Ductwork cleaning in New Cross

Duct cleaning is the hardest part of an extract clean, and the part most often skipped. Sections with no way in can go uncleaned for years. We open up every reachable section and record any we can’t reach, so you know exactly where you stand. If you’re dealing with grease seeping out of the duct seams and readings above 200 microns from a grease thickness test, we can put it right, from bends and junctions, access panels and multi-storey ducts onwards.

London kitchens tend to trade late and open early, so work in New Cross is normally booked for the night or the early hours. Parking, loading and access to the roof are agreed with the building before the night of the clean.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Staff cleaning versus specialist work

Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that is where we come in.

For landlords and multi-site operators

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We can quote either party and send the paperwork to whoever needs it.

Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, ready to show insurers, fire officers or EHOs.

When it’s something else

Not every problem is solved by ductwork cleaning, and we’ll tell you before we start. It doesn’t solve:

  • Leaking duct joints that need repair
  • Faulty fire dampers
  • A duct that’s too small or badly routed for the kitchen (a design issue)

If you are not sure, just give us a ring on 0345 646 2711, or send details by email and we’ll give you a straight answer before booking.

Parts of the system we cover

  • Attenuators
  • Access panels
  • Horizontal duct runs
  • Multi-storey ducts
  • Vertical risers
  • Bends and junctions

What affects the cost of ductwork cleaning

There’s no set price list, because no two systems are the same. The quote depends on:

  • Access, including roofs, risers and ceiling voids
  • Parking and loading at the site
  • Site requirements such as sign-in and permits
  • One-off work versus a regular cycle

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, and a neglected system can mean more work. If you are unsure, give us a ring on 0345 646 2711, or email photos and we’ll give you an honest view and a fixed quote.

Asking for a quote

You do not need the technical terms. It helps if you can send:

  • How we’d reach plant on a roof or in a plant room
  • The site address and the type of premises
  • Detail shots of panels, filters and grilles
  • The times we could work without disrupting the site

There’s no standard price list, because no two systems are the same. We look at your system first, from pictures or on a visit, then send a fixed quote. To get going, call us on 0345 646 2711, or send details by email.

What the work involves, part by part

Bends and transitions

Transitions from the canopy spigot into the duct catch a lot of grease. We reach it from the plenum side where possible.

Access panels

Every section of duct is cleaned through an access panel. Where there are none, those sections can’t be cleaned and the report has to say so.

The process

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes a few hours for a short run, longer for long runs and tall risers. If your building in New Cross has sign-in rules, permits or key holders, mention them when you book.

  1. The duct route is surveyed and every access point found.
  2. Grease thickness is measured at set points.
  3. Out of hours, the area is protected and the access panels opened.
  4. Heavy deposits come out by hand, then each section is degreased.
  5. Panels are closed, readings and photos repeated, and unreachable sections recorded.

Preparing for the visit

  • Mention any locked doors, roof access or ceiling voids
  • Let us know about permits to work or site inductions
  • Make sure equipment near the work can be switched off and left to cool

Advice

Kitchen extracts in New Cross

The FSA’s data shows about 90 pubs, bars and clubs and about 10 hotels and guest houses registered within roughly a mile and a half of the centre of New Cross. Wherever they cook, the canopy, duct and fan collect grease just as a restaurant’s do. In London, kitchens are typically cleaned overnight, when the kitchen is closed and loading is easier. The fire and rescue service for New Cross is London Fire Brigade. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.

Healthcare kitchens, like those at hospitals such as Miller General Hospital (about 0.6 miles north-east), often cook for long hours, which puts them in BESA’s heavier-use bands. Volunteers running a hall kitchen near St James's Church, or anywhere in New Cross, may not know when the extract was last cleaned, and a grease test settles it.

New Cross: your questions answered

Which environmental health team covers New Cross?

Kitchens in New Cross are inspected by Lewisham council’s environmental health officers. Ratings are published by the Food Standards Agency, so a clean extract and good records are worth keeping up.

Can you clean school kitchen extracts in New Cross during the holidays?

Yes, out-of-term visits are normal for schools. With about 68 schools and colleges on the FSA’s register within roughly a mile and a half of New Cross, it pays to plan holiday dates ahead. Just phone us on 0345 646 2711, or email photos with your term dates and we will plan around them.

Which accreditations do you hold?

Our accreditations are CHAS, SafeContractor and ISO 9001, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

Do you offer emergency callouts?

Yes, 24/7. Office hours are Monday to Friday, 8am to 6pm, and the emergency line covers the rest.

How long will the duct clean take?

Short runs are quick, while long ducts and tall risers can need more than one visit. Visits are planned out of hours.

Are you insured?

Yes. Duct Doctor is fully insured, and the details are available on request.

What information do you need?

Some photos and a quick description of the system, with the address and opening hours. We will ask for anything else we need.

How often should kitchen ducts be cleaned?

The duct is cleaned as part of the whole system, at intervals set by BESA guidance, ranging from 3-monthly to 12-monthly. Readings tell you if it needs to be more often.

Do you need ductwork cleaning in New Cross?

Risers carry the extract up through the building. Grease collects on the riser walls and gathers at the bottom as liquid grease runs down. Access along its height is needed to clean it properly.

It’s time to book a visit if you see:

  • Proof of duct cleaning for the insurer
  • Years of grease along the duct floor
  • Duct runs with no cleaning record
  • Thick deposits at the bottom of a vertical duct

Bursars and site managers at schools such as Myatt Garden Primary School tend to book extract cleaning for when the kitchen is empty.

Before booking anyone

  • When they can work, and whether that’s outside your opening hours
  • Which accreditations they hold, and whether you can check them
