AHU cleaning for sites in Ditchling

FAQs for Ditchling

Is Ditchling in your area for AHU cleaning?

Yes. We work across London and the South East, and Ditchling is part of that. Get in touch with the details and we will arrange a survey.

Can you come to Ditchling after we close?

Yes. We work evenings, overnight and at weekends. It means the site in Ditchling keeps running as normal. Let us know the hours you’re closed and we will book within them.

Do you give a certificate after the clean?

Yes, both a certificate and a report with pictures. The report also suggests when the unit should next be inspected.

Will the ventilation be off while you clean?

Yes. The unit has to be shut down and isolated before it’s opened. We agree the timing with your site team.

How much notice should we give?

It depends on the time you need and how big the job is. Mention your preferred dates with your enquiry, and if it’s an emergency, call us any time.

Do you look at the system first?

Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.

Will you repair the fan or motor?

We clean the unit and flag faults rather than repair them, with pictures where it helps.

Can you look after several sites?

Yes. We work across South East England and London, so sites at different addresses can be planned together as one programme. Every site has its own report.

How we handle AHU cleaning in Ditchling

An air handling unit is the heart of a building’s ventilation: air is pulled in, filtered, conditioned and sent out through the ducts. Anything that collects inside the unit can end up in the rooms it serves, so cleaning the unit matters as much as cleaning the ducts. We’re often asked to deal with plant that has been serviced but not cleaned and units needing a clean before a new tenant or handover, across dampers and louvres, drain trays and internal panels.

Somewhere as small as Ditchling, ducted ventilation is normally limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

We regularly work with managing agents. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.

For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so records stay tidy.

The process

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. The visit itself takes a single shift for a typical unit, longer for large or heavily soiled ones. Pictures of the system and its access let us plan the work in Ditchling before we set off.

  1. We agree a shutdown window that suits the building.
  2. We take before photos of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After photos are taken and the certificate issued.

Before we arrive

  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Clear the space around the work
  • Tell us the best time to work, such as after service or at a weekend

How to get a quote

Quotes are quick. Send a few details and photos, and we usually reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

When to call us in Ditchling

Most units live out of sight on roofs, in plant rooms or in ceiling voids and are rarely seen by anyone but maintenance staff. It’s easy for a long time to go by without anyone opening the panels.

Any of these means the system needs a check-up:

  • Drain trays holding standing water
  • Units needing a clean before a new tenant or handover
  • Rooms that smell stuffy when the system runs
  • Debris and leaves in the fresh air intake

Healthcare ventilation, from large hospitals like The Dene Hospital (about 3.8 miles north-west) to small clinics, depends on clean filters, coils and ducts.

  • If they look at the system before pricing

  • What hours they’ll be on site

Keeping the system healthy

Aftercare is simple, and it helps at the next visit:

  • File each AHU report in the maintenance log
  • Keep filter changes on time and recorded
  • Check the drain tray is emptying during routine visits
  • Note any water around the unit or leaks below it

If the ductwork hasn’t been cleaned, consider it next. Cleaning the unit and ducts together gives the best result, and we can survey both.

Keep the unit’s doors and panels in working order. Sections that are awkward to open are the ones that get skipped.

Why it’s worth doing now in Ditchling

If people in a building in Ditchling complain about stuffy or smelly air, the AHU is worth looking at. Cleaning it deals with the cause rather than the symptom. Our emergency line runs 24/7, but a planned visit to Ditchling is calmer for everyone.

Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you are not sure what’s needed, call us on 0345 646 2711 or use the quote form and we’ll give you an honest view and a fixed quote.

Staff cleaning versus specialist work

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.

Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Honest limits

A few issues sit outside what this work can do:

  • Ventilation that was badly designed in the first place
  • Ductwork downstream of the unit, which is a separate clean
  • Faulty motors, drives or bearings

Not sure which it is? You can ring 0345 646 2711 or drop us a line and we’ll tell you honestly.

What the work covers
