Extract fan cleaning for kitchens and businesses in Lyne

We have been trading since 2009. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, with CHAS, SafeContractor and ISO 9001 and full insurance. Common call-outs are for a heavily greased fan housing and hot, greasy smells near the fan, across fan housings, roof-mounted fans and axial fans.

Somewhere as small as Lyne, commercial kitchens are few: perhaps a pub, a school or care home kitchen, or a hall used for events. Each still has a canopy and duct that collect grease, whatever the size of the place.

Accreditations are easy to claim and worth checking. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

What extract fan cleaning can’t fix

Extract fan cleaning cannot fix everything, and we’d rather say so up front. It will not put right:

  • A failed motor or worn bearings (that needs a fan repair or replacement)
  • A fan that was never right for the kitchen
  • A cracked or broken impeller (it needs replacing)

If you’re not sure, just call 0345 646 2711, or email photos and we’ll give you a straight answer.

Where we work

  • In-line fans
  • Roof-mounted fans
  • Fan housings
  • Centrifugal fans
  • Axial fans
  • Discharge points

What staff can safely do

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That is our job.

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

How it works

A visit follows the same order every time: protect the area, isolate whatever needs isolating, carry out the extract fan cleaning, clear away and hand over the paperwork. The visit itself takes a couple of hours per fan, depending on its size and the build-up. We agree a date with you, plan the drive to Lyne and turn up when the site is quiet.

  1. We find the fan and check how it’s reached and how it’s isolated.
  2. Power to the fan is isolated before anyone touches it.
  3. The impeller and the housing around it are scraped clean.
  4. The fan and its surrounds are degreased, keeping clear of the motor’s electrics.
  5. It’s closed up, run and checked, and pictures go into your report.

Getting ready for the visit

  • Tell us the best time to work, such as after service or at a weekend
  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Name a contact who can let us in at the agreed time

Getting a quote

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before work begins.

Advice

Lyne kitchens: local notes

The Food Standards Agency lists about 15 pubs and bars as registered food businesses within roughly a mile and a half of the centre of Lyne. Breakfasts, bar meals and functions all put grease into the extract wherever they’re cooked. Food hygiene inspections in Lyne are the job of Runnymede council’s environmental health team. They look at how clean the premises and equipment are, and the kitchen extract is part of that. Our report lists what was cleaned and when, which is useful to have ready. Surrey Fire and Rescue Service covers Lyne. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel.

Botleys Mansion, about 1 mile south, is one of the historic houses near Lyne; if you run event catering at a venue like that, cleans can be booked between functions. Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; St. Peter's Hospital is the nearest hospital to Lyne, about 0.8 miles south-east. If you run a church or community hall kitchen, near Church of Holy Trinity or elsewhere in Lyne, its extract still collects grease from every lunch and event.

Lyne is about 3 miles south of Egham, in Surrey. Wherever you are in the KT16 postcode area, we cover extract fan cleaning for commercial sites. 395 places in Surrey are on our list, large and small. You can also see our page for Guildford, roughly 10 miles from Lyne.

Work in KT16 is surveyed, quoted and booked the same way as anywhere else. Streets in the area include Almners Road, Pantiles Close and Lyne Lane, and we cover them all for extract fan cleaning. If your site is just outside Lyne, we cover Chertsey (1 mile east), Trumps Green (2 miles west), Ottershaw (2 miles south), Stonehill (2 miles south-west) and Row Town (2 miles south-east). We also work in nearby towns such as Guildford (10 miles south), Woking (5 miles south), Camberley (9 miles south-west), Epsom (12 miles east), Ewell (12 miles east) and Egham (3 miles north).

Fixed quotes for extract fan cleaning in Lyne

We don’t publish a price list, because no two systems are the same. The quote depends on:

  • A single visit or a regular plan
  • Whether we need access equipment or extra panels
  • Site rules, permits and inductions
  • When the work can happen, such as evenings, overnight or weekends

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we will explain each part.

Helping us quote

We can often survey from photos. The most useful are:

  • Your last certificate, test record or report
  • Detail shots of panels, filters and grilles
  • The site address and the type of premises
  • The roof, plant room or outside wall the system runs to

Quotes are quick. Call or email with a few details and you will typically have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.

Leave it or put it right?

Vibration from an unbalanced impeller does not stay small. It can wear the bearings and lead to failure, which may leave the kitchen without extraction. A planned clean beats an emergency. If the system at a site near Lyne fails, there may be nowhere nearby to move to.

We don’t list prices on the website, because the cost depends on the site in front of us. Call for a fixed quote, and we’ll explain what it covers.

Multi-site and managed buildings

Whether it’s one building or many, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with pictures.

When the building owner and the occupier are different, the lease normally sets out who maintains what. We can quote either party and send the paperwork to whoever needs it.

Looking after it afterwards

Results last longer with the right care. We suggest:

  • Keep the grease filters clean and in place
  • Run the extract throughout cooking
  • Check the report shows the fan was cleaned
  • Keep each photo report with the maintenance log

The photo report shows the fan before and after cleaning. It lists what was cleaned and anything we couldn’t reach, along with the recommended next clean date.

Don’t run the kitchen with the extract off. Grease settles faster when the air stops moving, so keeping it running helps keep it clean.

Lyne questions

Who would carry out a food hygiene inspection at a kitchen in Lyne?

In Lyne, it’s Runnymede council that carries out food hygiene inspections. It helps to keep the extract cleaning records with your food safety paperwork, so they’re ready if asked for.

Do you work in villages like Lyne?

Yes, we work in villages as well as towns, and Lyne is covered. The journey is planned ahead, so a few details about the route help.

How long is a fan clean?

It takes a couple of hours per fan, depending on its size and the build-up. We’ll confirm the time when we quote.

Can one contract cover all our sites?

Yes. We work across South East England and London, so sites at different addresses can be planned together on one programme. Every site has its own report.

Can you clean the fan on its own?

Yes, if the fan needs it. We will often suggest checking the duct too, as a greasy fan typically means a greasy duct, but the choice is yours.

Why has my extract fan got louder?

Grease on the blades and housing is one of the usual causes, because it unbalances the fan. It can also be wear in the bearings or motor, which our report will flag.

What does extract fan cleaning cost?

Size, condition, access and working hours all affect the cost. Call for a fixed quote, normally ready within one working day.

Does a TR19 kitchen extract clean cover the fan?

Yes. TR19® Grease covers the whole system, fan included. It’s isolated, opened and cleaned along with the canopy, plenum, filters, ducts and discharge.
