hours per fan, depending on its size and the build-up. Somewhere like Manston, lanes, gates and parking are worth mentioning in advance.

  1. First we locate the fan and agree how it’s safely isolated.
  2. The fan is isolated so it cannot start while we work.
  3. We remove the grease from the blades, impeller and casing.
  4. The fan and its surrounds are degreased, keeping clear of the motor’s electrics.
  5. The fan is put back into service, checked and photographed.

Before we arrive

  • Dig out any earlier paperwork for the system
  • Make sure equipment near the work can be switched off and left to cool
  • Tell us where we can park and unload

Getting a quote

The quickest way to a quote is to send photos: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

Advice

What your team can do, and what needs us

Staff cleaning and specialist work are not the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

What the work involves, part by part

Impellers and blades

The blades of the impeller do the work, and it collects grease unevenly. An uneven coating throws it off balance, so it’s cleaned carefully blade by blade.

Fan housings and motors

The housing around the impeller catches grease flung off the blades. We clean it along with the blades.

Manston kitchens: local notes

At about 2 miles from the coast, Manston is close enough for sea air to matter. Metal on the roof weathers faster close to the coast, and the extract fan and cowl are no exception. According to Food Standards Agency records, there are about 5 pubs, bars and clubs within 1.5 miles or so of the middle of Manston. Any of them serving cooked food has an extract to keep clean, from canopy to discharge. Environmental health officers from Thanet council inspect food businesses in Manston. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Keeping each certificate and photo report on file helps show the extract is looked after.

For schools such as Newington Community Primary School, kitchen extract cleaning is normally booked for the holidays, when the canteen is closed. Historic houses near Manston, such as Quex Park about 2.5 miles north-west, are a reminder that older buildings with event kitchens can have long, awkward duct routes.

Manston is about 2 miles west of Ramsgate, in Kent. We carry out extract fan cleaning for businesses, landlords and public buildings in Manston and the rest of Kent. Common questions in Manston

Does coastal air change anything about extract fan cleaning in Manston?

It can. Being within about 2 miles of the sea means more corrosion on metalwork in Manston than inland. Outdoor metalwork near the sea is worth inspecting at each visit.

Is Manston within the area you cover?

Yes. Manston is within the area we cover across London and the South East. A survey first, from photos or a visit, means we arrive with the right kit.

What do you need from me for a quote?

Just the basics: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. After that, simply give us a ring on 0345 646 2711, or email photos.

How often does the fan need cleaning?

It’s cleaned with the whole extract, from every 3 months for 12 to 16 hours of cooking a day to every 12 months for 2 to 6 hours. Grease readings and the fan’s condition can show it needs more.

What paperwork do I get after a fan clean?

A photo report shows the fan before and after. If it’s part of a full TR19 clean, a TR19 certificate is issued too.

Do you look at the system first?

Yes. Photos often do the job, and larger or hidden systems get a visit.

Which kinds of sites do you work on?

All kinds of commercial and public premises: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. Work is timed around how each site runs.

What do you do with what you remove?

Anything we remove is contained as we work and taken away with us, from grease and debris to used cleaning water. We do not leave it behind.

Signs you need extract fan cleaning in Manston

The cooler the air, the more grease drops out, and a fan out on a roof or wall often sits where the air is coolest. So grease often settles heavily there.

It’s time to book a visit if you see:

  • A fan that hums, whines or rumbles
  • A fan left out of previous cleans
  • Weak extraction at the canopy
  • Grease around the motor and its mounts

Where a hall near St. Catherine's Church, or anywhere in Manston, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

Questions to ask before you book

  • When the next visit should be, and why
  • Whether they’re fully insured
  • Whether the whole system is included, or only the parts that are easy to reach
  • When they can work, and whether that’s outside your opening hours

Our hiring checklist

Looking after it afterwards

How long the results last depends on use and care. Here’s what we suggest:

  • Keep records of every fan clean
  • Don’t turn the fan off mid-service
  • Leave a clear route to the fan
  • Watch for grease marks around the outlet

The area around the fan is left clean, with waste grease removed. Wherever the fan is, the area around it is cleaned down.

Keep the route to the fan clear. A fan that can be reached safely is a fan that gets cleaned, whether it’s on a roof, in a ceiling or on a wall.

What affects the cost of extract fan cleaning

Before we fix a price, we need to know a few things. We check:

  • The condition of the system
  • One-off work versus a regular cycle
  • The times the site is available
  • Whether several sites go on one quote

Every site is different, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all play a part.

What to send for a quote

When you call or email, these details help:

  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Close-ups of filters, grilles, hatches or access panels
  • Your last certificate, test record or report
  • The times we could work without disrupting the site

Quoting starts with a diagnosis, either from pictures and details you send or from a site visit. After that, you get a fixed price for the work, before work begins.

Landlords, agents and facilities managers

Multi-site operators often want one contractor and one number. We work across London and the South East, so a run of sites can go into one programme and kept to a regular schedule.

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We’re happy to deal with either side and send the paperwork to whoever needs it.
