How we handle AHU cleaning in Ansty

A cooling coil drips condensate into a tray that should drain away. When the drain blocks, water sits there and the tray turns slimy, in the airstream that feeds the building. Cleaning and clearing it is a key part of the job. We’re often asked to deal with air handling units never cleaned inside and leaves and litter drawn into the unit, on drain trays, filter sections and dampers and louvres.

Somewhere as small as Ansty, ducted ventilation is usually limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.

The sign-off is always in writing: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

Honest limits

Not every problem is solved by AHU cleaning, and we will tell you before any work starts. It will not put right:

  • A system that is undersized for the building
  • The supply and extract ducts, quoted separately
  • Coils that are corroded or leaking and need replacing

If you are not sure, just ring 0345 646 2711 or email us and we’ll give you a straight answer before booking.

Where we work

  • Internal panels
  • Supply and extract fans
  • Filter sections
  • Heating and cooling coils
  • Drain trays
  • Dampers and louvres

Aftercare tips

After the visit, a few habits help the work last:

  • Store the TR19 paperwork where auditors can find it
  • Report musty smells from the vents right away
  • Don’t store bins or materials near the intake
  • Check the drain tray is emptying during routine visits

The report suggests a date for the next inspection or clean, taking into account how dirty it was. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.

Keep the unit’s doors and panels in working order. If a section is hard to get into, it tends not to get checked.

Can you look after several sites?

Yes. You deal with one contact for every site across London and the South East, with visits on a regular schedule.

What does AHU cleaning cost?

We don’t publish prices, because the cost depends on the job: how big it is, what state it’s in, how we reach it and the working hours. You get a fixed price before we start.

What does TR19 mean?

A BESA specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t legislation, but it’s the standard people check against.

How the visit works

The visit has three parts: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with photos. Most of the time goes on the work itself, and that takes from a few hours for a compact unit to a day or more for a large one. Somewhere as small as Ansty, the date and timings are agreed with you well before the day.

  1. The survey covers the unit, its access and how it can be shut down.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. We clean the coils and clear the tray and drain.
  5. The unit is closed up and handed back, with a report to follow.

Before we arrive

  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Clear loose items from the work area
  • Plan for cooking equipment or plant to be off before we arrive

Advice

Why it’s worth doing now in Ansty

A slimy drain tray only gets worse. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Clearing it now is a much smaller job. Systems in rural buildings are often out of sight and out of mind.

When the work has to happen, how we reach it and how big the site is all affect the cost. Each of those is built into the quote and give you a fixed price before we start.

Part by part

Heating and cooling coils

Coil fins are close together and catch the dust the filters miss. They’re cleaned using methods that will not bend or flatten the fins.

Internal casing and panels

The inside walls and floor of the casing collect dust and debris. Each section is cleaned from the intake through to the outlet.

In-house cleaning or a specialist?

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Landlords, agents and facilities managers

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we are happy to quote for all of it.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.
