For landlords and multi-site operators
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.
For anyone managing more than one site, we can schedule visits across all of them on one quote. Each site gets its own report and photos, so records stay tidy.
About our kitchen extract cleaning in Steeple
Few kitchens can stop cooking for a day so the extract can be cleaned. Cleans are booked for evenings, overnight or weekends, or during holidays where a site closes for them. With the equipment off and cool and the area sheeted, we clean and hand the kitchen back ready for the next service. If you’re dealing with grease smells coming from the extract and proof of cleaning requested by an insurer, we can help. When a restaurant in Steeple asks for duct cleaning, it’s nearly always the kitchen extract they mean, and that’s our main job: canopy to fan, to TR19® Grease.
BESA sets minimum intervals by hours of cooking a day: every 3 months for 12–16 hours, every 6 months for 6–12 hours and every 12 months for 2–6 hours, adjusted by what the grease readings show.
Rural kitchens often have long, low duct runs through a roof space or along an outside wall, and those horizontal sections are where grease settles. We agree access and timings in advance.
For insurers and inspectors, the record counts. That is why every job is written up in a report with pictures, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

How it works
Our technicians bring everything the work needs, including protection sheets, the right tools and access kit. You only need to give us clear access and switch off what needs to be off. On site, the work takes anything from a few hours to a full night, depending on the size of the system. Somewhere as small as Steeple, the date and timings are agreed with you well before the day.
- First the diagnosis: a survey of the whole system and its access points.
- Grease readings set the baseline, and a fixed quote follows.
- After the kitchen closes, we sheet the area and set up to contain grease and water.
- Heavy deposits are scraped by hand and the system degreased to TR19® Grease.
- The sign-off: post-clean readings, a TR19 certificate and a photo report with the next clean date.
How to prepare
- Make sure someone can let us in and lock up afterwards
- Have your last certificate or report to hand
- Agree a time when the area can be out of use
How to get a quote
Getting a quote doesn’t take long. Send a few details and pictures, and we normally reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

How the job changes from site to site
Grease filters
Between TR19 cleans, filters still need regular cleaning, and a filter exchange service can take that off your hands. Clean filters slow the build-up further down the system.
Ductwork and risers
Vertical risers carry the air up through the building, and grease runs down their walls and pools at the base. Access panels along the riser let us clean it in sections.
Leave it or put it right?
If there’s a fire and the extract hasn’t been cleaned, the paperwork becomes the problem. Many insurers ask for proof of TR19 cleaning and may reduce or refuse a claim without it. A current certificate is far easier to produce than an explanation. Somewhere as small as Steeple, losing a kitchen or building to a fault is felt by everyone who uses it.
You will not find a price list here, because each job is priced on what it involves. Call for a fixed quote, and we’ll explain what it covers.

Steeple kitchens: local notes
Steeple is within about 2 miles of the coast. Metal on the roof weathers faster close to the coast, and the extract fan and cowl are no exception. Food Standards Agency records list about 3 cafés, restaurants and staff canteens in Steeple and the streets around it, up to about 1.5 miles out. Any of them cooking under a canopy is sending grease into its ductwork every service. Essex County Fire and Rescue Service covers Steeple. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.
A hall kitchen that only cooks for events, whether near Church of St Lawrence and All Saints or elsewhere in Steeple, still needs its extract cleaned, just less often.

Your questions about kitchen extract cleaning in Steeple
Do you work in villages like Steeple?
Yes, we work in villages as well as towns, and Steeple is covered. Photos of the system and directions to the site help us plan the visit.
Can you work in Steeple outside opening hours?
Yes, nights and weekends are routine for us. The work in Steeple can fit around your hours. Your opening times are the first thing we ask for.
Do you have a 24/7 line?
Yes. There’s a 24/7 emergency line, for problems that cannot wait. Call us any time and explain what’s happened.
Can you set up regular visits?
Yes, of course. Send details of the systems and how they’re used and we will propose a schedule with a fixed quote.
What do you do to protect the area?
Floors and surfaces near the work are sheeted before any work starts, and waste is contained as we go. At the end, the area is cleaned down.
What does a TR19 kitchen extract clean include?
A TR19 Grease clean covers the full extract route, not just the canopy. Canopy, plenum, filters, ductwork, risers, fan and discharge are all included, reached through access panels where necessary.
What is TR19?
TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Do you look at the system first?
Yes. We always survey first, from your photos and details, or with a visit where needed. A fixed quote follows.
Aftercare tips
Think of this as the after-treatment advice, short and simple:
- Give the canopy a daily wipe
- Switch the fan on before cooking starts
- Diarise the next clean as soon as you get the certificate
- Flag any change in how the extract sounds or works
We hand the kitchen back clean, with the sheeting removed and waste taken away. Grease and dirty water are collected and taken off site, so you can start cooking as normal.
Report drips, smells or a noisy fan early. Grease dripping from the canopy, a burning smell or a fan that sounds rough are all signs of build-up, and a grease thickness test can confirm it.
What we’re called out for in Steeple
Cooking fat leaves the pan as a fine vapour. Once it cools inside the ductwork, it condenses onto every surface it touches, building a layer that gets thicker with every service. Filters catch some of it, but never all.
Keep an eye out for any of the following:
- A kitchen taken over without any extract records
- Years of baked-on grease in the ducts
- A kitchen with no current TR19 certificate
- Grease drips onto cooking equipment
A TR19® clean in Steeple doesn’t stop at the filters: the plenum, ductwork, fan and discharge are cleaned too.
