How we handle ventilation duct cleaning in Lake

Everyone in the building breathes the air the ventilation brings in. Clean ducts are part of a healthy building, as much as clean filters and a well-kept AHU. The work covers hospitals and care homes, grilles and diffusers and general extract ductwork, and common reasons people get in touch are construction dust left in ducts after a refit and damp or stale smells from grilles.

In a place like Lake, air handling units are often tucked into roof spaces or small plant rooms, where they’re easy to forget. Filters, coils and drain trays need attention whatever the size of the unit.

Each visit ends with a written report and photos, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

What happens if it’s left?

Dust streaks around grilles and stale rooms suggest the ducts need looking at. Acting early keeps the clean simpler. You choose the date of a planned visit, and a breakdown never asks.

Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re unsure, phone us on 0345 646 2711 or email us and we will give you an honest view and a fixed quote.

Aftercare tips

How long the results last depends on use and care. We suggest:

  • Stick to the filter change schedule
  • Keep the TR19 certificate and photo report in the maintenance log
  • Diary the next TR19® Air inspection
  • Keep grilles and diffusers dusted

If there’s building work planned, protect the ventilation. Switch it off or cover the grilles while dusty work goes on.

Make sure there are enough access panels to inspect and clean the ducts. The worst build-up tends to be where no one can look.

Ventilation in Lake buildings

There are about 3 schools, colleges and universities, about 12 caring premises (care homes, nurseries and hospitals) and about 64 hotels and B&Bs on the FSA’s food hygiene register across Lake and its immediate surroundings (about a mile and a half). Busy, occupied buildings like these are where clean supply air matters most. For Lake, the closest hospital is Arthur Webster Memorial Hospital for Children, roughly 1.2 miles south-west. Healthcare buildings depend on clean supply and extract ventilation, and the same applies to surgeries, clinics and care homes.

Arthur Webster Memorial Hospital for Children, about 1.2 miles south-west, is the nearest hospital to Lake, and healthcare sites of every size need their supply air kept clean. If you run an office near Lake station, its supply ductwork can gather dust for years before anyone looks inside. For schools like Broadlea Primary School, the holidays are the usual time to inspect and clean ventilation.

Lake is about 1 mile south-west of Sandown, in the Isle of Wight. Lake is one of 125 towns, villages and districts in the Isle of Wight where we work for ventilation duct cleaning. We also work in Portsmouth, about 12 miles from Lake.

Every address in PO36 and PO37 is within our area for ventilation duct cleaning, from the main roads to the quietest streets. Ventilation duct cleaning is available to premises on Lea Road, New Road and Percy Road and nearby roads. Being close to the A3055, Lake is easy for our technicians to reach for ventilation duct cleaning. Other places close to Lake include Sandown (1 mile north-east), Alverstone (1 mile north-west), Queen's Bower (1 mile north-west), Shanklin (1 mile south) and Alverstone Garden Village (1 mile north-west). What affects the quote in Lake

There’s no set price list, because no two systems are the same. The quote depends on:

  • Site rules, permits and inductions
  • Parking and loading at the site
  • How easy every part is to reach
  • The condition we find in the survey

Working hours, access and the scale of the site can all change the price. Each of those is built into the quote, and the price is fixed before any work starts.

What to send for a quote

When you call or email, it’s useful to have:

  • Your last certificate, test record or report
  • Detail shots of panels, filters and grilles
  • Photos showing the whole system and its surroundings
  • Any symptoms, from odd noises to smells or leaks

For a fixed quote, phone us on 0345 646 2711, or send details by email with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. We normally come back within one working day.

What ventilation duct cleaning can’t fix

In fairness, there are a few things this work won’t fix:

  • Condensation caused by the building rather than the ducts
  • Grease in kitchen extract systems, cleaned to TR19® Grease instead
  • Problems with how the system is controlled

Not sure which it is? You can give us a ring on 0345 646 2711 or send us an email and we will tell you honestly before booking.

What we work on in Lake

  • Toilet extract systems
  • Supply ductwork
  • Offices and schools
  • Grilles and diffusers
  • General extract ductwork
  • Hospitals and care homes

Different parts, different methods

Supply ductwork

Supply runs are inspected at set points first before deciding what to clean.

Schools and colleges

Classrooms full of people, paper and coats produce plenty of dust. Inspection shows when cleaning is due.

What staff can safely do

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We can diagnose it and quote.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That is our job.

Lake: your questions answered

Do you work in villages like Lake?

Yes, smaller places are covered as well as towns. Just mention lanes, gates or anything else about the site when you book.

Can you work in Lake outside opening hours?

Yes, nights and weekends are routine for us. That way a site in Lake doesn’t have to lose a day’s trading. Just call 0345 646 2711 or use the quote form with your opening times and we will plan around them.

What does ventilation duct cleaning cost?

We do not publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before we start.

What happens if you can’t reach some of it?

We record them on the report, with a note of where it is, and we tell you what would make it reachable, for example new access panels.

What’s TR19?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping, and it takes a risk-based approach.

How does TR19 Air differ from TR19 Grease?

The two cover different systems: general ventilation for TR19® Air and kitchen extract for TR19® Grease. Under TR19® Air, inspection decides when cleaning is needed.

Do you have a 24/7 line?

Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, and the emergency line covers the rest.

How long will the duct cleaning take?

Work on site takes a shift or two for a small system, longer for a whole building. The survey gives us a clearer idea, and you can phone us on 0345 646 2711 or drop us a line to arrange it.

What we do, step by step

There are three stages on the day: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, while signing off means the written report and photos. The middle part takes longest, which takes a shift or two for a small system, longer for a whole building. A site near Lake typically has room to park, so the questions are about access to the system and your hours.

  1. We agree timings that suit the building, including evenings and weekends.
  2. We open the ductwork through its access panels.
  3. We photograph the ducts, then clean each section in turn.
  4. Grilles and diffusers are cleaned and refitted.
  5. After pictures are taken and the certificate and report issued.

Getting ready for the visit

  • Tell us the best time to work, such as after service or at a weekend
  • Mention any locked doors, roof access or ceiling voids
  • Arrange a key holder or contact on site
