Ductwork cleaning in Holborn, done properly

If the ducts in Holborn haven’t been cleaned for a while, or nobody is sure when they were? Tell us about the system when you give us a ring on 0345 646 2711 or email us, and a fixed price will follow, typically within one working day. The work covers multi-storey ducts, attenuators and vertical risers, and the jobs we see most are grease leaking from duct joints and thick crusts of old grease along the duct.

Kitchens in Holborn, like many across London, can share a building with flats or offices, with the duct running up through shared risers. Grease in a duct like that is a fire risk to the whole building, not just the kitchen, which is why keeping it clean to TR19® matters.

Accreditations are easy to claim and worth checking. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, with full insurance on top.

Ductwork cleaning in Holborn: the local picture

The Food Standards Agency lists about 515 pubs and bars and about 197 hotels, B&Bs and guest houses as registered food businesses across Holborn and its immediate surroundings (about a mile and a half). Any of them serving cooked food has an extract to keep clean, from canopy to discharge. Kitchens in Holborn get their food hygiene inspections from Camden council. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Keeping each certificate and photo report on file helps show the extract is looked after. The fire and rescue service for Holborn is London Fire Brigade. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.

Where a hall near St Alban's Church, or anywhere in Holborn, hosts lunch clubs or events, its extract gathers grease just as a café’s does. If you run catering at a healthcare site, such as a hospital like Royal London Hospital for Integrated Medicine about within half a mile west, the extract may need cleaning more often than a part-time kitchen.

Aftercare tips

Good habits slow the build-up between visits. A few tips:

  • Keep to the interval on the report
  • Consider fitting panels where the report shows gaps
  • Make sure filters are seated properly
  • Leave a way through to the access panels

The report names every part of the duct that couldn’t be reached and why. You can then decide whether to have access panels fitted.

Some signs mean the duct needs attention sooner: grease leaking from duct joints, smells, or a fan that sounds rough. Testing will show whether any section has reached 500 microns.

Your questions about ductwork cleaning in Holborn

Do you work overnight in Holborn?

Yes. We work evenings, overnight and at weekends. The work in Holborn can fit around your hours. Tell us your opening hours when you ask for a quote.

Is parking a problem for work in Holborn?

A loading bay, a visitor permit or off-street space near the site in Holborn makes the visit easier to plan. Much of our London work is done overnight, which helps.

How much does ductwork cleaning cost in Holborn?

Every site is different, so each gets its own fixed quote. To get one, call us on 0345 646 2711 or drop us a line and tell us about the site and its opening hours.

Does the law say we must follow TR19?

No, not in itself. TR19® is the benchmark insurers, fire officers and EHOs check against, and many insurers ask for proof of cleaning to it. The legal duty sits in the Regulatory Reform (Fire Safety) Order 2005, which applies in England and Wales.

How often does extract ductwork need cleaning?

The duct is cleaned as part of the whole system, at intervals set by BESA guidance, from every 3 months for heavy use to every 12 months for light use. Grease thickness testing shows whether that’s often enough.

How is kitchen extract ductwork cleaned?

We survey the route, test the grease, then open the access panels. We clean the runs and risers section by section, and test again when we’re done.

Are you fully insured?

Yes. Duct Doctor is fully insured, and the details are available on request.

Which accreditations do you hold?

Our accreditations are CHAS, SafeContractor and ISO 9001, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

The process

The visit has three parts: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with pictures. Most of the time goes on the work itself, and that takes a few hours for a short run, longer for long runs and tall risers. Night and weekend working is normal for us in London, and a site in Holborn is no exception.

  1. We start by working out how the duct runs and where it can be opened.
  2. Grease readings are taken at set points along the duct.
  3. We open the panels and scrape out the heaviest grease.
  4. The duct is degreased with the method that suits the grease, from degreasers to hot water or steam.
  5. Post-clean readings and pictures go into the report, with any unreachable section listed.

Preparing for the visit

  • Let us know about permits to work or site inductions
  • Make sure someone can let us in and lock up afterwards
  • Allow time for equipment near the work to be turned off and cool down

Getting a quote

Every quote begins with a look at the system, either from photos and details you send or from a site visit. After that, you get a fixed price for the work, before we start.

How we price ductwork cleaning

The quote reflects the site in front of us. We consider:

  • Travel, parking and unloading
  • Working hours and out-of-hours timing
  • Whether several sites go on one quote
  • What state the system is in

You will not find a price list here, because the cost depends on the site in front of us. Call for a fixed quote, and we will talk you through it.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • Detail shots of panels, filters and grilles
  • Wide photos of the system and the area around it
  • Where the site is and what kind of site it is
  • When the site is open and when it’s quiet

Need a price for ductwork cleaning? Please give us a ring on 0345 646 2711, or email photos and tell us about the site. We will explain what we’d do and send a fixed quote before anything is booked.

What staff can safely do

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.

Part by part

Attenuators and discharge

Some systems have attenuators to reduce noise, but they can hold grease in their linings. We clean what can be reached and note anything that cannot.

Bends and transitions

Wherever the duct turns or changes size, grease builds up. The air slows and drops its load, so these points get extra attention.

Do you need ductwork cleaning in Holborn?

A duct with too few access doors cannot be fully cleaned. Sections between panels go uncleaned, sometimes since the system was installed, and the grease there keeps building out of sight.

Look out for any of the following:

  • A grease test showing the duct is overdue
  • Fat dripping from the ductwork
  • Heavy grease at the base of a riser
  • Thick crusts of old grease along the duct

School kitchens, at schools like St Alban's Church of England Primary School for example, are usually cleaned in the holidays so no lunches are lost.

Comparing quotes

  • Whether the price is fixed
  • Whether inaccessible sections are listed on the report
  • What insurance they carry
  • What paperwork you get at the end

Our hiring checklist

For landlords and multi-site operators

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we’re happy to quote for all of it.
