Ventilation duct cleaning in The Green

Ventilation duct cleaning in The Green, done properly

Every ventilation system has ducts bringing air in and ducts taking it out. Over time, both collect dust and debris, and some of it is blown back into the building. We clean the ductwork, grilles and diffusers to TR19® Air. If you have dust marks around grilles and ceiling diffusers and construction dust left in ducts after a refit, we can put it right.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.

We are CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

The process

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before we start, and the area around the work is covered and protected. On site, it takes a shift or two for a small system, longer for a whole building. Somewhere as small as The Green, the date and timings are agreed with you well before the day.

  1. We survey the system from drawings, pictures or a site visit.
  2. Inspection comes next, with pictures of the inside of the ducts.
  3. We protect the rooms beneath and switch the system off.
  4. We clean the ductwork, grilles and diffusers through access panels.
  5. A certificate and before and after photos follow, with anything not reached recorded.

Before we arrive

  • Plan for cooking equipment or plant to be off before we arrive
  • Let us know about permits to work or site inductions
  • Have your last certificate or report to hand

Schools and colleges

Holidays and weekends are the natural time to clean school ventilation, when classrooms are empty.

Grilles and diffusers

Dark streaks round a ceiling diffuser can be a sign of dirty supply air. The grilles are cleaned and the ducts behind inspected.

Staff cleaning versus specialist work

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, and that’s where we come in.

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. That is our job.

Fixed quotes for ventilation duct cleaning in The Green

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any permits to work or inductions
  • The condition of the system
  • One-off work versus a regular cycle
  • The number of sites or systems

One small site or a whole estate, the quote is built the same way: the work involved, the access and the timing. You’ll have a fixed price before any work starts.

What to send for a quote

Photos let us diagnose from a distance. Try to include:

  • The paperwork from the last visit, if you have it
  • The roof, plant room or outside wall the system runs to
  • The times we could work without disrupting the site
  • Any symptoms, from odd noises to smells or leaks

Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.

The Green’s nearest hospital, William Julien Courtauld Hospital, is about 2.4 miles north-west. Clean air matters most where people are unwell, and that’s as true in a care home as in a hospital.

If you manage a school such as Cressing Primary School, ventilation cleaning is best booked for the holidays. Healthcare ventilation, from large hospitals like William Julien Courtauld Hospital (about 2.4 miles north-west) to small clinics, depends on clean filters, coils and ducts.

When to call us in The Green

Damp ducts hold onto dirt. Condensation and leaks turn loose dust into a stubborn layer, and it becomes harder to remove.

Clients typically contact us after spotting one of these:

  • Musty smells from the ventilation
  • Ducts that need a clean before handover
  • Ductwork with too few access panels to clean
  • Supply ducts with years of dust inside

For workplaces around Cressing station with mechanical ventilation, cleaning can be done in the evening or at weekends.

What to look for in a quote

  • Proof of insurance
  • Whether the quote is based on a survey or pictures
  • What paperwork you get at the end
  • Whether the figure could change on the day

Questions from The Green

Do you work in villages like The Green?

Yes, we work in villages as well as towns, and The Green is covered. Just mention lanes, gates or anything else about the site when you book.

Can you come to The Green after we close?

Yes, nights and weekends are routine for us. It means the site in The Green keeps running as normal. Just give us a ring on 0345 646 2711 or email us with your opening times and we will plan around them.

What’s TR19?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping, and it takes a risk-based approach.

Can one contract cover all our sites?

Yes. Our area covers London and the South East, so sites at different addresses can be planned together on one programme. Each site gets its own report and photos.

What do you do to protect the area?

By covering it before any work starts. The work is kept contained and leave the area clean.

What types of premises do you cover?

Any site with a kitchen or a ventilation system to look after, from a small pub to a hospital. We work with hotels, schools, care homes, offices, retail and leisure sites.

What about areas you can’t get to?

We never leave them off the paperwork. You’ll know exactly which parts weren’t reached and why, along with a quote to put access in.

Is a quote from pictures possible?

In many cases, yes. With good pictures, the site type and your last report, we can price many jobs. Larger or hidden systems need a survey on site first.

Why it’s worth doing now in The Green

An inspection-led approach avoids cleaning ducts that don’t need it. Putting the inspection off just means you do not know where you stand. It’s simpler to plan the work at The Green now than to arrange it in a hurry later.

Several systems or sites on one quote can make for a more efficient booking. Tell us about everything you’d like looked at and we will price it together.

What you get with us

  • Each visit written up, with photos
  • We diagnose before we treat
  • CHAS and SafeContractor accredited, with ISO 9001
  • Work around your opening hours, with 24/7 emergency cover

See our cost guide or our accreditations and certificates.

Keeping the system healthy

A little care between visits keeps the system in better shape. Our advice:

  • Keep the TR19 certificate and photo report in the maintenance log
  • Include grilles in the cleaning rota
  • Do not run the ventilation while builders are sanding or cutting
  • Keep vents and grilles clear of shelving and stock

Before any works, think about the ducts. Switch it off or cover the grilles while dusty work goes on.

Good filter maintenance protects the ductwork. Overloaded or poorly seated filters let dust straight through.
