Ventilation duct cleaning in Sidlow, done properly

Beyond the kitchen, TR19® Air covers the ordinary supply and extract systems that serve offices, schools and other buildings. It works by inspecting first and cleaning where the risk calls for it, so every job starts with a look inside the ducts. The work covers supply ductwork, toilet extract systems and offices and schools, and the jobs we see most are ducts that need a clean before handover and ductwork with too few access panels to clean.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.

The report is your system’s health record: dated, with pictures, and showing what was done. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal, ready for your insurer.

The process

Our technicians bring everything the work needs, including protection sheets, the right tools and access kit. All we need from you is clear access and the right equipment switched off. The visit takes a weekend for a modest system, with large buildings phased floor by floor. Pictures of the system and its access let us plan the work in Sidlow before we set off.

  1. We start by looking at the layout of the ductwork and how it can be reached.
  2. Inspection comes next, with pictures of the inside of the ducts.
  3. The area below is protected and the system switched off.
  4. We clean the ductwork, grilles and diffusers through access panels.
  5. We issue a TR19® certificate and a photo report listing what was cleaned.

How to prepare

  • Have your last certificate or report to hand
  • Move anything stored near the system
  • Make sure equipment near the work can be switched off and left to cool

Getting a quote

Every quote begins with a look at the system, from your pictures and details or, where that isn’t enough, a survey on site. Then we send a fixed price, before work begins.

Advice

What staff can safely do

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

When something else is needed

We’d rather tell you now than book work that won’t help, so these are the things it won’t cover:

  • Design problems with the ductwork layout
  • Leaking or broken duct sections
  • Problems with how the system is controlled

Not sure which it is? You can phone us on 0345 646 2711 or drop us a line and we’ll tell you honestly.

What we work on in Sidlow

  • Offices and schools
  • Toilet extract systems
  • Hospitals and care homes
  • General extract ductwork
  • Supply ductwork

Why deal with it now?

After building work, cleaning the ventilation before people move back in makes sense. Otherwise construction dust left in the ducts is blown out once the system runs. In a small place like Sidlow, a system that fails can take a site out of use.

What you pay depends on how big the system is, the condition it’s in and access to every part of it. We give you a fixed price before any work starts, so you know where you stand.

Why book with us

  • A fixed price before any work starts
  • One contact for all your sites in London and the South East
  • Evenings, overnight and weekends, plus 24/7 emergency callout
  • We diagnose before we treat

Sidlow questions

Can ventilation in schools around Sidlow be cleaned out of term?

Yes, holiday work suits schools best. There are about 3 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Sidlow. Just call us on 0345 646 2711, or email photos with your term dates and we’ll plan around them.

Can you come to Sidlow after we close?

Yes, nights and weekends are routine for us. It means the site in Sidlow keeps running as normal. Tell us your opening hours when you ask for a quote.

How much notice should we give?

Earlier is better, particularly for night and weekend visits. Quotes usually come back within one working day, and there’s a 24/7 line for emergencies.

What do you do with what you remove?

Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. We do not leave it behind.

How often do ventilation ducts need cleaning?

Inspection should decide it, in line with TR19® Air. Heavily used buildings, or those with vulnerable occupants, may need attention more often.

How do you protect the area?

Floors and surfaces near the work are sheeted before any work starts, and anything we remove is contained. Before we leave, we tidy up and clean down.

Is there a survey before the work?

Yes. We always survey first, from your photos and details, or with a visit where necessary. Then you get a fixed quote.

Can one contract cover all our sites?

Yes. Our area covers London and the South East, so we can schedule a run of sites on one programme. Each site gets its own report and photos.

How the job changes from site to site

Grilles and diffusers

Where they come out, grilles are taken down and cleaned, then refitted.

Offices and retail

Fit-outs in offices and shops leave dust in the ventilation. A clean before handover is a sensible step.

How we price ventilation duct cleaning

Before we fix a price, we need to know a few things. We look at:

  • What state the system is in
  • A single visit or a regular plan
  • How many systems or sites are involved
  • Working hours and out-of-hours timing

Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you’re not sure what’s needed, call us on 0345 646 2711 or drop us a line for straight advice and a fixed quote.

Helping us quote

To speed up the quote, send us:

  • The site address and the type of premises
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • The times we could work without disrupting the site
  • Any previous report or certificate

Here’s what helps us quote: where the site is, what it is and its opening hours, pictures of the system and the last certificate or report, if there is one. Then give us a ring on 0345 646 2711 or email us.

Between visits

How long the results last depends on use and care. Here’s what we suggest:

  • Flag any dust coming out of the vents
  • Keep the TR19 certificate and photo report in the maintenance log
  • Keep vents and grilles clear of shelving and stock
  • Keep to the inspection interval in your report

If there’s building work planned, protect the ventilation. Turn off the system or cover the openings during dusty jobs.

Fix leaks and damp near the ductwork quickly, as wet dust is much harder to clean.
