Aftercare tips

Here’s the after-treatment advice, in brief:

  • Store test records alongside the fire risk assessment
  • Tell contractors where dampers are before they start work
  • Keep an eye out for damp around dampers
  • Keep to at least yearly testing

Dampers we couldn’t reach are listed with the reason, such as no access panel or a blocked hatch. Access panels can be fitted so those dampers are tested on the next visit.

Water is a damper’s enemy, so fix leaks and condensation near them promptly. Corrosion is a common reason blades stick.

About our fire damper testing in Woodham

The point of testing is to find dampers that fail. When one sticks, has a damaged link or is corroded, we report it and offer remedials, so the fault doesn’t just sit on a list. We are often asked to deal with dampers that can’t be reached without an access panel and dampers affected by leaks or condensation, across offices and schools, riser dampers and hospitals and care homes.

In smaller places like Woodham, dampers are often in the ductwork serving kitchens, plant rooms and escape routes. Testing is planned around residents, pupils or guests.

The sign-off is always in writing: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

Your questions about fire damper testing in Woodham

Can you test school fire dampers in Woodham out of term?

Yes, out-of-term visits are normal for schools. Around Woodham, the Food Standards Agency lists about 17 schools and colleges with registered kitchens within a mile and a half or so. Tell us your holiday dates and we’ll book the visit for when the site is empty.

Is Woodham within the area you cover?

Yes. Villages and rural sites across the South East are part of our work, Woodham included. The journey is planned ahead, so a few details about the route help.

What paperwork do we get after testing?

After testing, we provide a report covering each damper, showing where it is, whether it passed and what we found. Keep it with your fire safety records.

What is TR19?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked and expects a risk-based approach.

Do you have insurance?

Yes. We are fully insured, and the details are available on request.

What do you need from me for a quote?

Just the basics: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. Then call us on 0345 646 2711, or email photos.

How often should fire dampers be tested?

At least once a year, under BESA guidance, plus a test when the damper is first installed. Some sites choose to test more often where the risk is higher.

Do you test smoke dampers as well?

Yes, as well as drop testing fire dampers. The results go into the same report, with any faults set out clearly.

Why deal with it now?

If a damper can’t close, the wall it sits in has a hole in it during a fire. Everything else about the compartment can be right and the duct still lets it down. It’s far better to find that out on a test than in a fire. A visit arranged in advance is far less disruptive than a callout on a busy day.

What you pay reflects the actual work. That’s why we survey first, from pictures or on site, and the price is agreed before work begins.

The process

We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool before work begins, and floors and nearby surfaces are sheeted. The work itself takes a few hours for a single floor, with bigger buildings phased over more than one visit. Getting to the system matters more than parking in a place like Woodham, so let us know how to reach it.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. We open up ceilings and hatches and take off each access panel.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. We close everything up and send the results in a report.

How to prepare

  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Dig out any earlier paperwork for the system
  • Tell us about site rules, permits or sign-in

How to get a quote

The quickest way to a quote is to send photos: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.

Advice

When something else is needed

We’ll always give you a straight diagnosis, so here’s what this work can’t put right:

  • Gaps in the wall or floor around the damper
  • Deciding where dampers should be fitted
  • Ductwork crossing a fire wall with no damper fitted

If you are not sure, just call 0345 646 2711, or send details by email and we’ll give you a straight answer before you book.

What we work on in Woodham

  • Riser dampers
  • Motorised smoke dampers
  • Hospitals and care homes
  • Offices and schools
  • Wall and floor dampers
  • Fusible link fire dampers

What the work involves, part by part

Fusible link fire dampers

For dampers closed by a spring, BESA guidance is annual testing as a minimum. Dropping the blade reveals springs that are tired and blades that drag.

Ceiling voids and risers

Ceiling voids are where lots of dampers end up. Ceiling tiles are lifted for access and replaced afterwards.

Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.

If you manage a school site such as Fullbrook School, any fire dampers can be tested in the holidays. For buildings around West Byfleet station with ducted ventilation, any fire dampers need an annual test at least. Healthcare buildings such as St. Peter's Hospital (about 2.3 miles north) rely on fire compartments, and the dampers in them need testing at least annually.

What staff can safely do

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That’s our job.

Managing agents and facilities teams in Woodham

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.

Facilities teams in offices, schools and healthcare sites book us too in Woodham and across Surrey. Larger estates can be phased building by building to keep disruption down.
