What affects the quote in Upper Common

There’s no set price list, because no two systems are the same. What we look at:

  • Working hours and out-of-hours timing
  • Site requirements such as sign-in and permits
  • How many systems or sites are involved
  • Whether it’s a one-off visit or part of a schedule

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll explain each part.

What to send for a quote

Photos let us diagnose from a distance. Try to include:

  • Close-ups of filters, grilles, hatches or access panels
  • Your last certificate, test record or report
  • Where the site is and what kind of site it is
  • Any symptoms, from odd noises to smells or leaks

Here’s what helps us quote: where the site is, what it is and its opening hours, pictures of the system and the last certificate or report, if there is one. Then give us a ring on 0345 646 2711 or drop us a line.

Fire damper testing in Upper Common, done properly

Each damper we test gets a location, a result and a note of its condition. Dampers that pass are reset and left open, ready to operate, while failures are flagged with what we found. You end up with a clear record to keep with your fire safety documents. The work covers motorised smoke dampers, hospitals and care homes and riser dampers, and the jobs we see most are fire dampers that fail to drop shut and damper actions from a fire risk assessment.

Somewhere as small as Upper Common, fire dampers are typically found in a school, a care home, a hotel or a converted building, wherever there is one. Each damper still needs testing at least once a year.

The sign-off is always in writing: a dated report with photos of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

Signs you need fire damper testing in Upper Common

Dampers are hidden above ceilings, inside risers and behind boxing. If there’s no hatch to reach them, they slip off everyone’s list, and anything nobody can get to goes untested.

What we’re most often called out for:

  • Rusted damper blades and springs
  • Dampers clogged with dust or grease
  • Buildings with no damper register
  • Smoke dampers that need testing through their controls

Hall Place, about 3.9 miles south-east, is one of the historic houses near Upper Common, and older buildings converted to new uses often have ventilation added later.

What to look for in a quote

  • Whether a survey comes first
  • Exactly which parts of the system are covered
  • When they can work, and whether that’s outside your opening hours
  • Whether they’re fully insured

Our hiring checklist

What your team can do, and what needs us

Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, next to our reports.

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

Different parts, different methods

Smoke dampers

A smoke damper that does not respond to its controls is recorded as a fault, along with what we saw.

Offices and retail

Each new fit-out brings a risk of damaged or covered dampers. Testing after a fit-out shows whether anything was disturbed.

Upper Common: your questions answered

Can you come to Upper Common after we close?

Yes. We work evenings, overnight and at weekends. The work in Upper Common can fit around your hours. Just ring 0345 646 2711 or send us an email with your opening times and we will plan around them.

Who is the fire and rescue service for Upper Common?

Fire safety enforcement in Upper Common is handled by Hampshire and Isle of Wight Fire and Rescue Service. BESA guidance is that every fire damper is tested at least once a year, so an officer or insurer may expect a report less than a year old.

Is TR19 a legal requirement?

No. The law sets the duty; TR19® is the benchmark used to show it’s met. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has to manage fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.

What if a damper has no access panel?

It’s noted as inaccessible rather than skipped. With an access panel fitted, it can be tested on a return visit.

How often does BESA say fire dampers should be tested?

The guidance from BESA is at least annually, by a competent person. Dampers should also be tested when they’re first installed.

What should I send you?

Some photos and a quick description of the system, with the address and opening hours. We will ask for anything else we need.

How long does fire damper testing take?

A visit takes a morning or an afternoon for a small number of dampers, longer where there are many. Bigger sites can be phased, so call 0345 646 2711, or email photos for a quote.

What do you do with what you remove?

Anything we remove is contained as we work and taken away with us, from grease and debris to used cleaning water. None of it is left on site.

What a clean will not put right

We’d rather tell you now than book work that will not help, so these are the things it will not cover:

  • Dampers that were never installed where they’re needed
  • Designing the building’s fire compartments
  • Control wiring problems outside the damper itself

If in doubt, call us on 0345 646 2711, or email photos and we will say what we think before booking.

What the work covers

  • Fusible link fire dampers
  • Wall and floor dampers
  • Offices and schools
  • Motorised smoke dampers
  • Hospitals and care homes
  • Riser dampers

The process

When we arrive, we check the system against the survey or the pictures you sent. Anything unexpected is raised with you before we go further. From there, it takes a couple of hours for a few dampers, and a day or more across a big site. Visits to a village like Upper Common are booked in advance, at a time that suits whoever runs the site.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. We open up ceilings and hatches and take off each access panel.
  3. The blade is released and watched to make sure it closes fully.
  4. We reset it and record any dirt, corrosion or damage.
  5. We close everything up and send the results in a report.

Preparing for the visit

  • Let us know about parking and loading
  • Name a contact who can let us in at the agreed time
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

Looking after it afterwards

To keep the system working properly between visits:

  • Never wedge or tie a damper open
  • Warn anyone working in ceiling voids about the dampers
  • Close off damper faults promptly
  • Diary the annual test well ahead

Make sure trades working in ceilings and risers know where the dampers sit, and that they mustn’t tie, wedge or obstruct them. If a damper has been disturbed, have it tested again.

Keeping to at least annual testing stops small faults turning into failed dampers. Faults caught early are easier to fix.
