How we handle ventilation duct cleaning in Reculver

TR19® Air is the part of BESA’s TR19® that deals with general supply and extract ventilation. It’s risk-based and inspection-led, so every job starts with a look inside the ducts. The work covers hospitals and care homes, toilet extract systems and supply ductwork, and people most often call us about damp or stale smells from grilles and construction dust left in ducts after a refit.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.

Each visit ends with a written report and pictures, so you have a record of what was done and when. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

Questions from Reculver

Is ventilation duct cleaning available in Reculver?

Yes, we work in Reculver and the places around it. Just phone us on 0345 646 2711, or email photos with a few details of the site.

Will you come out to Reculver?

Yes. Reculver is within the area we cover across London and the South East. Just mention lanes, gates or anything else about the site when you book.

What information do you need?

Only a few details: where it is, what kind of site, when it’s open and the access. Photos and the last report help too. After that, simply call 0345 646 2711, or send details by email.

What is TR19® Air?

It covers ventilation hygiene for supply and extract systems in offices, schools, hospitals and other buildings. Kitchen extract is covered separately, by TR19® Grease.

What about areas you cannot get to?

We record them on the report, with photos where possible, and we tell you what would make it reachable, for example new access panels.

How much time does a ventilation clean need?

The clean takes a day or less for a small system and a series of visits for a large one. We will know more after the survey, so phone us on 0345 646 2711 or email us to get started.

Do we need to close while you work?

Not typically. Booking the work out of hours means the site can carry on as normal. Bigger sites can be done in stages to keep things running.

What happens if parts of the ductwork can’t be reached?

Nothing is hidden: any section we couldn’t get into is listed. Access panels can be added where needed.

Staff cleaning versus specialist work

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.

Grilles and diffusers

Dark streaks round a ceiling diffuser can be a sign of dirty supply air. We clean the grilles and look at what’s behind them.

Offices and retail

Offices and shops tend to need the work done outside opening hours so staff and customers are not disturbed.

Why deal with it now?

Landlords, tenants and auditors may want proof the ventilation is looked after. A TR19® certificate and photo report from a recent clean give them that. A planned visit to Reculver is easier to arrange than an emergency callout.

A single site or a whole portfolio, the quote is built the same way: what needs doing, how we get to it and when. The price is fixed before we start.

Signs you need ventilation duct cleaning in Reculver

Ductwork is hidden above ceilings and in risers, so dust collects unseen. Grilles may be wiped, but the ducts behind them rarely are.

Any of these means the system needs a check-up:

  • Ventilation that needs a TR19® Air inspection
  • Poor airflow from the vents
  • Toilet and washroom extracts full of fluff
  • Duct runs that cannot be reached for cleaning

Wherever a school like Reculver Church of England Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time.

Questions to ask before you book

What a clean will not put right

To be straight with you, some problems need a different fix:

  • A system that isn’t designed to move enough air
  • Controls and BMS faults that affect the system
  • Condensation caused by the building rather than the ducts

Not sure which it is? You can call 0345 646 2711, or email photos and we will tell you honestly before you book.

Where we work

  • Supply ductwork
  • General extract ductwork

  • Toilet extract systems

How the visit works

We work around your opening hours, not the other way round. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. Once we’re in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes a weekend for a modest system, with large buildings phased floor by floor. If you can send photos, we can arrive in Reculver knowing what to expect.

  1. We start by looking at the layout of the ductwork and how it can be reached.
  2. Ducts are inspected at access points and the condition recorded.
  3. The area below is protected and the system switched off.
  4. Debris is cleared from the duct runs, then grilles and diffusers are cleaned.
  5. A certificate and before and after photos follow, with anything not reached recorded.

Preparing for the visit

  • Make sure someone can let us in and lock up afterwards
  • Mention any locked doors, roof access or ceiling voids
  • Dig out any earlier paperwork for the system

For landlords and multi-site operators

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.

Records are where multi-site compliance often slips. Every visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.
