How we handle ventilation duct cleaning in Burlings
Beyond the kitchen, TR19® Air covers the ordinary supply and extract systems that serve offices, schools and other buildings. It’s risk-based and inspection-led, so every job starts with a look inside the ducts. The work covers supply ductwork, grilles and diffusers and general extract ductwork, and people most often call us about ductwork never cleaned since it was installed and poor airflow from the vents.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.
Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Do you need ventilation duct cleaning in Burlings?
Building work is one of the biggest sources of debris in ducts, particularly if it’s left running while work goes on. That dust can stay in the ducts long after the builders leave.
The symptoms we are asked about most are:
- Dust marks around grilles and ceiling diffusers
- Extract ducts clogged with lint and dust
- Ductwork never cleaned since it was installed
- Duct runs that can’t be reached for cleaning
Classrooms and halls at schools such as Charles Darwin School are easiest to work in when pupils are away.

Burlings: your questions answered
Can you get to a site in Burlings?
Yes. Villages and rural sites across the South East are part of our work, Burlings included. Let us know about access, parking and anything unusual about getting there when you book.
Do you work at weekends in Burlings?
Yes, nights and weekends are routine for us. That way a site in Burlings does not have to lose a day’s trading. Let us know the hours you are closed and we will book within them.
What if there are not enough access panels?
We clean what we can reach and note the rest. Fitting access panels tends to be the answer, and we can fit them.
Do you provide a report?
Yes. Every clean comes with a TR19® certificate and a photo report. Keep them in the maintenance log.
How do you keep the site clean during the work?
Floors and surfaces near the work are sheeted before work begins, and anything we remove is contained. At the end, the area is cleaned down.
Can you set up regular visits?
Yes. We run scheduled maintenance contracts, set at the interval the system needs. Each report recommends when the next visit should be.
What does TR19 Air cover?
It’s BESA’s guidance for ventilation hygiene in general supply and extract systems, beyond the kitchen. It works on inspection and risk, while TR19® Grease covers kitchen extract systems.
Can one contract cover all our sites?
Yes. We work across South East England and London, so we can schedule a run of sites as one programme. Every site has its own report.
Looking after it afterwards
A little care between visits keeps the system in better shape. Our advice:
- Watch for water stains around grilles
- File each ventilation report with the building records
- Keep grilles and diffusers dusted
- Tell your facilities team about dirty diffusers
Share the report with whoever looks after the building’s maintenance, so the history stays together. Year on year, it shows how fast dust builds up.
Don’t let construction dust into the ventilation by turning it off or covering the openings.

What your team can do, and what needs us
In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.
For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.
Leave it or put it right?
Starting with an inspection means you only clean what needs it. Putting the inspection off just means you do not know where you stand. Out of sight is the usual reason a rural system goes too long without attention.
We don’t list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we’ll explain what it covers.

How it works
The visit has three parts: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, while signing off means the written report and photos. The middle part takes longest, and that takes a weekend for a modest system, with large buildings phased floor by floor. If you can send photos, we can arrive in Burlings knowing what to expect.
- We start by looking at the layout of the ductwork and how it can be reached.
- Ducts are inspected at access points and the condition recorded.
- We protect the rooms beneath and switch the system off.
- Debris is cleared from the duct runs, then grilles and diffusers are cleaned.
- You get a TR19® certificate and photo report, with any unreached sections noted.
Getting ready for the visit
- Tell us the best time to work, such as after service or at a weekend
- Let us know about parking and loading
- Plan for cooking equipment or plant to be off before we arrive
Get a fixed quote
Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.
