Kitchen extract cleaning in PO3: how it works
The part of the system nobody sees is often the dirtiest. We reach horizontal runs and vertical risers through access panels, scraping heavy deposits by hand before degreasing. Anything out of reach is noted in the report, and new panels can be fitted. We are often asked to deal with ductwork thick with old, hardened grease and grease dripping from the canopy or filters, across extract fans, horizontal duct runs and discharge points.
We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. On site, it takes a few hours for a small kitchen, longer for a large system.
- First comes a survey of the whole system, by pictures or a visit.
- We measure the grease at set points along the system, then give you a fixed price.
- With the kitchen closed and equipment off and cool, the area is sheeted.
- We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
- We test again, photograph the result and issue your TR19 certificate and photo report.
How we quote

How to get a quote

Landmarks near Baffins
We work in commercial kitchens and buildings around The Baffins pub, St Edmund's Catholic School and Miltoncross Academy, among other places. Other local landmarks include Church of St Cuthbert (under half a mile west), Langstone Junior Academy (under half a mile south) and Alexandra Park (1.7 miles north-west). The nearest railway station is Fratton station, about 1 mile south-west of the centre. A little further out are The Bridge Shopping Centre (1.1 miles south-west) and Southsea Castle (2.4 miles south-west). Not far away are Portsdown Hill and Milton Locks.
Where we work in PO3
Our kitchen extract cleaning work across PO3 takes in places such as Milton, Hilsea and Baffins and the villages in between. Every place on our PO3 list (7 in all) is covered, with cleans booked around trading hours.
We work across London and the South East, and PO3 is part of that area. Each job starts with a survey and a fixed quote, wherever it is in PO3. Along the coast in PO3, many hotels, pubs and cafés are at their busiest in the summer, so cleaning is often best booked before or after the peak season.
Baffins: Healthcare kitchens, like those at hospitals such as St Mary's Hospital (about 0.6 miles south-west), often cook for long hours, which puts them in BESA’s heavier-use bands. Historic houses near Baffins, such as Warblington Castle about 4.8 miles north-east, are a reminder that older buildings with event kitchens can have long, awkward duct routes.
Looking after it afterwards
Results last longer with the right care. We suggest:
- Make sure every filter is fitted before cooking
- Keep to the recommended cleaning interval
- Give the canopy a daily wipe
- Wash or exchange the filters often
Every clean ends with a photo report. It shows the system before and after, part by part, and lists what was cleaned, any areas we couldn’t reach and the date the next clean is due.
Run the extract whenever the kitchen is cooking. Cooking with the extract off lets grease and heat settle in the canopy, and the next clean has more to do.
Common problems we fix in PO3
Hours of cooking are the biggest factor. Under BESA guidance, heavy use of 12 to 16 hours a day means a clean at least every 3 months, moderate use every 6 months and light use every 12. They are minimums: measured grease levels set the real interval.
Common reasons sites call us are:
- Missing paperwork after a change of operator
- Stale cooking odours from the system
- Poor airflow at the canopy
- Heavy grease build-up inside the duct runs
Honest limits
Kitchen extract cleaning can’t fix everything, and we’d rather say so up front. It doesn’t solve:
- Faulty fire dampers in the duct
- An undersized canopy or fan
- A fan motor or bearings that have failed (that needs a fan repair or replacement)
What happens if it’s left?
There’s no law that names TR19, but the Fire Safety Order 2005 still applies. The responsible person must assess and reduce fire risk, and in a kitchen that means keeping extract grease under control. Cleaning to TR19 is the recognised way to show you’ve done it.
Questions to ask before booking
- Whether the quote is based on a survey or photos
- Whether they’re fully insured
- How areas they can’t reach will be recorded
- Whether the quote shows VAT
What staff can safely do
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.
Common questions in PO3
What do you do with what you remove?
We take it away when we go. While we work, it’s kept contained to keep the area clean.
Will the clean disrupt our service?
When the kitchen is closed, at whatever time suits you. We need the equipment cool, and we leave the kitchen ready to cook.
How often should a kitchen extract be cleaned?
It depends on how many hours a day the kitchen cooks. Heavy use of 12 to 16 hours a day calls for a clean at least every 3 months under BESA guidance, and lighter use less often. We’ll recommend a date after measuring the grease.
What is TR19?
It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.
Is a quote from photos possible?
Yes, for many jobs. Send wide shots, close-ups of any access panels and anything that worries you, and a fixed quote usually follows within one working day. Some sites still need a visit, and we’ll say so.
What does kitchen extract cleaning cost?
There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before we start.
What paperwork comes with a kitchen extract clean?
You receive a TR19 certificate and a photo report. Certificates are issued through the BESCA Vent Hygiene Elite portal, and the report includes before and after photos, grease readings and the recommended next clean date.
