How we handle AHU cleaning in Basted
Drain trays under cooling coils are meant to empty. When the drain blocks, water sits there and the tray turns slimy, right in the path of the air going into the building. Clearing and cleaning the tray is central to every AHU clean. If you’re dealing with air handling units with blocked filters and stale or musty smells from the ventilation, we can help, from drain trays, internal panels and heating and cooling coils onwards.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.
Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Common questions in Basted
Can you get to a site in Basted?
Yes. Villages and rural sites across the South East are part of our work, Basted included. A survey first, from pictures or a visit, means we arrive with the right kit.
Can you clean school ventilation in Basted during the holidays?
Yes, out-of-term visits are normal for schools. Food Standards Agency records list about 8 schools, colleges and universities with registered kitchens within about a mile and a half of Basted. Send us your term dates when you ring 0345 646 2711, or send details by email, and we will fit the work in.
Do you look at the system first?
Yes, every time. Diagnosis comes before treatment: the survey shows what needs doing and what access we need and the fixed quote is built on it.
How do you keep the site clean during the work?
With sheeting and covers, before anything else happens. The work is kept contained and clean down when we finish.
Do you need to switch the unit off?
Yes, while the clean is under way. Out-of-hours work is available so the building is not left without ventilation when it’s busy.
What accreditations do you have?
We hold CHAS, SafeContractor and ISO 9001, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.
What should I send you?
A short description and a few pictures, with the address and opening hours. If we need more, we will ask.
Are you insured?
Yes. Full insurance covers our work, and we have been trading since 2009.

How the job changes from site to site
Rooftop and plant room units
Smaller units in ceiling voids are part of the work as well. The space underneath is protected with sheeting first.
Internal casing and panels
Access doors and panels are opened in turn and closed properly afterwards before the unit is handed back.
For landlords and multi-site operators
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we’re happy to quote for all of it.
We also work for facilities teams across offices, schools and healthcare in Basted and across Kent. Larger estates can be phased building by building around the people who use them.
Fixed quotes for AHU cleaning in Basted
A fixed price needs a few facts first. We look at:
- How easy every part is to reach
- What state the system is in
- Parking and loading at the site
- Site requirements such as sign-in and permits
Every site is different, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.
What to send for a quote
To speed up the quote, please include:
- Wide pictures of the system and the area around it
- The roof, plant room or outside wall the system runs to
- Your last certificate, test record or report
- Your opening hours and when the area is out of use
There’s no standard price list, because every site is different. We look at your system first, from photos or on a visit, then send a fixed quote. To start, call 0345 646 2711, or send details by email.
What we do, step by step
We work around your opening hours, not the other way round. We book the visit for a time the area is closed, whether that’s an evening, overnight or a weekend. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the job takes a single shift for a typical unit, longer for large or heavily soiled ones. Pictures of the system and its access let us plan the work in Basted before we set off.
- The survey covers the unit, its access and how it can be shut down.
- The area is protected and the unit made safe.
- Each section is cleaned of dust, debris and slime.
- Coils and trays are cleaned and the condensate drain cleared.
- We close every panel, hand the unit back and send the report and certificate.
How to prepare
- Name a contact who can let us in at the agreed time
- Find the previous report, if there is one
- Mention any locked doors, roof access or ceiling voids

Advice
Leave it or put it right?
Stuffy rooms and stale smells in a building in Basted can sometimes be traced back to the AHU. Cleaning it deals with the cause rather than the symptom. In a small place like Basted, a system that fails can take a site out of use.
What you pay depends on the size of the system, what state it’s in and how easy it is to reach. You get a fixed price before any work starts, so there are no surprises.

Buildings like these often rely on mechanical ventilation, which TR19® Air covers. Sevenoaks Hospital is the nearest hospital, about 4.8 miles west of Basted. We cover Basted, about 23 miles from central London, as part of our work across London and the South East. A survey and a fixed quote come first, then the visit at a time that suits you.
Workplaces around Borough Green & Wrotham station with an air handling unit need the filters, coils and drain tray looked at, as well as the ducts. Healthcare buildings such as Sevenoaks Hospital, about 4.8 miles west, depend on their ventilation; if you manage a surgery, clinic or care home near Basted, yours matters too. For schools like Borough Green Primary School, the holidays are the usual time to inspect and clean ventilation.

What staff can safely do
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.
