Why it’s worth doing now in The Green

Leaving damper testing for another year doesn’t make the dampers any more likely to work. The guidance from BESA is at least once a year, and a skipped year leaves a hole in your records as well. In a place like The Green, ductwork and fans are easy to forget until something goes wrong.

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll explain each part.

Fire damper testing for kitchens and businesses in The Green

Ductwork can carry fire and smoke between compartments, and the damper is what stops it. A damper only does its job if the blade can drop fully. Regular drop testing is how that gets checked in each part of the building. We are often asked to deal with dirty dampers that may not close and blades that jam part-way when released, across riser dampers, offices and schools and wall and floor dampers.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, where the dampers are easy to overlook. The first visit starts by locating each damper.

The paperwork matters as much as the work. You get a written report with photos after every visit, listing what was done, anything we couldn’t reach and when the next visit is due. Keep it with your fire safety records so it’s to hand when an insurer or inspector asks.

Between visits

Once we have finished, these simple steps help:

  • Don’t let hatches get painted shut or boarded over
  • Keep cables and fixings away from damper blades
  • Keep the damper register up to date after any building work
  • Keep to at least yearly testing

The next test should be no more than a year away. BESA guidance is at least annual testing, and booking the same month each year keeps it simple.

The simplest way to avoid failures is to test on time, every year. Faults caught early are easier to fix.

What fire damper testing looks like in The Green

The Green sits within the area of Essex County Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order. About 2.4 miles north-west of The Green is William Julien Courtauld Hospital, the nearest hospital. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital.

For managed buildings around Cressing station, damper testing can be booked out of hours so tenants are not disturbed. William Julien Courtauld Hospital, about 2.4 miles north-west of The Green, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests.

The Green is about 3 miles south of Braintree, in Essex. We carry out fire damper testing for commercial premises of every kind in The Green and the rest of Essex. Across Essex, we cover 644 places, and The Green is one of them. For sites nearby, see our Chelmsford page (8 miles or so).

The process

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before we start, and floors and nearby surfaces are sheeted. On site, it takes from an hour or two in a small building to several visits on a large estate. Pictures of the system and its access let us plan the work in The Green before we set off.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we can’t reach.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Before we arrive

  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Clear the space around the work
  • Dig out any earlier paperwork for the system

Landlords, agents and facilities managers

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.

We regularly work with managing agents. Send the address, what’s needed and how access works and we’ll come back with a fixed quote.

Common questions in The Green

Will you come out to The Green?

Yes, The Green is part of our area, however small the site. A survey first, from photos or a visit, means we arrive with the right kit.

Do you work overnight in The Green?

Yes, we can come after you close and finish before you open. That way a site in The Green does not have to lose a day’s trading. Tell us your opening hours when you ask for a quote.

How often does BESA say fire dampers should be tested?

According to BESA guidance, dampers should be tested when they’re installed and then at least once a year. For spring-operated dampers, once a year is the minimum.

Are you accredited?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We have been trading since 2009 and we’re fully insured.

What if a fire damper won’t close?

The fault is recorded and explained in the report. We can then repair or replace the damper as a remedial job with a fresh test at the end.

What does TR19 mean?

A BESA specification, with two parts that matter most here: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It isn’t legislation, but it’s the standard people check against.

Whose job is it to make sure fire dampers are tested?

The responsible person under the Regulatory Reform (Fire Safety) Order 2005, who might be the employer, owner, landlord, facilities manager or managing agent. Keeping fire safety systems working, dampers included, is part of their duty.

Is a quote from pictures possible?

Yes, where the pictures show enough. Otherwise, we book a survey at a time that suits the site, then a fixed quote.

How the job changes from site to site

Access panels

A damper can only be tested if it can be reached. Most need an access panel in the duct and a hatch in the ceiling or wall.

Schools, hospitals and care homes

In hospitals and care homes, people are there day and night. The sequence of testing is agreed with staff to keep disruption to a minimum.

Common problems we fix in The Green

Dust settles on damper blades, runners and springs over the years. Where the duct carries grease or cooking vapour, grease coats them too, and either one can hold the blade part-open.

Common reasons sites call us include:

  • Damper actions from a fire risk assessment
  • Rusted damper blades and springs
  • Dampers hidden with no access panel or hatch
  • Motorised smoke dampers due for testing

For schools like Cressing Primary School, damper testing is easiest in the holidays, when corridors and ceilings are clear.

What your quote should include

  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
  • Whether a survey comes first
  • Whether the figure could change on the day
  • When the next visit should be, and why

Honest limits

To be straight with you, there are a few things this work won’t fix:

  • Approving the building’s fire strategy
  • Control wiring problems outside the damper itself
  • Dampers that were never installed where they’re needed

If in doubt, call 0345 646 2711 or send us an email and we will say what we think.
