About our TR19 inspection in Budlett's Common
BESA’s minimum cleaning frequencies depend on how long the kitchen cooks each day: heavy use (12 to 16 hours a day) every 3 months, moderate use (6 to 12 hours) every 6 months and light use (2 to 6 hours) every 12 months. Grease testing shows whether your kitchen needs cleaning more often than that. The work covers pre-clean surveys, post-clean checks and insurer audits, and people most often call us about confirming a clean reached the whole system and insurers asking for TR19 evidence.
For a kitchen in or near Budlett's Common, the visit is planned around opening hours and the journey, and the clean itself is the same full TR19® job as in any town: canopy, filters, duct, fan and discharge, with a certificate and photo report at the end.
We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we have been trading since 2009.

What we do, step by step
We start by comparing what we find with the survey or your pictures. If anything is different, we talk it through with the person on site before carrying on. From there, it takes anything from an hour for a small canopy and short duct to a good part of a day for a large site. A few pictures of the system help us make the most of a visit to a place like Budlett's Common.
- After the clean, we arrange a time to check the system.
- We open the access points used on the clean.
- We repeat the WFTT or DTT readings.
- We photograph each area to record how it was left.
- We report the findings and flag any areas that need more work.
Before we arrive
- Let us know about parking and loading
- Clear the space around the work
- Make sure equipment near the work can be switched off and left to cool
Ask for a quote
Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.
Advice
What staff can safely do
Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, next to our reports.
A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. That is our job.
What the work involves, part by part
Horizontal duct runs
Grease settles on the floor of horizontal ducts as the air cools. We test at points along the run through access panels.
Canopy and plenum
The plenum behind the filters can carry a lot of grease. Readings and pictures are taken in the plenum as part of every survey.
Looking after it afterwards
How long the results last depends on use and care. We suggest:
- Send TR19 audit reports to your insurer on request
- Keep access panels clear and unpainted
- Look out for grease drips round the canopy edge
- Book the next test on the date in the report
Any access problems we found are listed with a suggested fix. Fitting them before the next clean means the whole system gets done.
Clean, correctly fitted filters stop more grease reaching the duct. Missing or damaged filters let grease straight into the plenum.
What a clean will not put right
Some problems need a different service or another trade:
- Parts of the duct nobody can reach yet
- The legal duty, which stays with the responsible person
- Heavy deposits found on test, which still need cleaning
If you are not sure, just ring 0345 646 2711, or send details by email and we’ll give you a straight answer before you book.

Budlett's Common: your questions answered
Do you work in villages like Budlett's Common?
Yes. Villages and rural sites across the South East are part of our work, Budlett's Common included. The journey is planned ahead, so a few details about the route help.
Can the work in Budlett's Common be done at night or at weekends?
Yes, evening, overnight and weekend work is normal for us. It means the site in Budlett's Common keeps running as normal. Let us know the hours you’re closed and we will book within them.
What happens to the waste?
It’s contained and taken away. Grease, debris and waste water are collected as the work goes on, so it does not spread.
What is grease thickness testing?
The Wet Film Thickness Test (WFTT) and Deposit Thickness Test (DTT) measure how thick the grease is at a given point. Readings are taken at set points through the system.
Can we book visits on a schedule?
Yes. Tell us what you have and how it’s used, and we will suggest a schedule and quote for it.
Which accreditations do you hold?
Our accreditations are CHAS, SafeContractor and ISO 9001, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.
Which sectors do you work in?
Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, as well as food production and leisure sites.
What about areas you cannot get to?
They’re marked on the report. In ductwork, new access panels are often the answer, and we can fit those.
Managing agents and facilities teams in Budlett's Common
Keeping records across a portfolio is half the battle. Each visit produces a dated report with photos, ready to show insurers, fire officers or EHOs.
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.
Signs you need TR19 inspection in Budlett's Common
Grease builds up as cooking vapour cools inside the extract. The thickest layers can sit out of sight in the plenum, at bends and along flat runs.
It’s time to book a visit if you see:
- Systems that need surveying before cleaning
- Extracts that may be over the 200 micron mean
- Uncertainty over how often to clean
- Systems cleaned on a calendar with no measurements
If you look after a school kitchen, at a school such as Bonners CofE School or anywhere near Budlett's Common, the holidays are the usual time for a TR19® clean.
What to look for in a quote
- What happens if part of the system cannot be accessed
- Whether the figure could change on the day
- Whether the quote is based on a survey or photos
- Proof of accreditation you can verify
Kitchen extracts in Budlett's Common
The FSA’s food hygiene register shows about 28 restaurants, cafés and works canteens and about 12 sandwich bars and takeaways within roughly a mile and a half of the centre of Budlett's Common. For any of them with a canopy, measuring grease is better than guessing when to clean. Budlett's Common is covered by East Sussex Fire and Rescue Service. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk. Environmental health officers from Wealden council inspect food businesses in Budlett's Common. They look at how clean the premises and equipment are, and the kitchen extract is part of that. A dated certificate in the maintenance file answers the question before it’s asked.
If you run a church or community hall kitchen, near Five Ash Down Independent Chapel or elsewhere in Budlett's Common, its extract still collects grease from every lunch and event.
