How we handle kitchen extract cleaning in Lower Sheering
We have been trading since 2009, cleaning kitchen extracts across the South East and London. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001 and are fully insured. Typical jobs include rancid smells from grease in the duct and missing paperwork after a change of operator, across vertical risers, plenums and filters and extract fans. Most calls from Lower Sheering come after an insurer, an EHO or a fire officer asks to see the last TR19 certificate. We handle the clean and the paperwork in one visit.
A clean in Lower Sheering covers the canopy, plenum, filters, ductwork, risers and fan, then record anything that couldn’t be reached.
Rural kitchens often have long, low duct runs through a roof space or along an outside wall, where grease settles in the flat sections. Access, parking and timings are agreed before the day.
The report is your system’s health record: a dated account with pictures of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

Grease, kitchens and Lower Sheering
Food Standards Agency records list about 18 restaurants, cafés and works canteens and about 5 takeaways within 1.5 miles or so of the middle of Lower Sheering. Wherever food is cooked under a canopy, the extract above it gathers grease and needs cleaning on a schedule. Hertfordshire Fire and Rescue Service covers Lower Sheering. In most workplaces, including commercial kitchens, it’s the fire and rescue authority that enforces the Fire Safety Order. In Lower Sheering, food businesses are inspected by environmental health officers from Epping Forest council. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Before-and-after pictures from each clean are a simple way to show the extract is in hand.
If you run a café or takeaway near Sawbridgeworth station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits. Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; Herts and Essex Hospital is the nearest hospital to Lower Sheering, about 4 miles north. Where a hall near Parish Church of Great St Mary's, or anywhere in Lower Sheering, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

Why act early in Lower Sheering
Putting it off simply moves the grease further down the duct. Fat that was soft and easy to remove hardens with heat and time, and that takes more work to shift. Staying on a regular cycle keeps each clean manageable. In a small place like Lower Sheering, a system that fails can take a site out of use.
Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you are unsure, ring 0345 646 2711 or send us an email and we will give you an honest view and a fixed quote.

Multi-site and managed buildings
Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, ready to show insurers, fire officers or EHOs.
We regularly work with managing agents. Tell us the site, the work and the access arrangements, and we will send a fixed quote.
What affects the quote in Lower Sheering
Your quote is based on your site. We take into account:
- The condition of the system
- Whether we need access equipment or extra panels
- The size of the system
- Any permits to work or inductions
You won’t find a price list here, because the cost depends on the site in front of us. Call for a fixed quote, and we’ll talk you through it.
What to send for a quote
Photos and a few facts are often enough to price the work. Send what you can of the following:
- Any symptoms, from odd noises to smells or leaks
- The paperwork from the last visit, if you have it
- Wide photos of the system and the area around it
- The postcode and the type of business
We do not publish a price list, because no two systems are the same. We look at your system first, from photos or on a visit, then send a fixed quote. To start, give us a ring on 0345 646 2711 or use the quote form.
Staff cleaning versus specialist work
Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.
Part by part
Extract fan and discharge
At the end of the system is the discharge, and grease can collect there too. It’s cleaned as far as safe access allows, and any limits are recorded.
Restaurant and pub kitchens
Grills, fryers and woks send a lot of fat into the extract, and measured readings show whether the minimum interval is enough.
Questions from Lower Sheering
Is Lower Sheering within the area you cover?

Can a school canteen extract in Lower Sheering be done out of term time?
Yes. Half-terms and the summer break are the natural time for school work. Do you look at the system first?
Yes, always. We diagnose before we treat: the survey shows what needs doing and what access we need, and the quote is based on that.
What if parts of the system can’t be reached?
They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, and we can quote to improve the access.

What do I get after the clean?
A TR19 certificate and a photo report. Certificates are issued through the BESCA Vent Hygiene Elite portal, and the report includes before and after pictures, grease readings and the recommended next clean date.
What kitchen extract cleaning cannot fix
To be straight with you, there are a few things this work won’t fix:
- A duct that is holed or coming apart
- Extraction that can’t cope with the cooking because of its design
- Fire dampers that won’t close (that needs damper testing and remedials)
Not sure which it is? You can ring 0345 646 2711 or send us an email and we will tell you honestly before you book.
What the work covers
- Horizontal duct runs
- Plenums and filters
- Canopies and hoods
- Discharge points
- Extract fans
- Vertical risers
The process
There are three stages on the day: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and photos. Most of the time goes on the work itself, which takes anything from a few hours to a full night, depending on the size of the system. Somewhere like Lower Sheering, lanes, gates and parking are worth mentioning in advance.
- We start with a survey, so we know every part of the system before we quote.
- Set points are tested for grease thickness and the quote is fixed before we start.
- Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
- Canopy, plenum, filters, duct runs, risers, fan and discharge are all cleaned to TR19® Grease.
- We test again, photograph the result and issue your TR19 certificate and photo report.
Before we arrive
- Tell us the best time to work, such as after service or at a weekend
- Allow time for equipment near the work to be turned off and cool down
- Name a contact who can let us in at the agreed time
