Extract fan cleaning in Basted

Every kitchen extract depends on its fan: it draws the air through the canopy and ductwork and pushes it outside. Grease that gets past everything else ends up on its blades and housing and we clean it off. Typical jobs include a fan coated in grease inside its housing and grease escaping from the fan outlet, across roof-mounted fans, fan housings and in-line fans.

In a small place like Basted, kitchens are often in older or extended buildings, with long single-storey duct runs, and those horizontal sections are where grease settles. Access, parking and timings are agreed before the day.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

How it works

Your staff don’t need to do much on the day. Someone lets us in at the agreed time and shows us where everything is, and the rest is down to us. Before we leave, the area is tidied and the paperwork follows. If you can send pictures, we can arrive in Basted knowing what to expect.

  1. The fan is found and its type, access and isolation checked.
  2. It’s isolated so it cannot run while we work.
  3. Grease is scraped off the impeller blades and casing.
  4. The fan is degreased, taking care around the motor.
  5. We reassemble, run and photograph the fan.

Getting ready for the visit

  • Clear the space around the work
  • Make sure equipment near the work can be switched off and left to cool
  • Let us know about permits to work or site inductions

Getting a quote

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

When something else is needed

A few issues sit outside what this work can do:

  • A dirty duct upstream of the fan
  • A fan that won’t start
  • A cracked or broken impeller (it needs replacing)

Not sure which it is? You can give us a ring on 0345 646 2711 or send us an email and we will tell you honestly.

Where we work

  • Centrifugal fans
  • Fan housings
  • Discharge points
  • Roof-mounted fans
  • In-line fans
  • Axial fans

What happens if it’s left?

Vibration from an unbalanced impeller doesn’t stay small. It wears bearings and mounts and can lead to a breakdown and a kitchen cannot cook safely without extraction. A planned clean beats an emergency. It’s simpler to plan the work at Basted now than to arrange it in a hurry later.

We do not list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we’ll talk you through it.

What you get with us

  • CHAS and SafeContractor accredited, with ISO 9001
  • A fixed price before any work starts
  • Trading since 2009

What affects the quote in Basted

There’s no set price list, because no two systems are the same. The quote depends on:

  • A single visit or a regular plan
  • The size of the system
  • Travel, parking and unloading
  • Site rules, permits and inductions

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. You’ll have a fixed price before any work starts.

Asking for a quote

You don’t need the technical terms. It helps if you can send:

  • The times we could work without disrupting the site
  • The postcode and the type of business
  • The roof, plant room or outside wall the system runs to
  • Photos showing the whole system and its surroundings

To help us quote: the address, the type of site and when it’s open, photos of the system and any previous report or certificate. Then give us a ring on 0345 646 2711, or email photos.

What extract fan cleaning looks like in Basted

Food Standards Agency records include about 7 pubs, bars and clubs across Basted and its immediate surroundings (about a mile and a half). Any of them serving cooked food has an extract to keep clean, from canopy to discharge. Environmental health officers from Tonbridge and Malling council inspect food businesses in Basted. They look at how clean the premises and equipment are, and the kitchen extract is part of that. Before-and-after pictures from each clean are a simple way to show the extract is in hand. The fire and rescue service for Basted is Kent Fire and Rescue Service. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises.

Commuter trade near Borough Green & Wrotham station can mean long cooking hours, and long hours put a kitchen into BESA’s more frequent cleaning bands. If you look after a school kitchen, at a school such as Borough Green Primary School or anywhere near Basted, the holidays are the usual time for a TR19® clean. Church and community hall kitchens, near The Church of the Good Shepherd or anywhere around Basted, are easy to forget, but their extracts collect grease like any other.

Basted: your questions answered

Who is the fire and rescue service for Basted?

That is Kent Fire and Rescue Service. TR19® isn’t law, but it’s the benchmark many fire officers and insurers look to when they ask how often the extract is cleaned.

Which environmental health team covers Basted?

The local authority for Basted is Tonbridge and Malling council, and its environmental health team does the inspecting. How often a business is inspected depends on the risk rating the council gives it, so it’s worth staying ready all year.

Which sectors do you work in?

Any commercial site with kitchens or ventilation, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.

Is there a survey before the work?

Yes. Every job is surveyed first, from your pictures and details, or with a visit where needed. A fixed quote follows.

What’s TR19?

TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

What if the fan needs more than a clean?

Cleaning removes grease, but it cannot fix worn parts. We repair and replace extract fans as well, with a fixed quote first.

How often does the fan need cleaning?

The fan follows the full system’s interval, from every 3 months for 12 to 16 hours of cooking a day to every 12 months for 2 to 6 hours. Readings may show it needs cleaning more often.

How much notice should we give?

Book as early as you can for planned work, especially if the next clean or test is due soon. For emergencies, we take calls 24/7.

Managing agents and facilities teams in Basted

Managing agents often deal with us directly. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.

Whether it’s one building or many, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with photos.

Different parts, different methods

Kitchens with long cooking hours

Long cooking hours mean more grease reaches the fan. BESA guidance sets at least 3-monthly cleaning for that level of use, fan included.

Impellers and blades

While the impeller is clean, we can see its condition: chips, distortion or wear. We note any concerns.

Aftercare tips

Once we have finished, these simple steps help:

  • Watch for grease marks around the outlet
  • Report rattles or humming early
  • Do not turn the fan off mid-service
  • Leave a clear route to the fan

The photo report shows the fan before and after cleaning. It lists what was cleaned and anything we couldn’t reach, along with the recommended next clean date.

Make sure the fan is reachable. Clear access means it’s never left out of a clean, whether it’s on a roof, in a ceiling or on a wall.
