Fire damper testing across Ottershaw

How we handle fire damper testing in Ottershaw

Ductwork can carry fire and smoke between compartments, and the damper is what stops it. A damper only does its job if the blade can drop fully. Annual drop testing is how you know in each part of the building. If you are dealing with dampers overdue for their annual drop test and fire dampers nobody can get to, we can help.

In smaller places like Ottershaw, dampers are often in the ductwork serving kitchens, plant rooms and escape routes. Testing is planned around residents, pupils or guests.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

How the job changes from site to site

Fusible link fire dampers

Most fire dampers are held open by a fusible link. Heat melts the link and the blade falls shut across the duct. Testing means dropping the blade, checking the full close and resetting it.

Smoke dampers

A smoke damper is opened and closed by a motor, not a link. We test them through their controls and check each blade travels fully.

What happens on the day

We start by comparing what we find with the survey or your pictures. If anything is different, we talk it through with the person on site before carrying on. From there, it takes a few hours for a single floor, with bigger buildings phased over more than one visit. For a site near Ottershaw, the work is booked around your opening hours, evenings and weekends included.

  1. First we look at any damper register, drawings or earlier test reports.
  2. Each damper is located and reached through its access panel.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. We reset every damper that passes and check it’s left open.
  5. You get a report listing each damper, its result and any remedials needed.

Advice

What staff can safely do

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We will take a look and give you a fixed quote.

Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, which is where we come in.

Why act early in Ottershaw

An untested damper is an unknown. Testing turns it into a known pass or a known fault, with remedials offered for anything that fails, and that is something you can plan around. A site near Ottershaw that has to close at short notice is hard to cover for.

Several systems or sites on one quote can make for a more efficient booking. Mention every system or site you need covered and we will price it together.

Ottershaw: your questions answered

Do you cover smaller places like Ottershaw?

Yes, we work in villages as well as towns, and Ottershaw is covered. The journey is planned ahead, so a few details about the route help.

Do you test dampers in schools in Ottershaw during the holidays?

Yes. Half-terms and the summer break are the natural time for school work. There are about 10 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Ottershaw. Send us your term dates when you phone us on 0345 646 2711, or email photos, and we’ll fit the work in.

How do you deal with dampers that cannot be reached?

Any damper we cannot reach is listed on the report, so you know exactly what’s outstanding. Fitting an access panel is the usual fix, and we can quote for it.

Do you look at the system first?

Yes, always. We diagnose before we treat: the survey shows what needs doing and what access we need, and the quote is based on that.

Do you carry out smoke damper testing?

Yes. We test smoke dampers through their control system, as they’re motor driven. Each one is checked for full travel and the result recorded.

Which accreditations do you hold?

Our accreditations are CHAS, SafeContractor and ISO 9001, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

Does the law say we must follow TR19?

No. TR19® itself isn’t law; it’s a BESA specification. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and TR19® is the benchmark for showing that grease in the extract is under control.

Will we get a certificate for the dampers?

We test, record and report, rather than certify dampers to a standard. For each damper it shows the result and anything that needs putting right.

What affects the quote in Ottershaw

The quote reflects the site in front of us. We consider:

  • When the work can happen, such as evenings, overnight or weekends
  • A single visit or a regular plan
  • Where the site is and how we reach it
  • The size of the system

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. You will have a fixed price before we start.

What to send for a quote

There’s no need for technical detail. Just send:

  • Wide pictures of the system and the area around it
  • Your last certificate, test record or report
  • The roof, plant room or outside wall the system runs to
  • Detail shots of panels, filters and grilles

To get a fixed quote, ring 0345 646 2711 or drop us a line and tell us the type of site, your opening hours and roughly what the system looks like. Photos and the last report, if you have one, make the quote quicker. You will normally have a quote within one working day.

When to call us in Ottershaw

Building work often happens right next to dampers. Cables get run through them, links get knocked and blades get wedged open, and any of those can stop a damper closing.

Clients usually contact us when they notice one of these:

  • Motorised smoke dampers due for testing
  • Rusted damper blades and springs
  • Dampers clogged with dust or grease
  • Fire dampers nobody can get to

If you manage a historic building in the area (Botleys Mansion is about 0.8 miles north), dampers fitted during conversions can be hard to reach and need recording.

What to look for in a quote

  • Whether they recommend a next date
  • Whether VAT is included
  • When they can work, and whether that’s outside your opening hours
  • Whether a written report and pictures are included

Aftercare tips

Here’s the after-treatment advice, in brief:

  • Keep ceiling hatches and duct panels easy to open
  • Keep to at least yearly testing
  • File every damper report where your assessor can find it
  • Update the register when ductwork changes

After testing, you get a report listing each of the fire and smoke dampers we tested, with where it is and whether it passed. File it with your fire safety log so it’s to hand for assessors and insurers.

A simple register of every damper helps a great deal: where each damper is, what kind it is and when it was last tested. It stops dampers getting lost as the building changes.
