Fire damper testing for kitchens and businesses in The Common
In a fire, ductwork can act as a shortcut for flame and smoke from one part of a building to the next. A damper only does its job if the blade can drop fully. Annual drop testing is how you know for the dampers in your building. If you have dampers overdue for their annual drop test and gaps in the fire damper test log, we can put it right.
In a village or hamlet like The Common, there may be only a few buildings with fire dampers. Wherever there are dampers, each one needs testing at least annually.
Duct Doctor has been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

What affects the quote in The Common
There’s no set price list, because no two systems are the same. The quote depends on:
- How many systems or sites are involved
- A single visit or a regular plan
- The scale of the work
- Whether we need access equipment or extra panels
No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.
Asking for a quote
To help us quote quickly, send us:
- The times we could work without disrupting the site
- The site address and the type of premises
- Close-ups of filters, grilles, hatches or access panels
- The roof, plant room or outside wall the system runs to
There’s no standard price list, because every site is different. We look at your system first, from photos or on a visit, then send a fixed quote. To start, ring 0345 646 2711 or send us an email.
Your questions about fire damper testing in The Common
Will you come out to The Common?
Yes. The Common is within the area we cover across London and the South East. Photos of the system and directions to the site help us plan the visit.
Can you work in The Common outside opening hours?
Yes. We work evenings, overnight and at weekends. Your customers, staff or residents in The Common needn’t be disturbed. Your opening times are the first thing we ask for.
How much notice do you need?
Earlier is better, especially for out-of-hours work. We typically quote within one working day, and there’s a 24/7 line for emergencies.
What should I send you?
Where the site is, what it is and when it’s open, plus photos of the system and your last certificate or report if you have one.
Does the law say we must follow TR19?
No. TR19® itself isn’t law; it’s a BESA specification. The law is the Regulatory Reform (Fire Safety) Order 2005, which makes the responsible person assess and reduce fire risk, and TR19® is the benchmark for showing that grease in the extract is under control.
Do you have a 24/7 line?
Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.
Are you insured?
Yes, fully. CHAS and SafeContractor accreditation sit alongside it, for sites that check contractor safety.
Do you work with multi-site operators?
Yes. We work across South East England and London, so sites at different addresses can be planned together on one programme. Every site has its own report.
In-house cleaning or a specialist?
When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We’ll take a look and give you a fixed quote.
Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.
What a clean won’t put right
A few issues sit outside what this work can do:
- Holes around ductwork in fire-resisting walls
- Missing dampers that a designer needs to specify
- Fire risk assessments, which need a fire risk assessor
If you are not sure, just call 0345 646 2711 or send us an email and we will give you a straight answer before booking.

Between visits
So the system stays in good health:
- Keep to at least yearly testing
- Fix water leaks in plant rooms and risers promptly
- Keep the damper register up to date after any building work
- Don’t let anything obstruct a damper’s blade
After testing, you get a report listing each of the fire and smoke dampers we tested, with where it is and whether it passed. Keep it with the building’s fire safety records so it’s to hand for assessors and insurers.
A simple register of every damper helps a great deal: location, type, last test date and result. It means nothing gets forgotten when staff or contractors change.
For landlords and multi-site operators
Facilities teams in offices, schools and healthcare sites book us too across Essex. Work can be phased by floor, building or site around the people who use them.
We regularly work with managing agents. Send the address, what’s needed and how access works and we’ll come back with a fixed quote.
When to call us in The Common
Buildings in The Common change owners, tenants and maintenance contractors over the years, and the damper records do not always go with them. Without a register, nobody knows how many dampers there are or when they were last tested.
Clients usually contact us when they notice one of these:
- Fire dampers nobody can get to
- Dirty dampers that may not close
- Gaps in the fire damper test log
- Fire dampers that haven’t been tested for over a year
Site managers at schools such as Radwinter Church of England Voluntary Aided Primary School typically find the summer break the easiest time for ceiling work like damper testing.
Questions to ask before you book
- Whether the price is fixed
- Proof of accreditation you can verify
- Whether the work can be done while the site is closed

What else we do in The Common
The process
When we arrive, we check the system against the survey or the pictures you sent. If anything is different, we talk it through with the person on site before carrying on. From there, it takes a morning or an afternoon for a small number of dampers, longer where there are many. We agree a date with you, plan the drive to The Common and turn up when the site is quiet.
- We plan access and timing with you first, including any out-of-hours work.
- We open up ceilings and hatches and take off each access panel.
- The blade is released and watched to make sure it closes fully.
- The damper is reset and its condition noted.
- Panels and tiles go back, and the results are written up.
Before we arrive
- Make sure equipment near the work can be switched off and left to cool
- Have your last certificate or report to hand
- Tell us about site rules, permits or sign-in
Getting a quote
Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and we can price many jobs without a visit.
