About our ventilation duct cleaning in Mile Oak
Ductwork is reached through access panels along each run. Where there are not enough panels to reach every section, we note the uncleaned parts in the report, and we can fit new panels so they’re covered next time. If you are dealing with supply ducts with years of dust inside and systems missing access panels, we can help.
Work in a small place like Mile Oak starts with agreeing access and timings.
Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

How it works
We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before work begins, and floors and nearby surfaces are sheeted. The work itself takes a weekend for a modest system, with large buildings phased floor by floor. Somewhere as small as Mile Oak, the date and timings are agreed with you well before the day.
- First we check the layout and any past paperwork.
- Inspection points are chosen and the ducts examined.
- The work area is protected and the system switched off.
- Ducts, grilles and diffusers are cleaned and the debris taken away.
- The report records what was cleaned, anything not reached and a next inspection date.
Preparing for the visit
- Mention any sign-in, permit or induction we need
- Clear loose items from the work area
- Mention any locked doors, roof access or ceiling voids
Getting a quote
The quickest way to a quote is to send photos: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and many jobs can be priced from that alone.
Related advice
In-house cleaning or a specialist?
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.
What else we do in Mile Oak
For landlords and multi-site operators
When the building owner and the occupier are different, the lease normally sets out who maintains what. We’re happy to deal with either side and send the paperwork to whoever needs it.
Whether it’s one building or many, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with photos.
Mile Oak questions
Can the work in Mile Oak be done at night or at weekends?
Yes, out-of-hours work is a big part of what we do. The work in Mile Oak can fit around your hours. Just call us on 0345 646 2711 or drop us a line with your opening times and we’ll plan around them.
Is Mile Oak within the area you cover?
Yes, smaller places are covered as well as towns. Photos of the system and directions to the site help us plan the visit.
Is TR19 a legal requirement?
No. The law sets the duty; TR19® is the benchmark used to show it’s met. Under the Fire Safety Order 2005, the responsible person must reduce fire risk, and without records, many insurers may refuse or reduce a claim.
Do we need to close while you work?
Not usually. We need the work area to ourselves while we are on site, so we book a time when it would be closed anyway.
How often do ventilation ducts need cleaning?
TR19® Air is risk-based, so cleaning follows inspection rather than a fixed calendar. Each report recommends when the system should next be inspected.
What if parts of the system can’t be reached?
They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, along with a quote to put access in.
How far ahead should we book?
The more notice, the better, particularly for night and weekend visits. We usually quote within one working day, and there’s a 24/7 line for emergencies.
How much time does a ventilation clean need?
As a guide, it takes a weekend for a modest system, with large buildings phased floor by floor. Bigger sites are split into stages, to fit around the building.
How the job changes from site to site
Extract ductwork
General extract ductwork removes stale air from rooms, toilets and washrooms. Lint, dust and fibres gather inside and restrict the flow over time.
Supply ductwork
Supply ductwork delivers conditioned air to each room. Dust that slips past the filters builds up inside, and we remove it through access panels.

Do you need ventilation duct cleaning in Mile Oak?
Why does it matter?: dusty ducts can blow debris back into rooms, restrict airflow and make fans work harder. Where people are vulnerable, as in healthcare and care settings, the stakes are higher.
Signs it’s time to call us include:
- Dirty diffusers dropping dust into rooms
- Toilet and washroom extracts full of fluff
- Ductwork never cleaned since it was installed
- Musty smells from the ventilation
Tunbridge Wells Hospital, about 4.3 miles west, is the nearest hospital to Mile Oak, and healthcare sites of every size need their supply air kept clean.
What your quote should include
- Proof of insurance
- What’s included in the scope, part by part
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
- What happens if part of the system cannot be accessed
Why deal with it now?
Starting with an inspection means you only clean what needs it. Skipping it leaves you guessing. A planned visit to Mile Oak is easier to arrange than an emergency callout.
Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, and a neglected system can mean more work. If you’re not sure what’s needed, call 0345 646 2711, or email photos and we’ll give you an honest view and a fixed quote.
