About our AHU cleaning in West Marden
An AHU clean is a thorough examination and treatment of the unit. We look inside each section, clean what we find and record it with pictures, so you can see the unit’s condition for yourself. Common call-outs are for stale or musty smells from the ventilation and units needing a clean before a new tenant or handover, across filter sections, heating and cooling coils and drain trays.
In rural areas, ventilation units are often in roof voids or outbuildings, which makes them easy to overlook.
A written report with pictures follows every visit, so you have a record of what was done and when. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

What affects the cost of AHU cleaning
You’ll get a fixed price before any work starts. It takes into account:
- Site rules, permits and inductions
- Parking and loading at the site
- Whether it’s a one-off visit or part of a schedule
- The condition of the system
A single site or a whole portfolio, the quote is built the same way: what needs doing, how we get to it and when. The price is fixed before work begins.
What to send for a quote
The more you tell us, the more accurate the quote. With your enquiry, please include:
- The postcode and the type of business
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- The times we could work without disrupting the site
- Where the plant sits or the system leaves the building, such as a roof or outside wall
Every quote begins with a look at the system, either from photos and details you send or from a site visit. After that, you get a fixed price for the work, before we start.
West Marden: your questions answered
Is West Marden within the area you cover?
Yes, West Marden is part of our area, however small the site. Let us know about access, parking and anything unusual about getting there when you book.
Is AHU cleaning available in West Marden?
Yes. We work across London and the South East, and West Marden is part of that. You can call us on 0345 646 2711 or use the quote form and let us know what needs doing.
How long does an AHU clean take?
It takes a single shift for a typical unit, longer for large or heavily soiled ones. The unit’s size and condition make the biggest difference, and the quote will give you a clear idea.
Do you need to switch the unit off?
Yes. Cleaning needs the unit off and isolated, so we plan it for a time that suits the building.
Can you clean without disrupting the building?
Yes, if daytime working is not practical. Tell us when the unit can go off and we will work to that.
Do you look at the system first?
Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.
Can you fix a faulty AHU?
Motors, belts, controls and coils that need repair are a job for your maintenance contractor. We clean the unit and report anything we see that needs attention.
What’s TR19?
A BESA specification, with two parts that matter most here: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not law, but it’s the benchmark.
The process
We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool before any work starts, and the area around the work is covered and protected. On site, it takes half a day to a full day per unit, with large plant planned over several shifts. Pictures of the system and its access let us plan the work in West Marden before we set off.
- First the unit is surveyed, from photos or a visit, and the scope agreed.
- The unit is shut down with your site team and the area protected.
- Filters, coils, fan section and casing are cleaned in turn.
- Drain trays are cleared and cleaned and the outlet checked.
- We close up the unit and send the certificate and before and after photos.
How to prepare
- Plan for cooking equipment or plant to be off before we arrive
- Make sure someone can let us in and lock up afterwards
- Mention any parking or loading restrictions
Getting a quote
Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

Landlords, agents and facilities managers
Managing agents often deal with us directly. Tell us the site, the work and the access arrangements, and we will send a fixed quote.
When the building owner and the occupier are different, the lease normally sets out who maintains what. We are happy to deal with either side, and the report can go to both.
Keeping the system healthy
Think of this as the after-treatment advice, short and simple:
- Keep filter changes on time and recorded
- Do not ignore odours coming through the grilles
- Store the TR19 paperwork where auditors can find it
- Report stiff or damaged access doors
Once the clean is done, we send a TR19® certificate and a report with before and after photos. Keep both with the building’s maintenance records.
Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.
