Fire damper testing for sites in Tylerscross

Tylerscross questions

Can you work in Tylerscross outside opening hours?

Yes, we can come after you close and finish before you open. That way a site in Tylerscross doesn’t have to lose a day’s trading. Let us know the hours you are closed and we’ll book within them.

Which fire service covers Tylerscross?

It’s Essex County Fire and Rescue Service, which covers Tylerscross. A report listing every damper, its location and its result is the easiest way to show the dampers are maintained.

Do you test smoke dampers as well?

Yes. Every smoke damper is driven through its controls and checked for full movement. If someone else looks after the controls, we plan the timing with you.

What information do you need?

A short description and a few pictures plus the address and your hours. We will ask for anything else we need.

What do you do with what you remove?

Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. We don’t leave it behind.

Do you offer maintenance contracts?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.

How often does BESA say fire dampers should be tested?

BESA’s guidance is a test on installation and at least once a year after that. Some sites choose to test more often where the risk is higher.

Do you have insurance?

Yes. Full insurance covers our work and have been trading since 2009.

Fire damper testing for kitchens and businesses in Tylerscross

Under BESA guidance, every fire damper is tested on completion of installation and then at least once a year. Spring-operated dampers need testing every year as a minimum. We carry out fire damper testing for buildings in Tylerscross and give you the records to show it’s been done. We are often asked to deal with motorised smoke dampers due for testing and corroded dampers in damp risers and plant rooms, across fusible link fire dampers, hospitals and care homes and riser dampers.

Rural buildings that have been converted or extended can have ducts passing through fire-resisting walls, where the dampers are easy to overlook. A first test usually starts with finding them all.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Why it’s worth doing now in Tylerscross

Faults found early are often simpler to put right. Years of corrosion and dirt can mean the whole damper needs replacing instead. Out of sight is the usual reason a rural system goes too long without attention.

Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you are not sure what’s needed, call 0345 646 2711 or email us and we’ll give you an honest view and a fixed quote.

Why Tylerscross businesses choose us

It’s worth knowing the limits before booking:

  • Deciding where dampers should be fitted
  • Sign-off of the whole building’s fire safety
  • Missing dampers that a designer needs to specify

If you are not sure, just call us on 0345 646 2711 or email us and we will give you a straight answer before you book.

How the visit works

Everything the job needs comes with us, from protective sheeting to tools and access equipment. All we need from you is clear access and the right equipment switched off. The visit takes from an hour or two in a small building to several visits on a large estate. In a small place like Tylerscross, the journey is planned ahead and the visit arranged around the site’s hours.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. We reset it and record any dirt, corrosion or damage.
  5. Panels and tiles go back, and the results are written up.

How to prepare

  • Agree a time when the area can be out of use
  • Let us know about permits to work or site inductions
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

Keeping the system healthy

Here’s the after-treatment advice, short and simple:

  • Store test records alongside the fire risk assessment
  • Add new dampers to the register as they’re fitted
  • Fix water leaks in plant rooms and risers promptly
  • Diary the annual test well ahead

Failed dampers are set out separately, each with the fault we found, and we can quote for remedials. Once the work is done, the damper is tested again and the record updated.

Water is a damper’s enemy, so fix leaks and condensation near them promptly. Corrosion is a common reason blades stick.

Staff cleaning versus specialist work

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That is our job.

Common problems we fix in Tylerscross

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has a duty to keep fire safety measures working, and dampers are part of those measures. Whoever that is, whether employer, owner, landlord, facilities manager or managing agent, needs to be able to show the dampers work.

Look out for these warning signs:

  • Gaps in the fire damper test log
  • Dirty dampers that may not close
  • Dampers affected by leaks or condensation
  • Dampers that stick or won’t close fully

School buildings such as Water Lane Primary Academy are typically tested in the holidays, wherever they have dampers.

Different parts, different methods

Smoke dampers

Testing smoke dampers sometimes needs input from whoever looks after the control system. We plan that with you before the visit.

Ceiling voids and risers

Ceiling voids are where lots of dampers end up. Ceiling tiles are lifted for access and replaced afterwards.
