How we handle AHU cleaning in Streat

An air handling unit is the heart of a building’s ventilation: it draws air in, filters it, heats or cools it and pushes it round the ductwork. Whatever builds up inside it travels with that air, which is why we clean the unit itself, not just the ducts. The work covers filter sections, drain trays and supply and extract fans, and the jobs we see most are units that have only ever had filter changes and condensate trays that won’t empty.

In a village or hamlet like Streat, few buildings have mechanical ventilation, but where it’s fitted, it needs the same inspection and cleaning as anywhere.

Each visit ends with a written report and photos, so you have a record of what was done and when. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

Honest limits

We will not sell you work that does not address the problem, so here are the limits:

  • A system that is undersized for the building
  • Faulty motors, drives or bearings
  • The supply and extract ducts, quoted separately

If you’re not sure, just phone us on 0345 646 2711, or email photos and we will give you a straight answer before booking.

What the work involves, part by part

Rooftop and plant room units

Many AHUs sit on roofs or in plant rooms with limited access. Access is planned during the survey so the quote reflects it.

Fans and fan sections

The fan section is cleaned with the unit switched off and isolated with your site team.

What affects the cost of AHU cleaning

The quote reflects the site in front of us. We consider:

  • The size of the system
  • Whether it’s a one-off visit or part of a schedule
  • Site rules, permits and inductions
  • The number of sites or systems

Working hours, access and the scale of the site can all change the price. We take each of them into account and give you a fixed price before work begins.

What to send for a quote

There’s no need for technical detail. It helps if you can send:

  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • How we’d reach plant on a roof or in a plant room
  • The site address and the type of premises
  • Photos showing the whole system and its surroundings

Need a price for AHU cleaning? Please give us a ring on 0345 646 2711 or drop us a line with a few details about the site. We will talk you through the work and give you a fixed quote before anything is booked.

FAQs for Streat

Do you work in villages like Streat?

Yes, smaller places are covered as well as towns. The journey is planned ahead, so a few details about the route help.

Do you work overnight in Streat?

Yes, we can come after you close and finish before you open. Your customers, staff or residents in Streat needn’t be disturbed. When you call us on 0345 646 2711 or send us an email, mention when the site is quiet.

Do you do ventilation duct cleaning too?

Yes. Ventilation ductwork cleaning to TR19® Air is part of what we do. It’s often worth doing both at once, and we can quote for both.

Can you look after several sites?

Yes. We work across South East England and London, so sites at different addresses can be planned together on one programme. Each site gets its own report and photos.

What does TR19 mean?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping and expects a risk-based approach.

How much does AHU cleaning cost?

There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before any work starts.

How often should an air handling unit be cleaned?

TR19® Air takes a risk-based approach, so it depends on inspection rather than a fixed interval. Each report suggests when the unit should next be looked at.

Do you repair air handling units?

We clean the unit and flag faults rather than repair them, with the details in the report.

What staff can safely do

Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, next to our reports.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

Leave it or put it right?

Leave an AHU uncleaned and the dirt doesn’t stay put. It moves on into the ductwork and out into the rooms, so cleaning the ducts without the unit only goes so far. A fault that closes a site in a village like Streat affects everyone who depends on it.

Combining work into one visit or one programme can make for a more efficient booking. Mention every system or site you need covered and we will price it together.

Aftercare tips

To keep the system working properly between visits:

  • Make sure the unit’s access doors open easily
  • Diary the inspection date recommended in the report
  • Stick to the filter change plan
  • Note any water around the unit or leaks below it

When we have closed the unit up, it can be restarted with your site team. Keep an eye on the condensate drain over the next few days to confirm water is draining away.

Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.

How the visit works

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and the area around the work is covered and protected. The work itself takes anything from half a day for one small unit to several shifts for a plant room full of them. Pictures of the system and its access let us plan the work in Streat before we set off.

  1. We agree a shutdown window that suits the building.
  2. Before cleaning, each section is photographed.
  3. We work through the unit from the intake to the outlet.
  4. The fan and drain tray are cleaned and the drain checked.
  5. We take after pictures and issue the certificate and report.

Getting ready for the visit

  • Allow time for equipment near the work to be turned off and cool down
  • Tell us where we can park and unload
  • Let us know how we reach the system, including roofs, risers and plant rooms

How to get a quote

Quoting starts with a diagnosis, from your photos and details or, where that isn’t enough, a survey on site. After that, you get a fixed price for the work, before work begins.
