Ventilation duct cleaning for kitchens and businesses in Holyport
TR19® Air is the part of BESA’s TR19® that deals with general supply and extract ventilation. It’s risk-based and inspection-led, so we look before we clean. We are often asked to deal with poor airflow from the vents and systems missing access panels, on supply ductwork, grilles and diffusers and toilet extract systems.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.
A written report with pictures follows every visit, so you have a record of what was done and when. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

Keeping the system healthy
A little care between visits keeps the system in better shape. We recommend:
- Keep vents and grilles clear of shelving and stock
- Report leaks or damp near ceilings and risers
- Include grilles in the cleaning rota
- Tell your facilities team about dirty diffusers
You get a TR19® certificate and a photo report after the clean. BESA advises keeping certificates in the maintenance log, with the date, location and technician on record.
TR19® Air works through regular inspection. Inspecting on a schedule catches build-up before it becomes a big clean.
Common questions in Holyport
Can a school’s ventilation in Holyport be done out of term time?
Yes, and it’s the easiest time to do it. Around Holyport, the Food Standards Agency lists about 10 schools and colleges with registered kitchens within a mile and a half or so. Send us your term dates when you call 0345 646 2711, or email photos, and we will fit the work in.
Is Holyport within the area you cover?
Yes, Holyport is part of our area, however small the site. A survey first, from pictures or a visit, means we arrive with the right kit.
Which accreditations do you hold?
CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We’ve been trading since 2009 and we are fully insured.
What’s TR19?
It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping and expects a risk-based approach.
Will you clean the vents in the rooms?
Yes. We clean the grilles and diffusers along with the ductwork, so the room side is clean too.
Do we get a certificate after the clean?
Yes. You get a certificate with the date, location and technician, along with pictures before and after.
Are you insured?
Yes, fully. We also hold CHAS and SafeContractor, for sites that check contractor safety.
Do you survey before quoting?
Yes, every time. We diagnose before we treat: the survey shows what needs doing and what access we need, and the quote is based on that.
What your team can do, and what needs us
A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That is our job.
If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, they should report it rather than try to fix it. We can diagnose it and quote.
What we do, step by step
We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. The work itself takes a shift or two for a small system, longer for a whole building. If the van will struggle with a lane or gateway near Holyport, let us know and we will plan around it.
- First we plan when the work can happen, often out of hours.
- Access panels are opened along each run.
- We photograph the ducts, then clean each section in turn.
- We clean the grilles and diffusers and put them back.
- After photos are taken and the certificate and report issued.
Getting ready for the visit
- Agree a time when the area can be out of use
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Make sure someone can let us in and lock up afterwards
Getting a quote
The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

Evening, overnight and weekend visits are all possible. St Mark's Hospital is the nearest hospital, about 2.5 miles north-west of Holyport. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale.

Why deal with it now?
Landlords, tenants and auditors may want proof the ventilation is looked after. A TR19® certificate and photo report from a recent clean give them that. Rural sites can’t always move to another kitchen or room when something fails.
What you pay reflects the actual work. That is why every job is surveyed first, and why the quote is fixed before work begins.

How the job changes from site to site
Offices and retail
In offices and retail, we often work evenings, overnight or at weekends so staff and customers are not disturbed.
Hospitals and care homes
Hospitals and care homes are occupied day and night. The work is sequenced with staff to keep disruption down.
Common problems we fix in Holyport
Building work is one of the biggest sources of debris in ducts, particularly if it’s left running while work goes on. Plaster, wood and masonry dust can sit in the ducts for years.
What we’re most often called out for:
- Supply ducts with years of dust inside
- Poor airflow from the vents
- Toilet and washroom extracts full of fluff
- Damp or stale smells from grilles
If you run a surgery, dental practice or care home near Holyport, clean ventilation matters as much to you as to a hospital like St Mark's Hospital (about 2.5 miles north-west).

What ventilation duct cleaning can’t fix
We’ll always give you a straight diagnosis, so here’s what ventilation duct cleaning will not do:
- Grease in kitchen extract systems, cleaned to TR19® Grease instead
- A system that isn’t designed to move enough air
- Controls and BMS faults that affect the system
Not sure which it is? You can call 0345 646 2711, or send details by email and we will tell you honestly before you book.
