How we price ductwork cleaning

You will get a fixed price before work begins. It takes into account:

  • The scale of the work
  • A single visit or a regular plan
  • Access, including roofs, risers and ceiling voids
  • How many systems or sites are involved

What you pay depends on the size of the system, what state it’s in and how easy it is to reach. We give you a fixed price before we start, so you know where you stand.

Helping us quote

We can often survey from pictures. Try to include:

  • The roof, plant room or outside wall the system runs to
  • Your opening hours and when the area is out of use
  • Any access panels or hatches you can see
  • The paperwork from the last visit, if you have it

Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before work begins.

Ductwork cleaning in Woodcote, done properly

Ductwork in Woodcote is cleaned the same thorough way as everywhere else we work: we test the grease first, remove thick deposits by hand and degrease what’s left. Readings are taken again afterwards and photos go into your report. The work covers attenuators, bends and junctions and access panels, and common reasons people get in touch are heavy grease at the base of a riser and an insurer asking for TR19 evidence.

Across London, many commercial kitchens are squeezed into basements and narrow back-of-house spaces, with extract ducts that can climb several floors to discharge at roof level. In Woodcote, as elsewhere in the capital, a long duct run means more access points to open and more grease to remove.

Each visit ends with a written report and pictures, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

Why act early in Woodcote

A fire in a greasy duct is hard to reach and hard to stop. The duct can carry it to rooms, floors or roof spaces well away from the kitchen, so cleaning the duct is as important as cleaning the hood. Every month a London system goes without attention adds to what has to be done later.

Several systems or sites on one quote can make for a more efficient booking. Mention every system or site you need covered and we will price it together.

What happens on the day

The visit has three parts: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. The middle part takes longest, and that takes a shift or more, depending on the length of the runs and the number of access points. Night and weekend working is normal for us in London, and a site in Woodcote is no exception.

  1. First we diagnose: the route, the access and the grease levels.
  2. You get a fixed price before work starts.
  3. Each section is cleaned in turn through its access panel.
  4. Bends, risers and the base of each riser get extra attention.
  5. The duct is signed off with readings, pictures and a next clean date.

Preparing for the visit

  • Clear the space around the work
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Have your last certificate or report to hand

Getting a quote

Quoting starts with a diagnosis, from your photos and details or, where that isn’t enough, a survey on site. After that, you get a fixed price for the work so you know the cost before we start.

Advice

Questions from Woodcote

Does London parking affect a job in Woodcote?

London parking can be tight, so details of loading bays and permits help. Much of our London work is done overnight, which helps.

Which council inspects kitchens in Woodcote?

The local authority for Woodcote is Croydon council, and its environmental health team does the inspecting. Have your latest TR19® certificate and photo report to hand, as an officer may ask how the extract is maintained.

When is the ductwork cleaned?

When the kitchen is closed. Long ducts can be split across visits, with the kitchen ready to cook each morning.

Do you have a 24/7 line?

Yes, 24/7. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.

What is TR19?

BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It is not law, but it’s the benchmark.

What happens to the waste?

Anything we remove is contained as we work and taken away with us, including grease, debris and dirty water. We don’t leave it behind.

Do you survey before quoting?

Yes, every time. We diagnose before we treat: the survey tells us what the system needs and how to reach it, and the quote is based on that.

Do you cover Woodcote?

Yes. Woodcote is part of the area we cover, as part of our area across London and the South East.

What the work involves, part by part

Attenuators and discharge

At the end of the duct is the discharge. Grease can collect there and stain the area around it, so it’s cleaned as far as safe access allows.

Access panels

Every section of duct is cleaned through an access panel. Without them, parts of the duct can’t be reached, and TR19 expects them to be recorded.

What ductwork cleaning looks like in Woodcote

According to Food Standards Agency records, there are about 9 pubs and bars in Woodcote and the streets around it, up to about 1.5 miles out. Wherever they cook, the canopy, duct and fan collect grease just as a restaurant’s do. The fire and rescue service for Woodcote is London Fire Brigade. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk. Night work suits London kitchens, and roads and loading bays tend to be quieter too.

Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Woodcote is Purley War Memorial Hospital, about 1.1 miles east. If you run a café or takeaway near Reedham (London) station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits.

Signs you need ductwork cleaning in Woodcote

Grease in a duct running from a kitchen in Woodcote is as much a fire risk as in any building. Once it lights, fire can spread along the duct and into other areas, which is why the responsible person needs it under control.

Most sites get in touch after spotting one of these:

  • Stale grease odours from the duct
  • Thick crusts of old grease along the duct
  • Duct runs with no cleaning record
  • An insurer asking for TR19 evidence

School kitchens, at schools like Woodcote High School for example, are normally cleaned in the holidays so no lunches are lost.

Questions to ask before you book

  • What paperwork you get at the end
  • Whether they recommend a next date
  • Whether the work can be done while the site is closed
  • Whether inaccessible sections are listed on the report

Questions to ask before you book

What ductwork cleaning cannot fix

An honest diagnosis matters more to us than a booking, so here’s what ductwork cleaning won’t do:

  • Ductwork that was poorly designed
  • Leaking duct joints that need repair
  • Parts of the duct with no way in

If in doubt, ring 0345 646 2711, or send details by email and we’ll say what we think.

What the work covers

  • Bends and junctions
  • Vertical risers
  • Access panels
  • Horizontal duct runs
  • Attenuators
  • Multi-storey ducts

For landlords and multi-site operators

When the building owner and the occupier are different, the lease normally sets out who maintains what. We can quote either party and send the paperwork to whoever needs it.

We also work for facilities teams across offices, schools and healthcare across Greater London. Larger estates can be phased building by building to keep disruption down.
