AHU cleaning in Bix, done properly
Units vary a lot in size, age and layout, whether it’s a compact unit in a ceiling void or a big unit on the roof. Every job starts with a survey, from photos or on site, followed by a fixed quote, so you know where you stand. Common call-outs are for fan sections that haven’t been cleaned in years and filters that are clogged or overdue, across dampers and louvres, supply and extract fans and internal panels.
Somewhere as small as Bix, ducted ventilation is usually limited to a school, a care home, a surgery or a converted business building, wherever there is one, but where it’s fitted, it needs the same inspection and cleaning as anywhere.
Good records are part of the job. You get a written report with photos after each visit, covering the work done, any areas we couldn’t access and a recommended next date. Keep it with your fire safety records so it’s ready for an insurer, fire officer or EHO.

Bix: your questions answered
Do you cover smaller places like Bix?
Yes, smaller places are covered as well as towns. Let us know about access, parking and anything unusual about getting there when you book.
Is Bix in your area for AHU cleaning?
Yes. Our area runs across London and the South East, Bix included. A fixed quote normally follows within one working day of the survey details.
Do you clean the ductwork as well?
Yes, the ductwork, grilles and diffusers the unit serves. We will tell you after the survey whether the ducts need it.
How long does it take to clean an air handling unit?
It takes one overnight shift for many single units, with bigger plant phased. Size, layout and how dirty it is decide the rest, and the quote will give you a clear idea.
Can you quote from pictures?
Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, then a fixed quote.
Will you repair the fan or motor?
Mechanical repairs to the unit are for your HVAC maintenance contractor. We clean the unit and report anything we see that needs attention.
What about areas you can’t get to?
Anything we can’t reach goes on the report, with photos where possible, and we explain what access is needed, for example new access panels.
Is there a survey before the work?
Yes, always. We diagnose before we treat: the survey shows what needs doing and what access we need, and the quote is based on that.

When it’s something else
A few issues sit outside what this work can do:
- Leaking heating or cooling coils
- Breakdowns that need a mechanical engineer
- A system that’s undersized for the building
If in doubt, call us on 0345 646 2711 or drop us a line and we will say what we think before booking.
Parts of the system we cover
- Filter sections
- Dampers and louvres
- Internal panels
- Heating and cooling coils
- Supply and extract fans
- Drain trays
What affects the cost of AHU cleaning
The quote reflects the site in front of us. We consider:
- Whether it’s a one-off visit or part of a schedule
- Working hours and out-of-hours timing
- Where the site is and how we reach it
- How many systems or sites are involved
Working hours, access and the scale of the site all affect the cost. We take each of them into account and give you a fixed price before we start.
What we need to know
Many jobs can be priced from photos and some basics. Send what you can of the following:
- Problems your staff have spotted
- Close-ups of filters, grilles, hatches or access panels
- The site address and the type of premises
- The roof, plant room or outside wall the system runs to
Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before we start.
What your team can do, and what needs us
Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.
When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We’ll take a look and give you a fixed quote.
What we do, step by step
There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and pictures. Most of the time goes on the work itself, which takes anything from half a day for one small unit to several shifts for a plant room full of them. Seeing the system in pictures first means the trip to Bix can be planned properly.
- First the unit is surveyed, from photos or a visit, and the scope agreed.
- We arrange the shutdown with your staff and sheet the area.
- We clean or change the filters as agreed, then clean the coils, fan and internal panels.
- Drain trays are cleared and cleaned and the outlet checked.
- We close up the unit and send the certificate and before and after pictures.
How to prepare
- Let us know about permits to work or site inductions
- Let us know when the site is closed or quiet
- Mention any parking or loading restrictions
How to get a quote
To help us quote: where the site is, what it is and its opening hours, a few pictures and any previous report or certificate. Once you have those, ring 0345 646 2711, or send details by email.

How the job changes from site to site
Heating and cooling coils
Because cooling coils run wet, the dirt on them tends to cling. We clean the coil and the tray beneath it together.
Filters
Filter condition tells you a lot about the rest of the unit. We photograph them for the report.
Aftercare tips
Here’s the after-treatment advice, short and simple:
- Report musty smells from the vents right away
- Watch for drips or damp patches near the plant
- Store the TR19 paperwork where auditors can find it
- Report stiff or damaged access doors
If the ductwork hasn’t been cleaned, consider it next. A clean unit feeding dirty ducts only solves half the problem, and we can survey both.
Keep the unit’s doors and panels in working order. Sections that are awkward to open are the ones that get skipped.

Leave it or put it right?
Dirt left in an air handling unit does not stay in the unit. It moves on into the ductwork and out into the rooms, which is why the unit and the ducts are best cleaned together. A planned visit to Bix is easier to arrange than an emergency callout.
Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you are not sure what’s needed, phone us on 0345 646 2711 or send us an email for straight advice and a fixed quote.
