How kitchen extract cleaning works in TN29

The ducts are where most of the grease hides. We reach horizontal runs and vertical risers through access panels, removing thick grease by hand, then using degreasers, hot water or steam to suit the deposit. Any section we cannot reach is recorded on the report, and new panels can be fitted. The work covers plenums and filters, vertical risers and canopies and hoods, and people most often call us about a kitchen taken over without any extract records and poor airflow at the canopy.

Night work is normal for us. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. The visit itself takes a few hours for a small kitchen, longer for a large system.

  1. We survey the system, from your photos or on site, canopy to discharge.
  2. We take grease readings at set points and give you a fixed quote.
  3. On the night, the equipment is off and cool and the kitchen is sheeted.
  4. We work through the system from the canopy to the fan and discharge.
  5. Readings are repeated, photos taken, and your TR19 certificate and photo report issued.

Landmarks near Dymchurch

In Dymchurch, that means kitchens and buildings near Dymchurch Primary School, Church of St Peter and St Paul and The Ship Inn and the streets around them. For rail, the closest station is Westenhanger station, about 4.6 miles north of the centre. Nearby you’ll also find Lympne Castle (2.9 miles north).

Where we work in TN29

Across TN29, from Dymchurch, Lydd and St Mary's Bay outwards, kitchens range from town-centre restaurants and takeaways to pubs, hotels, schools and care homes. Each extract is cleaned to the same TR19® standard, canopy to discharge.

From central London kitchens to coastal hotels and country pubs, London and the South East have every kind of site. The same TR19® standard applies to all of them, in TN29 and beyond. TN29 includes coastal places, where salt in the air speeds up corrosion of roof-level equipment. Fans and cowls on sea-facing roofs are worth checking at each visit.

Dymchurch: Older buildings often hide long, awkward duct runs, and if you run a kitchen at a historic venue in the area (Westenhanger Castle is about 4.5 miles north), access may need planning. School kitchens, at schools like Dymchurch Primary School for example, are usually cleaned in the holidays so no lunches are lost.

Staff cleaning versus specialist work

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, alongside our reports.

Landlords, agents and facilities managers

Running several sites is easier with one contractor. We work across London and the South East, so visits at different addresses can be planned together and kept on a regular cycle.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.

What kitchen extract cleaning can’t fix

We’d rather tell you now than book work that won’t help, so these are the things it will not cover:

  • A fan motor that has burnt out
  • Extraction that can’t cope with the cooking because of its design
  • Damaged duct sections that need replacing

Different parts, different methods

Restaurant and pub kitchens

Grills, fryers and woks send a lot of fat into the extract, and measured readings show whether the minimum interval is enough.

Grease filters

A filter that is missing or bent lets grease straight past. We check they fit as they should when we refit them, and flag any that don’t.

Aftercare tips

How long the results last depends on use and care. We suggest:

  • Clean the grease filters regularly between TR19 cleans
  • Keep the extract on whenever the range is lit
  • Diarise the next clean as soon as you get the certificate
  • Give the canopy a daily wipe

Every clean ends with a photo report. Before and after pictures show each part of the system, alongside a list of what was cleaned, anything out of reach and the recommended next clean date.

Regular filter cleaning is the simplest thing a kitchen can do. A filter that’s clean and seated properly stops more grease getting into the plenum, which slows build-up further down the system.

TN29 questions

Will I get a certificate after the clean?

You receive a TR19 certificate and a photo report. The certificate is issued through the BESCA Vent Hygiene Elite portal, and the report includes before and after pictures, grease readings and the recommended next clean date.

Is TR19 a legal requirement?

TR19® is BESA’s specification, not legislation. The law is the Regulatory Reform (Fire Safety) Order 2005, which makes the responsible person assess and reduce fire risk, and cleaning to TR19 is the recognised way to show you’ve dealt with extract grease.

Can we book visits on a schedule?

Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. Each report recommends when the next visit should be.

What do you do to protect the area?

We cover floors and nearby surfaces with sheeting before we start, and waste is contained as we go. At the end, the area is cleaned down.

What do you do with what you remove?

It leaves the site with us when we go. While we work, it’s kept contained so the area stays clean.

How much does kitchen extract cleaning cost?

Size, condition, access and working hours all affect the cost. Ask us for a fixed quote, normally ready within one working day.

Do we have to close the kitchen for the clean?

We clean while the kitchen is closed, so evenings, overnight, early mornings and weekends are all options. We need the equipment switched off and cooled first.
