What affects the quote in Ebbsfleet

The quote reflects the site in front of us. We consider:

  • The condition of the system
  • Any permits to work or inductions
  • The size of the system
  • Access, including roofs, risers and ceiling voids

The cost depends on how big the system is, what state it’s in and access to every part of it. We give you a fixed price before any work starts, so there are no surprises.

Helping us quote

There’s no need for technical detail. It helps if you can send:

  • Detail shots of panels, filters and grilles
  • The paperwork from the last visit, if you have it
  • How we’d reach plant on a roof or in a plant room
  • The site address and the type of premises

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.

About our AHU cleaning in Ebbsfleet

Drain trays under cooling coils are meant to empty. When the drain blocks, water sits there and the tray turns slimy, right in the path of the air going into the building. Clearing and cleaning the tray is central to every AHU clean. Typical jobs include stale or musty smells from the ventilation and leaves and litter drawn into the unit, across filter sections, heating and cooling coils and drain trays.

In rural areas, ventilation units are often in roof voids or outbuildings, which makes them easy to overlook.

We are CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Staff cleaning versus specialist work

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We can diagnose it and quote.

When something else is needed

Not every problem is solved by AHU cleaning, and we’d rather say so up front. It doesn’t solve:

  • Ventilation that was badly designed in the first place
  • Ductwork downstream of the unit, which is a separate clean
  • Problems with the unit’s controls or sensors

If in doubt, call 0345 646 2711 or send us an email and we’ll say what we think before booking.

Parts of the system we cover

Why it’s worth doing now in Ebbsfleet

A slimy drain tray only gets worse. Left alone, it can overflow, leak into the plant area or ceiling below and spread smells through the system. Dealing with it early keeps the clean straightforward. It’s simpler to plan the work at Ebbsfleet now than to arrange it in a hurry later.

Every site is different, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.

How the job changes from site to site

Fans and fan sections

The fan moves all of the unit’s air, so dirt on it gets spread around. The impeller, its housing and the fan chamber are cleaned.

Filters

Every AHU relies on its filters to catch dust before it reaches the coils. As part of the clean, filters are checked and cleaned or replaced as agreed, and clean the filter housing.

What we do, step by step

We work around your opening hours, not the other way round. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the work takes half a day to a full day per unit, with large plant planned over several shifts. Pictures of the system and its access let us plan the work in Ebbsfleet before we set off.

  1. We start with a survey of the unit and a fixed quote for the work.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. Drain trays are cleared and cleaned and the outlet checked.
  5. We close up the unit and send the certificate and before and after photos.

Before we arrive

  • Clear loose items from the work area
  • Mention any locked doors, roof access or ceiling voids
  • Arrange a key holder or contact on site

Your questions about AHU cleaning in Ebbsfleet

Do you work overnight in Ebbsfleet?

Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. Just call us on 0345 646 2711, or send details by email with your opening times and we’ll plan around them.

Will you come out to Ebbsfleet?

Yes, smaller places are covered as well as towns. The journey is planned ahead, so a few details about the route help.

What does TR19 mean?

A BESA specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It is not law, but it’s the benchmark.

Do you work with multi-site operators?

Yes. You deal with one contact for every site across London and the South East, with visits on a regular schedule.

What happens if you can’t reach some of it?

We never leave them off the paperwork. The report says which parts couldn’t be reached and why, along with a quote to put access in.

How do you keep the site clean during the work?

Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.

How much does AHU cleaning cost?

Size, condition, access and working hours all affect the cost. Call for a fixed quote, usually ready within one working day.

What accreditations do you have?

We hold CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

What we’re called out for in Ebbsfleet

An AHU’s intake draws in outdoor air and everything in it: dust, pollen, leaves and debris. The intake section and first filters take the brunt, and the finer material travels on.

The symptoms we’re asked about most include:

  • Plant that needs cleaning after a refit
  • Drain trays holding standing water
  • Dirty fans and fan housings
  • Leaves and litter drawn into the unit

In Ebbsfleet, we look inside the system before deciding what needs cleaning.
