AHU cleaning in North Chailey, done properly

An air handling unit is the heart of a building’s ventilation: air is pulled in, filtered, conditioned and sent out through the ducts. Anything that collects inside the unit can end up in the rooms it serves, which is why we clean the unit itself, not just the ducts. We are often asked to deal with odours coming through the supply air and dirty coils holding back the airflow, across internal panels, drain trays and heating and cooling coils.

Somewhere as small as North Chailey, ducted ventilation is usually limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

What we do, step by step

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes half a day to a full day per unit, with large plant planned over several shifts. If the van will struggle with a lane or gateway near North Chailey, let us know and we’ll plan around it.

  1. First the unit is surveyed, from pictures or a visit, and the scope agreed.
  2. We arrange the shutdown with your staff and sheet the area.
  3. Filters are dealt with as agreed, and the coils, fan and casing cleaned.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. We close up the unit and send the certificate and before and after pictures.

Before we arrive

  • Make sure equipment near the work can be switched off and left to cool
  • Find the previous report, if there is one
  • Clear loose items from the work area

How to get a quote

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before we start.

Advice

What affects the quote in North Chailey

Every site gets its own quote. This is what makes a difference:

  • The condition we find in the survey
  • Access, including roofs, risers and ceiling voids
  • Any permits to work or inductions
  • The scale of the work

Combining work into one visit or one programme can make for a more efficient booking. Tell us about everything you’d like looked at, and you will get one fixed quote.

What we need to know

We can often survey from pictures. The most useful are:

  • A few general shots of the system
  • Your opening hours and when the area is out of use
  • Problems your staff have spotted
  • Any previous report or certificate

Here’s what helps us quote: the address, the type of site and when it’s open, pictures of the system and the last certificate or report, if there is one. Once you have those, call 0345 646 2711 or email us.

North Chailey: your questions answered

Can a school’s ventilation in North Chailey be done out of term time?

Yes. The holidays are the usual time for school work. There are about 3 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of North Chailey. You can call us on 0345 646 2711 or drop us a line with the dates the site is empty.

Do you work overnight in North Chailey?

Yes, we can come after you close and finish before you open. The work in North Chailey can fit around your hours. Your opening times are the first thing we ask for.

Do you repair air handling units?

Our AHU work is cleaning rather than mechanical repair. If we spot a fault, we note it in the report so your maintenance contractor can deal with it.

How do you protect the area?

Floors and surfaces near the work are sheeted before work begins, and waste is contained as we go. Before we leave, we tidy up and clean down.

Are you fully insured?

Yes. We’re fully insured, and we can share the details when you need them.

What is TR19?

A BESA specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not law, but it’s the benchmark.

What happens if you cannot reach some of it?

Anything we cannot reach goes on the report, with photos where possible, and we tell you what would make it reachable, for example new access panels.

What happens to the waste?

We contain it and take it with us. We collect grease, debris and waste water as we go rather than letting it spread.

Why deal with it now?

Facilities teams are often asked for evidence that the ventilation is looked after. A TR19® certificate and photo report give you that, for audits, tenants or your own peace of mind. Systems in rural buildings are often out of sight and out of mind.

Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you’re not sure what’s needed, phone us on 0345 646 2711, or send details by email and we’ll give you an honest view and a fixed quote.

Common problems we fix in North Chailey

It matters for two reasons: the unit supplies the air people breathe, and a dirty unit has to work harder. For the people using the building every day, that is the air they breathe for hours on end.

These are the problems we see most often:

  • Filters that are clogged or overdue
  • Dirty fans and fan housings
  • Condensate trays that will not empty
  • Rooms that smell stuffy when the system runs

For schools like Chailey Heritage School, the holidays are the usual time to inspect and clean ventilation.

Comparing quotes

  • Whether the whole system is included, or only the parts that are easy to reach
  • Whether they recommend a next date
  • What insurance they carry
  • What paperwork you get at the end

Choosing a duct cleaning contractor

What a clean will not put right

We will not sell you work that does not address the problem, so here are the limits:

  • Damaged coils beyond cleaning
  • Airflow problems caused by the system’s design
  • Dirty ducts beyond the unit itself

Not sure which it is? You can give us a ring on 0345 646 2711 or drop us a line and we’ll tell you honestly.

Where we work

  • Internal panels
  • Filter sections
  • Heating and cooling coils
  • Dampers and louvres
  • Supply and extract fans
  • Drain trays

Aftercare tips

After the visit, a few habits help the work last:

  • Diary the inspection date recommended in the report
  • Look at the condensate drain whenever the unit is serviced
  • Keep the area around the fresh air intake clear
  • Stick to the filter change plan

You receive a TR19® certificate and a photo report after the clean. Keep both with the building’s maintenance records.

Have the unit inspected regularly, in line with the risk-based approach of TR19® Air, rather than waiting for a problem.

Landlords, agents and facilities managers

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so each one has its own record.
