AHU cleaning in Shurlock Row
All the building’s air passes through the fan, so dirt on the impeller and housing gets spread around. We clean the fan section along with the rest of the unit, with the unit switched off and made safe first. We are often asked to deal with stale or musty smells from the ventilation and blocked condensate drains and slimy trays, across drain trays, supply and extract fans and heating and cooling coils.
For a building in or near Shurlock Row, access is agreed in advance and the visit is planned around the journey.
Every visit ends with a written report and pictures, so you have a record of what was done and when. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

What a clean will not put right
To be straight with you, some problems need a different fix:
- Mechanical faults with motors, belts or bearings
- Controls and BMS settings that run the unit
- Ventilation that was badly designed in the first place
If in doubt, give us a ring on 0345 646 2711, or send details by email and we will say what we think.

How it works
Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. The visit itself takes anything from half a day for one small unit to several shifts for a plant room full of them. A quick note on how to find the site and where to park makes a visit to Shurlock Row run smoothly.
- We start with a survey of the unit and a fixed quote for the work.
- We arrange the shutdown with your staff and sheet the area.
- We clean or change the filters as agreed, then clean the coils, fan and internal panels.
- We clean out the drain tray and make sure it drains.
- We close up the unit and send the certificate and before and after pictures.
Preparing for the visit
- Arrange a key holder or contact on site
- Mention any sign-in, permit or induction we need
- Make sure equipment near the work can be switched off and left to cool
Get a fixed quote
Every quote begins with a look at the system, either from pictures and details you send or from a site visit. Then we send a fixed price, before any work starts.
Advice
Why deal with it now?
When the unit is clean, less dirt reaches the ducts, so the whole system stays cleaner for longer. That makes the next inspection of a building in Shurlock Row simpler. Systems in rural buildings are often out of sight and out of mind.
One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. The price is fixed before work begins.

FAQs for Shurlock Row
Can you work in Shurlock Row outside opening hours?
Yes, evening, overnight and weekend work is normal for us. That way a site in Shurlock Row doesn’t have to lose a day’s trading. Let us know the hours you’re closed and we will book within them.
Do you cover smaller places like Shurlock Row?
Yes, we work in villages as well as towns, and Shurlock Row is covered. Just mention lanes, gates or anything else about the site when you book.
What is TR19?
TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Is there a survey before the work?
Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.
Can you come out in an emergency?
Yes. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line and we’ll talk you through the next steps.
What do you need from me for a quote?
Some photos and a quick description of the system plus the address and your hours. If we need more, we will ask.
Can you look after several sites?
Yes. Tell us the addresses and what each needs and we will quote them together.
What happens if you can’t reach some of it?
Anything we can’t reach goes on the report, with pictures where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.
In-house cleaning or a specialist?
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.
Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but the parts you cannot see still need a specialist at the right interval.
How the job changes from site to site
Heating and cooling coils
A dirty coil holds back the air and makes heating and cooling less effective. A clean gets air moving through the coil properly again.
Internal casing and panels
We open each section through its doors and close them securely when we’re done before the unit is handed back.
Multi-site and managed buildings
For anyone managing more than one site, we can schedule visits across all of them on one quote. Each site gets its own report and photos, so each one has its own record.
Managing agents often deal with us directly. Send the address, what’s needed and how access works, and we will send a fixed quote.
What affects the cost of AHU cleaning
You will get a fixed price before any work starts. It’s based on:
- The size of the system
- When the work can happen, such as evenings, overnight or weekends
- How easy every part is to reach
- The condition we find in the survey
Every site is different, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all play a part.
What we need to know
To speed up the quote, send us:
- Close-ups of filters, grilles, hatches or access panels
- How we’d reach plant on a roof or in a plant room
- Your last certificate, test record or report
- Your opening hours and when the area is out of use
Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.
