Ductwork cleaning for sites in The Hale

What affects the cost of ductwork cleaning

Every site gets its own quote. This is what makes a difference:

  • Parking and loading at the site
  • What state the system is in
  • The number of sites or systems
  • Site rules, permits and inductions

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll explain each part.

Asking for a quote

Photos and a few facts are often enough to price the work. Useful things to send:

  • When the site is open and when it’s quiet
  • Problems your staff have spotted
  • The paperwork from the last visit, if you have it
  • Close-ups of filters, grilles, hatches or access panels

Need a price for ductwork cleaning? Please call us on 0345 646 2711 or email us and tell us about the site. We will explain what we’d do and send a fixed quote before you commit to anything.

About our ductwork cleaning in The Hale

Nobody sees duct grease building, so nobody notices it until something goes wrong. Flames pulled in from the cooking line can ignite it, carrying a fire along the duct and into rooms far from the kitchen. Removing it is the whole point. If you have duct runs with no cleaning record and grease leaking from duct joints, we can help.

London kitchens are often tucked into basements or the back of a building, with extract ducts that can climb several floors to discharge at roof level. For a kitchen in The Hale, that usually means a longer system to clean and more access panels to plan around.

Each visit ends with a written report and pictures, so you have a record of what was done and when. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

The Hale: your questions answered

Do you work at weekends in The Hale?

Yes, evening, overnight and weekend work is normal for us. Your customers, staff or residents in The Hale needn’t be disturbed. Just ring 0345 646 2711 or use the quote form with your opening times and we’ll plan around them.

Do you do school kitchen extract cleaning in The Hale in the summer holidays?

Yes, out-of-term visits are normal for schools. Around The Hale, the Food Standards Agency lists about 29 schools and colleges with registered kitchens within a mile and a half or so. Just give us a ring on 0345 646 2711, or email photos with your term dates and we will plan around them.

How do you know if the ductwork needs cleaning?

We measure it. Using a Wet Film Thickness Test or Deposit Thickness Test, we check the grease at set points. BESA guidance says the mean shouldn’t exceed 200 microns, and 500 or more anywhere needs immediate spot cleaning.

What if part of the duct cannot be reached?

Without a way in, a section cannot be cleaned properly. Those parts are listed, and we can install panels so they’re reached next time.

Is TR19 a legal requirement?

No, not in itself. Insurers, fire officers and EHOs look to TR19® as the benchmark, and many insurance policies ask for proof of TR19® cleaning. The legal duty sits in the Regulatory Reform (Fire Safety) Order 2005 in England and Wales.

What should I send you?

A short description and a few photos plus the address and your hours. We will ask for anything else we need.

What about areas you cannot get to?

We record them on the report, with photos where possible, and we explain what access is needed, such as extra access panels in ductwork.

What’s the cleaning interval for extract ductwork?

The duct is cleaned as part of the whole system, at intervals set by BESA guidance, from every 3 months for heavy use to every 12 months for light use. Grease thickness testing shows whether that’s often enough.

Different parts, different methods

Attenuators and discharge

Attenuators, where fitted, quieten the extract, and their linings can soak up grease. We clean what can be reached and note anything that cannot.

Bends and transitions

Bends, elbows and changes of size are where grease collects most. The air slows and drops its load, so we clean these points carefully.

What happens if it’s left?

BESA guidance says grease shouldn’t exceed a mean of 200 microns between cleans. A reading of 500 microns or more at any point means a spot clean straight away. Putting off the clean only pushes readings higher. Every month a London system goes without attention adds to what has to be done later.

Working hours, access and the scale of the site all affect the cost. Each of those is built into the quote and give you a fixed price before any work starts.

Grease, kitchens and The Hale

The FSA’s food hygiene register shows about 119 restaurants, cafés and canteens and about 52 takeaways and sandwich shops within 1.5 miles or so of the middle of The Hale. Where they cook under a canopy, grease doesn’t stop at the filters: it settles along the duct and up the riser. Most London extract cleaning happens at night, after the last service. The Hale is covered by London Fire Brigade. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel.

A hospital like Edgware Community Hospital, about 1 mile south-west, is the kind of site where a kitchen may cook for patients, staff and visitors all day. Where a hall near John Keble Church, or anywhere in The Hale, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

The Hale is about 1 mile north of Burnt Oak, in Greater London. Sites in The Hale get the same service as everywhere we cover: diagnosis first, a fixed price, out-of-hours working where necessary and a written report with pictures. The Hale is one of 764 towns, villages and districts in Greater London where we work for ductwork cleaning. There’s also a page for London, roughly 11 miles from The Hale.

Ductwork cleaning in HA8 and NW7 follows the same survey, fixed quote and written report as everywhere else we cover. Ductwork cleaning is available to premises on Hale Lane, Farm Road and Dean's Lane and the roads around them. If your site is just outside The Hale, we cover Edgware (1 mile west), Broadfields Estate (1 mile north-west), Burnt Oak (1 mile south), Mill Hill (1 mile east) and Edgware Bury (1 mile north-west). We also work in nearby towns such as London (11 miles south-east), City of Westminster (9 miles south-east), Marylebone (9 miles south-east), Kensington (9 miles south), St Pancras (9 miles south-east) and Shoreditch (10 miles south-east).

Common problems we fix in The Hale

A greasy duct is a fire path, in The Hale as anywhere. Once it lights, fire can spread along the duct and into other areas, which is why the responsible person needs it under control.

Most sites get in touch after spotting something like this:

  • Thick deposits at the bottom of a vertical duct
  • Fat dripping from the ductwork
  • High readings at a recent grease test
  • Sections of duct with no access panels

If you run a café or takeaway near Mill Hill Broadway station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits.

Choosing a duct cleaning contractor

When it’s something else

We’d rather tell you now than book work that will not help, so here are the limits:

  • Undersized or badly laid-out ducts
  • Fire dampers that don’t close (they need testing and remedials)
  • A worn-out fan that needs replacing

If you’re not sure, just give us a ring on 0345 646 2711, or email photos and we will give you a straight answer before you book.

What we work on in The Hale

  • Bends and junctions
  • Access panels

  • Vertical risers
  • Multi-storey ducts

For landlords and multi-site operators

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We can quote either party and send the paperwork to whoever needs it.

Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.

What happens on the day

Your trading hours come first. We book the visit for a time the area is closed, whether that’s an evening, overnight or a weekend. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes anything from a few hours to several visits, depending on the length of duct. Expect the work in The Hale to happen after your last customer leaves, not during trading.

  1. Diagnosis: a survey of the duct’s route, size and access.
  2. You get a fixed price before work starts.
  3. Each section is cleaned in turn through its access panel.
  4. We take extra care at bends and at the foot of risers.
  5. The duct is signed off with readings, pictures and a next clean date.

Before we arrive

  • Clear loose items from the work area
  • Dig out any earlier paperwork for the system
  • Tell us about site rules, permits or sign-in

Ask for a quote

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.
