Fire damper testing across Taplow

Fire damper testing for kitchens and businesses in Taplow

Fire dampers sit inside ductwork where it passes through a fire-resisting wall or floor. A fusible link holds the blade open until heat melts it, and the blade then drops to shut the duct. A drop test shows that the damper still does that when it matters, and every result is written down, damper by damper. The work covers hospitals and care homes, motorised smoke dampers and wall and floor dampers, and common reasons people get in touch are fire dampers that fail to drop shut and damper actions from a fire risk assessment.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, where the dampers are easy to overlook. The first visit starts by locating each damper.

Each visit ends with a written report and pictures, so you have a record of what was done and when. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

Taplow questions

Which fire authority looks after Taplow?

Fire safety enforcement in Taplow is handled by Royal Berkshire Fire and Rescue Service. BESA guidance is that every fire damper is tested at least once a year, so an officer or insurer may expect a report less than a year old.

Do you test dampers in schools in Taplow during the holidays?

Yes, out-of-term visits are normal for schools. Around Taplow, the Food Standards Agency lists about 14 schools and colleges with registered kitchens within a mile and a half or so. Tell us your holiday dates and we will book the visit for when the site is empty.

Does the law say we must follow TR19?

Not in itself. Insurers, fire officers and EHOs look to TR19® as the benchmark, and many insurance policies ask for proof of TR19® cleaning. The law behind it is the Fire Safety Order 2005 in England and Wales.

Can we book visits on a schedule?

Yes, of course. Send details of the systems and how they’re used, and we’ll suggest a schedule and quote for it.

Can you fix fire dampers that fail?

We record the damper as failed, with the reason, such as a sticking blade, corrosion or a damaged link. Remedials are offered, either a repair or a replacement damper, and it’s tested again once the work is done.

How much time does a damper test visit need?

As a guide, it takes a few hours for a single floor, with bigger buildings phased over more than one visit. The number of dampers and how they’re reached decide the rest.

Who is responsible for fire safety on the premises?

The law calls them the responsible person. It’s normally the employer, or whoever controls the building, and in shared buildings more than one person can have duties. If you are not sure, check your lease and fire risk assessment.

How often should fire dampers be tested?

BESA guidance calls for testing by a competent person at least once a year. Dampers should also be tested when they’re first installed.

When something else is needed

Before you book, it helps to know what’s not included:

  • Signing off a building’s overall fire safety
  • Designing the building’s fire compartments
  • Fire-stopping gaps around the duct where it passes through the wall

If in doubt, phone us on 0345 646 2711 or drop us a line and we’ll say what we think before booking.

What the work covers

  • Motorised smoke dampers
  • Offices and schools
  • Wall and floor dampers

  • Fusible link fire dampers
  • Riser dampers

How the job changes from site to site

Access panels

Where there’s no access panel, we record the damper as not tested and say why. Fitting a panel means it can be tested on the next visit.

Schools, hospitals and care homes

Schools are often easiest to test during the holidays, when ceilings can be opened without disturbing lessons.

Keeping the system healthy

So the system stays in good health:

  • File every damper report where your assessor can find it
  • Brief other trades about dampers in ceilings and risers
  • Make sure access panels stay clear and usable
  • Update the register when ductwork changes

Tell other contractors where the dampers are, and that they mustn’t tie, wedge or obstruct them. Anything they disturb should be checked again.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

For landlords and multi-site operators

We regularly work with managing agents. Tell us the site, the work and the access arrangements, and we will send a fixed quote.

We also work for facilities teams across offices, schools and healthcare across Windsor and Maidenhead. Larger estates can be phased building by building to keep disruption down.

Going by the FSA’s register, there are about 14 schools, colleges and universities, about 16 caring premises (care homes, nurseries and hospitals) and about 6 hotels and B&Bs serving food across Taplow and its immediate surroundings (about a mile and a half). Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. St Mark's Hospital, about 2.5 miles west of Taplow, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. What happens on the day

There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. Most of the time goes on the work itself, and that takes a few hours for a single floor, with bigger buildings phased over more than one visit. For a village or hamlet like Taplow, tell us about narrow lanes, gates and parking when you book.

  1. First we check the schedule and the last set of results.
  2. We locate every damper and note any we cannot reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Preparing for the visit

  • Plan for cooking equipment or plant to be off before we arrive
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Mention any parking or loading restrictions

How to get a quote

What affects the cost of fire damper testing

We quote each job individually. This is what makes a difference:

  • One-off work versus a regular cycle
  • What state the system is in
  • Site requirements such as sign-in and permits
  • Where the site is and how we reach it

A single site or a whole portfolio, we price it on the same basis: the work involved, the access and the timing. You’ll have a fixed price before any work starts.

Helping us quote

When you call or email, it’s useful to have:

  • Your last certificate, test record or report
  • Any symptoms, from odd noises to smells or leaks
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Where the site is and what kind of site it is

Getting a quote doesn’t take long. Call or email with a few details and you’ll normally have a fixed price within one working day. If we need to see the system first, we book a survey around your hours.

Leave it or put it right?

An untested damper is an unknown. A test gives you a clear answer, and we can offer remedials for any that fail, and that is something you can plan around. Planning a trip to Taplow ahead is easier for everyone than a rushed one.

We do not list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we’ll explain what it covers.
