Ductwork cleaning for sites in The Stocks

About our ductwork cleaning in The Stocks

We have been trading since 2009, working across London and the South East. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and our certificates are issued through the BESCA Vent Hygiene Elite portal. The work covers bends and junctions, multi-storey ducts and horizontal duct runs, and the jobs we see most are readings above 200 microns from a grease thickness test and duct runs that can’t be reached.

In a village or hamlet like The Stocks, the kitchens that need extract cleaning are usually a pub, a school, a care home or a hall kitchen, wherever there is one. Every one of them still needs its extract kept clear of grease, whatever the size of the place.

Think of the report as the system’s health record: a dated account with photos of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

Ductwork cleaning around The Stocks

The Stocks sits within the area of Kent Fire and Rescue Service. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises. Food hygiene inspections in The Stocks are the job of Ashford council’s environmental health team. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. A TR19® certificate and photo report after each clean gives you a record to show an inspector.

Bursars and site managers at schools such as Wittersham Church of England Primary School tend to book extract cleaning for when the kitchen is empty. If you run catering at a historic house or estate in the area (Smallhythe Place is about 2 miles north-west), event kitchens in older buildings often have awkward duct runs that need planning. Volunteers running a hall kitchen near Parish Church of St John the Baptist, or anywhere in The Stocks, may not know when the extract was last cleaned, and a grease test settles it.

The Stocks is about 11 miles south-west of Ashford, in Kent. Every kind of commercial site in The Stocks, ductwork cleaning is something we can help with. We can work out of hours so trading is not interrupted. The Stocks is one of 922 towns, villages and districts in Kent where we work for commercial clients. For sites nearby, see our Maidstone page, about 19 miles away.

All of TN30 is covered for ductwork cleaning, from busy streets to back roads. Streets in the area include Stocks Road, Budd's Lane and Wittersham Road, all of which we cover for ductwork cleaning. If your site is just outside The Stocks, we cover Acton (1 mile north), Wittersham (1 mile west), Stone Corner (1 mile north), Stone in Oxney (2 miles east) and Reading Street (2 miles north-east). Within a short drive, we also cover Ashford (11 miles north-east), Tenterden (4 miles north), Kennington (13 miles north-east), New Romney (10 miles east), Staplehurst (13 miles north-west) and Stanhope (10 miles north-east).

What your team can do, and what needs us

If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, it’s best reported rather than tackled in-house. We’ll take a look and send you a fixed quote.

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

What happens on the day

There’s very little for your team to do on the day. A contact on site lets us in at the agreed time and points us to the system, and we take it from there. Afterwards, the area is left tidy and the written report follows. Pictures of the system and its access let us plan the work in The Stocks before we set off.

  1. The duct route is surveyed and every access point found.
  2. We take grease readings along the route.
  3. Out of hours, the area is protected and the access panels opened.
  4. Thick grease is scraped out, then the runs and risers are degreased.
  5. We close up, re-test, photograph and record anything out of reach.

Preparing for the visit

  • Arrange a key holder or contact on site
  • Allow time for equipment near the work to be turned off and cool down
  • Have your last certificate or report to hand

Getting a quote

Every quote begins with a look at the system, from your photos and details or, where that isn’t enough, a survey on site. Then we send a fixed price so you know the cost before work begins.

What a clean will not put right

In fairness, some problems need a different fix:

  • Ductwork that was poorly designed
  • A failed fan motor at the end of the duct (a fan repair job)
  • Duct sections that need replacing

Not sure which it is? You can call 0345 646 2711 or send us an email and we will tell you honestly before booking.

Questions from The Stocks

Who would carry out a food hygiene inspection at a kitchen in The Stocks?

Kitchens in The Stocks are inspected by Ashford council’s environmental health officers. An officer may look up into the canopy, so clean filters on the day and a recent certificate on file both help.

Can you come to The Stocks after we close?

Yes, out-of-hours work is a big part of what we do. That way a site in The Stocks doesn’t have to lose a day’s trading. Tell us your opening hours when you ask for a quote.

What do you do to protect the area?

Protection goes down first: sheeting over floors, worktops and anything close to the work. We tidy up and take our waste away before we leave.

Who is responsible for fire safety on the premises?

It depends on the building. The Fire Safety Order 2005 puts the duty on the responsible person, which can be the employer, the owner, a landlord, an FM or a managing agent.

Do we need to close while you work?

Typically not. Booking the work out of hours means the site can carry on as normal. Larger jobs can be phased over several visits so parts stay in use.

Can you quote from photos?

Yes, for many jobs. Send a few wide pictures plus close-ups of panels, filters or grilles, and we normally come back within one working day. If pictures aren’t enough, we’ll survey first.

Can you fit access panels in our ductwork?

Yes, extra panels can be fitted. It means more of the duct can be cleaned next time, and the report will show where they’re needed.

Is TR19 cleaning required by law?

No. The law sets the duty; TR19® is the benchmark used to show it’s met. Under the Fire Safety Order 2005, the responsible person must reduce fire risk, and without records, many insurers may refuse or reduce a claim.

What affects the cost of ductwork cleaning

There’s no set price list, because sites vary so much. The quote depends on:

  • Where the site is and how we reach it
  • One-off work versus a regular cycle
  • The condition of the system
  • Access, including roofs, risers and ceiling voids

A single site or a whole portfolio, the quote is built the same way: what needs doing, how we get to it and when. You will have a fixed price before any work starts.

Helping us quote

Many jobs can be priced from photos and some basics. Send what you can of the following:

  • Photos showing the whole system and its surroundings
  • When the site is open and when it’s quiet
  • Close-ups of filters, grilles, hatches or access panels
  • Your last certificate, test record or report

We do not publish a price list, because every site is different. We look at your system first, from photos or on a visit, then send a fixed quote. To get going, call 0345 646 2711, or email photos.

How the job changes from site to site

Access panels

Extra panels can be installed where there are gaps, so the next clean reaches more of the system. We will recommend where they should go.

Attenuators and discharge

At the end of the duct is the discharge. It can gather grease and mark the wall or roof around it, so it’s cleaned as far as safe access allows.

Leave it or put it right?

Insurers know the risk of a greasy duct. Many require cleaning to TR19, and they can refuse or reduce a claim without proof. A certificate that covers the ductwork is what they want to see. Out of sight is the usual reason a rural system goes too long without attention.

Working hours, access and the scale of the site can all change the price. Each of those is built into the quote, and the price is fixed before any work starts.

Aftercare tips

Think of this as the after-treatment advice, short and simple:

  • Do not switch the extract off early
  • Keep to the interval on the report
  • Check readings when the menu changes
  • Report any grease dripping from duct joints

Every panel we open is refitted when we finish, and the surrounding area is left clean. Waste grease and water are taken away.

Run the extract the whole time the kitchen is cooking. When the air stops, grease settles in the duct, so switching off early adds to the build-up.
