AHU cleaning across Lions Green

AHU cleaning for kitchens and businesses in Lions Green

Drain trays under cooling coils are meant to empty. If the outlet blocks, standing water and slime build up, in the airstream that feeds the building. Clearing and cleaning the tray is central to every AHU clean. Typical jobs include fan sections that haven’t been cleaned in years and condensate trays that won’t empty, across internal panels, dampers and louvres and drain trays.

Work in a small place like Lions Green starts with agreeing access and timings, and the ventilation is inspected, cleaned and recorded the same as anywhere.

The sign-off is always in writing: a dated report with photos of the work, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

What affects the cost of AHU cleaning

There’s no set price list, because no two systems are the same. The quote depends on:

  • The number of sites or systems
  • How easy every part is to reach
  • When the work can happen, such as evenings, overnight or weekends
  • Travel, parking and unloading

No two sites are the same, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all make a difference.

What to send for a quote

What to send for a quote:

  • The roof, plant room or outside wall the system runs to
  • Any symptoms, from odd noises to smells or leaks
  • Any previous report or certificate
  • Your opening hours and when the area is out of use

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and we can price many jobs without a visit.

What we are called out for in Lions Green

It matters for two reasons: the unit supplies the air people breathe, and a dirty unit has to work harder. For anyone working, learning or staying in a building in Lions Green, that is air they breathe for hours at a time.

It’s time to book a visit if you see:

  • Units that have only ever had filter changes
  • Dirty fans and fan housings
  • Units needing a clean before a new tenant or handover
  • Filters that are clogged or overdue

Healthcare buildings such as Hellingly Hospital Railway, about 4.1 miles south-east, depend on their ventilation; if you manage a surgery, clinic or care home near Lions Green, yours matters too.

Before you book anyone

  • What happens if part of the system can’t be accessed
  • If the quote is a fixed price or an estimate
  • When they can work, and whether that is outside your opening hours
  • Whether VAT is included

Our hiring checklist

For landlords and multi-site operators

We regularly work with managing agents. Send the address, what’s needed and how access works, and we’ll send a fixed quote.

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.

Different parts, different methods

Fans and fan sections

Build-up on fan blades can upset the balance and add wear. A clean fan runs more smoothly.

Drain trays

A tray that does not drain becomes a pool of stagnant water in the airstream. We clean it and note if the slope or the drain needs attention.

What staff can safely do

Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.

Why deal with it now?

Tenants, auditors and owners may want proof that the air handling plant is kept clean. A TR19® certificate and photo report give you that, ready to show anyone who asks. Equipment tucked in a roof space or outbuilding near Lions Green rarely gets looked at unless someone books it.

Several systems or sites on one quote often makes better use of the time. Mention every system or site you need covered and we’ll price it together.

Your questions about AHU cleaning in Lions Green

Do you work at weekends in Lions Green?

Yes, out-of-hours work is a big part of what we do. The work in Lions Green can fit around your hours. Let us know the hours you are closed and we will book within them.

Do you cover Lions Green for AHU cleaning?

Yes, we work in Lions Green and the places around it. Just phone us on 0345 646 2711 or email us with a few details of the site.

Can one contract cover all our sites?

Yes. You deal with one contact for every site in our area, and visits can be set on a regular cycle.

What about areas you cannot get to?

The report shows them clearly. In ductwork, new access panels are often the answer, and we can fit those.

What types of premises do you cover?

Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, plus food production and leisure sites.

Can you price the work without visiting?

In many cases, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Where we can’t see enough, we arrange a survey.

Do you do ventilation duct cleaning too?

Yes, the ductwork, grilles and diffusers the unit serves. The survey shows whether the ducts need cleaning now.

Are you insured?

Yes. We carry full insurance and have been trading since 2009.

The process

We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool before work begins, and floors and nearby surfaces are sheeted. On site, it takes half a day to a full day per unit, with large plant planned over several shifts. For a village or hamlet like Lions Green, tell us about narrow lanes, gates and parking when you book.

  1. The survey covers the unit, its access and how it can be shut down.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. The unit is closed up and handed back, with a report to follow.

Getting ready for the visit

  • Clear loose items from the work area
  • Let us know about parking and loading
  • Have your last certificate or report to hand

How to get a quote

Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.
