Ductwork cleaning in Little Ann

How we handle ductwork cleaning in Little Ann

Duct Doctor has cleaned kitchen extract ductwork since 2009, working across London and the South East. As a BESCA Vent Hygiene Elite member, our duct cleaning is done to BESA TR19® Grease, with each certificate issued through the BESCA portal. The work covers attenuators, horizontal duct runs and bends and junctions, and the jobs we see most are grease pooling at the foot of the riser and years of grease along the duct floor.

In a village or hamlet like Little Ann, the kitchens that need extract cleaning are typically a pub, a school, a care home or a hall kitchen, wherever there is one. Every one of them still needs its extract kept clear of grease, whatever the size of the place.

The sign-off is always in writing: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

What happens on the day

A visit follows the same order every time: sheeting and protection first, isolate whatever needs isolating, do the work, tidy up and hand over the paperwork. On site, the work takes a shift or more, depending on the length of the runs and the number of access points. Somewhere as small as Little Ann, the date and timings are agreed with you well before the day.

  1. Diagnosis: a survey of the duct’s route, size and access.
  2. You get a fixed price before work starts.
  3. Each section is cleaned in turn through its access panel.
  4. We take extra care at bends and at the foot of risers.
  5. Readings, photos and a recommended next clean date complete the job.

Advice

Between visits

So the system stays in good health:

  • Consider fitting panels where the report shows gaps
  • Do not block access panels with shelving or stock
  • Keep your cleaning records together
  • Check readings when the menu changes

File the paperwork in the maintenance log. It’s the evidence an insurer or inspector may ask for, and the pictures make the duct’s condition easy to see.

Watch for warning signs between cleans: drips from the ductwork, stale smells or a noisy fan. Testing will show whether any section has reached 500 microns.

Landlords, agents and facilities managers

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

When the building owner and the occupier are different, the lease normally sets out who maintains what. We are happy to deal with either side, and the report can go to both.

What affects the quote in Little Ann

Sites vary more than people expect. The main factors:

  • The condition we find in the survey
  • Whether we need access equipment or extra panels
  • Travel, parking and unloading
  • The scale of the work

Several systems or sites on one quote can make for a more efficient booking. Mention every system or site you need covered and we will price it together.

What we need to know

Before you ask for a quote, gather:

  • Any previous report or certificate
  • The roof, plant room or outside wall the system runs to
  • Your opening hours and when the area is out of use
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow

Here’s what helps us quote: where the site is, what it is and its opening hours, a few photos and the last certificate or report, if there is one. Once you have those, give us a ring on 0345 646 2711 or drop us a line.

Questions from Little Ann

Can you work in Little Ann outside opening hours?

Yes, nights and weekends are routine for us. The site is handed back ready to open. Tell us your opening hours when you ask for a quote.

Which council inspects kitchens in Little Ann?

Kitchens in Little Ann are inspected by Test Valley council’s environmental health officers. It helps to keep the extract cleaning records with your food safety paperwork, so they’re ready if asked for.

Does the law say we must follow TR19?

Not in itself. Insurers, fire officers and EHOs look to TR19® as the benchmark, and many insurance policies ask for proof of TR19® cleaning. The legal duty sits in the Regulatory Reform (Fire Safety) Order 2005, which applies in England and Wales.

Do you have a 24/7 line?

Yes, 24/7. Office hours are Monday to Friday, 8am to 6pm, with the emergency line covering every other hour.

What happens if you can’t reach some of it?

We record them on the report, with pictures where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.

How much notice should we give?

That depends on the slot you want and the size of the job. Tell us your preferred dates when you ask for a quote, and for anything urgent, ring our 24/7 emergency line.

What happens if there are not enough access panels?

Every reachable section is cleaned and the rest recorded. Fitting extra access panels is the usual answer, and we can do that for you.

Which sectors do you work in?

Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. We fit the work around how the site operates.

Breakfasts, bar meals and functions all put grease into the extract wherever they’re cooked. Little Ann sits within the area of Hampshire and Isle of Wight Fire and Rescue Service. Honest limits

Not every problem is solved by ductwork cleaning, and we’d rather say so up front. It does not solve:

  • Ductwork that was poorly designed
  • A worn-out fan that needs replacing
  • Parts of the duct with no way in

If in doubt, ring 0345 646 2711 or use the quote form and we will say what we think.

What we work on in Little Ann

  • Bends and junctions
  • Attenuators
  • Access panels
  • Horizontal duct runs
  • Vertical risers
  • Multi-storey ducts

Leave it or put it right?

BESA guidance says grease shouldn’t exceed a mean of 200 microns between cleans. Anywhere that reaches 500 microns or more needs immediate spot cleaning. Leaving the duct makes those limits harder to keep to. In a small place like Little Ann, a system that fails can take a site out of use.

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we will go through it with you.

Part by part

Horizontal duct runs

Horizontal runs carry the extract along ceilings and through voids. Grease drops out of the slowing air along them, so each section is cleaned through its access panels.

Multi-storey and shared buildings

Long ducts in larger buildings can mean several visits. We agree a sequence that suits the building, out of hours where possible.
