AHU cleaning in Langley Green
No two plant rooms are the same, from a small ceiling-mounted unit to a large rooftop plant. We look at the unit first, from pictures or a site visit, and send you a fixed quote, so you know where you stand. We’re often asked to deal with plant that has been serviced but not cleaned and odours coming through the supply air, on internal panels, dampers and louvres and supply and extract fans.
In a place like Langley Green, air handling units are often tucked into roof spaces or small plant rooms, out of sight and easy to overlook. Every unit, large or small, has filters, coils and a drain tray to keep clean.
Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

Staff cleaning versus specialist work
Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that is where we come in.
A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.
How the job changes from site to site
Rooftop and plant room units
Many AHUs sit on roofs or in plant rooms with limited access. We plan safe access as part of the survey so the quote reflects it.
Fans and fan sections
Build-up on fan blades can upset the balance and add wear. A clean fan runs more smoothly.
Why deal with it now?
Dirt left in an air handling unit does not stay in the unit. It moves on into the ductwork and out into the rooms, which is why the unit and the ducts are best cleaned together. A quieter site near Langley Green still needs its system looked after.
A single site or a whole portfolio, the quote is built the same way: what needs doing, how we get to it and when. You will have a fixed price before work begins.

Honest limits
A few issues sit outside what this work can do:
- A system that’s undersized for the building
- Breakdowns that need a mechanical engineer
- The supply and extract ducts, quoted separately
If you’re not sure, just ring 0345 646 2711, or send details by email and we will give you a straight answer before you book.
Parts of the system we cover
- Dampers and louvres
- Heating and cooling coils
- Filter sections
- Drain trays
- Internal panels
- Supply and extract fans
How the visit works
The visit has three parts: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. Most of the time goes on the work itself, and that takes one overnight shift for many single units, with bigger plant phased. Evenings, weekends or a closed day all work for a site in a place like Langley Green.
- The survey covers the unit, its access and how it can be shut down.
- We sheet the area and the unit is isolated.
- Dirt and debris are removed from each section.
- Coils and trays are cleaned and the condensate drain cleared.
- We close every panel, hand the unit back and send the report and certificate.
How to prepare
- Move anything stored near the system
- Tell us about site rules, permits or sign-in
- Dig out any earlier paperwork for the system
Getting a quote
Quotes are quick. Call or email with a few details and you will usually have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.
Related advice
Between visits
To keep the system working properly between visits:
- Stick to the filter change plan
- Make sure the unit’s access doors open easily
- Don’t ignore odours coming through the grilles
- Note any water around the unit or leaks below it
Keep filter changes on schedule between cleans, because good filters protect everything downstream. Log every change so it’s easy to see when the next is due.
Keep the unit’s doors and panels in working order. If a section is hard to get into, it tends not to get checked.
Signs you need AHU cleaning in Langley Green
Most units live out of sight on roofs, in plant rooms or in ceiling voids, so they’re easy to forget about. Months can pass without anyone looking inside.
These are the problems we see most often:
- Filters that are clogged or overdue
- Units needing a clean before a new tenant or handover
- Odours coming through the supply air
- Fan sections that haven’t been cleaned in years
School buildings such as Langley Green Primary are normally done in the holidays, so classrooms are not disturbed.
