Extract fan cleaning for sites in Hove

Extract fan cleaning in Hove

Every kitchen extract depends on its fan: it pulls air from the canopy, through the duct and out of the building. Grease that gets past everything else ends up on its blades and housing and we clean it off. The work covers fan housings, discharge points and roof-mounted fans, and the jobs we see most are grease escaping from the fan outlet and rough running from the extract fan.

In a town like Hove, most of the kitchen extracts we are asked about belong to restaurants, cafés, pubs, takeaways and school or care home kitchens. Each has a canopy, filters, ductwork and a fan to keep clear of grease.

Every visit ends with a written report and photos, so there’s a dated record of the work. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

How the visit works

Before we leave, we walk the area with whoever is on site. We point out anything that couldn’t be reached or needs a follow-up, and it goes on the report too. The visit takes a couple of hours per fan, depending on its size and the build-up. Parking in a town like Hove is normally straightforward, so the main questions are access and timing.

  1. We locate the fan and plan how to reach and isolate it.
  2. It’s isolated so it cannot run while we work.
  3. Grease is scraped off the impeller blades and casing.
  4. Blades, housing and surrounds are degreased with care around the electrics.
  5. It’s closed up, run, checked and photographed for the report.

Before we arrive

  • Move anything stored near the system
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Let us know about permits to work or site inductions

Advice

Multi-site and managed buildings

Keeping records across a portfolio is half the battle. Each visit produces a dated report with pictures, ready to show insurers, fire officers or EHOs.

Whether it’s one building or many, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with photos.

What we’re called out for in Hove

How fast a fan gets greasy in Hove depends on the cooking: how many hours a day the kitchen runs and what it cooks. Under BESA guidance, the whole system, fan included, needs cleaning at least every 3, 6 or 12 months depending on daily hours.

Clients typically contact us after spotting something like this:

  • A smell of hot grease from the extract
  • Grease around the motor and its mounts
  • Thick grease on the impeller and casing
  • Weak extraction at the canopy

If you look after a school kitchen, at a school such as St Andrew's CofE (Aided) Primary School or anywhere near Hove, the holidays are the usual time for a TR19® clean.

Before you book anyone

  • Whether inaccessible sections are listed on the report
  • Whether the quote is based on a survey or photos
  • Whether they recommend a next date
  • If the quote is a fixed price or an estimate

Common questions in Hove

Can you work in Hove outside opening hours?

Yes, nights and weekends are routine for us. It means the site in Hove keeps running as normal. Let us know the hours you’re closed and we’ll book within them.

Can sea air affect extract fan cleaning in Hove?

It can. Salt air reaches Hove, which is within about 1 mile of the coast, and it speeds up rust. Corroded fixings and housings are noted on the report so they can be dealt with.

Is Hove in your area?

Yes. Our technicians work in Hove, as part of our area across London and the South East.

How do you keep the site clean during the work?

Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. We tidy up and take our waste away before we leave.

Who is the responsible person?

The Fire Safety Order 2005 calls them the responsible person: often the employer, owner or occupier. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.

Do you offer emergency callouts?

Yes. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line, and we’ll advise on what to do next.

How much does extract fan cleaning cost in Hove?

The cost depends on the size of the system, its condition, access and timing. Ask us for a fixed quote, typically ready within one working day.

Can the fan be cleaned between full cleans?

Yes, if the fan needs it. We’ll often suggest checking the duct too, as a greasy fan normally means a greasy duct, but the choice is yours.

Extract fan cleaning in Hove: the local picture

The coast is only about 1 mile from Hove. Salt in the air is hard on rooftop fans, discharge cowls and fixings, so we check them for corrosion as well as grease. The Food Standards Agency lists about 125 pubs, bars and clubs and about 26 hotels and guest houses as registered food businesses in Hove and the streets around it, up to about 1.5 miles out. Breakfasts, bar meals and functions all put grease into the extract wherever they’re cooked. The fire and rescue service for Hove is East Sussex Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.

Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; Montefiore Hospital is the nearest hospital to Hove, about 0.7 miles east. If you run a church or community hall kitchen, near Holy Trinity Church or elsewhere in Hove, its extract still collects grease from every lunch and event.

Keeping the system healthy

Aftercare is simple, and it makes the next visit easier:

  • Note any drop in extraction at the canopy
  • Keep the grease filters clean and in place
  • Do not turn the fan off mid-service
  • Check the report shows the fan was cleaned

We take away the grease and dirty water from the fan clean. On a roof or outside wall, we leave the surrounding area tidy.

Keep the whole system on its cleaning cycle. A fan cleaned with the rest of the system on time rarely gets badly coated, in line with BESA guidance.

What affects the quote in Hove

The price is fixed before any work begins. It takes into account:

  • Access, including roofs, risers and ceiling voids
  • The scale of the work
  • The condition of the system
  • Parking and loading at the site

The cost depends on how big the system is, the condition it’s in and how easy it is to reach. You get a fixed price before any work starts, so there are no surprises.

What to send for a quote

Many jobs can be priced from photos and some basics. Send what you can of the following:

  • The times we could work without disrupting the site
  • Photos showing the whole system and its surroundings
  • The paperwork from the last visit, if you have it
  • Where the plant sits or the system leaves the building, such as a roof or outside wall

Getting a quote doesn’t take long. Send a few details and pictures, and we normally reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

Honest limits

To be straight with you, there are a few things this work will not fix:

  • An impeller that’s bent or split
  • A motor that has burnt out
  • Wiring faults to the fan

If you’re not sure, just call us on 0345 646 2711 or email us and we will give you a straight answer.

Parts of the system we cover

  • In-line fans
  • Fan housings
  • Axial fans
  • Roof-mounted fans
  • Centrifugal fans
  • Discharge points

Why act early in Hove

An unbalanced fan gets worse, not better. It wears bearings and mounts and can lead to a breakdown, which may leave the kitchen without extraction. Cleaning it early is far less disruptive. Whatever the system, dirt and wear only get worse.

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will go through it with you.
