Fire dampers in Staines-upon-Thames buildings

Food Standards Agency records list about 18 schools, colleges and universities and about 13 care, childcare and hospital premises registered as food businesses within about 1.5 miles of central Staines-upon-Thames. Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. Staines-upon-Thames is covered by Surrey Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order. For Staines-upon-Thames, the closest hospital is Ashford Hospital, roughly 1.8 miles north-east. Healthcare buildings rely on fire compartments to protect people who cannot easily move, and dampers keep those compartments sealed.

If you manage a school site such as Riverbridge Primary School, any fire dampers can be tested in the holidays. If you manage an older building converted to a hotel or venue, like many historic houses in the area (Botleys Mansion is about 4 miles south), finding every damper is the first job. If you manage offices, shops or flats near Staines station, the ductwork in them may pass through fire-resisting walls and floors, and any dampers need testing at least once a year.

Fire damper testing in Staines-upon-Thames

A drop test is simple in principle: the blade is released, checked for a full close and reset. We do this for buildings in Staines-upon-Thames and across Surrey, logging each one so the record builds year on year. If you’re dealing with fire dampers with no recent test record and dust or grease build-up on damper blades, we can put it right.

Around a town like Staines-upon-Thames, damper testing normally means schools, offices, care homes, hotels and flats. Any building with ductwork through fire-resisting walls or floors should have its dampers tested at least annually.

A written report with pictures follows every visit, so there’s a dated record of the work. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

The process

There are three stages on the day: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. The middle part takes longest, which takes a couple of hours for a few dampers, and a day or more across a big site. For a site in a town like Staines-upon-Thames, tell us your opening hours, where we can park and how we reach the roof or plant.

  1. We go through the damper schedule and any previous faults.
  2. Each damper is found and checked for access.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Preparing for the visit

  • Tell us the best time to work, such as after service or at a weekend
  • Find the previous report, if there is one

Advice

How the job changes from site to site

Fusible link fire dampers

The common fire damper uses a link that holds the blade open. When the link reaches its set temperature it melts, and the blade drops to close the duct. Testing means dropping the blade, checking the full close and resetting it.

Access panels

If we cannot reach a damper, it goes on the report as inaccessible. Fitting a panel means it can be tested on the next visit.

Aftercare tips

A little care between visits keeps the system in better shape. We recommend:

  • File every damper report where your assessor can find it
  • Don’t let hatches get painted shut or boarded over
  • Get remedials done soon after a failed test
  • Fix water leaks in plant rooms and risers promptly

The next test should be no more than a year away. BESA guidance is at least annual testing, so it helps to book it before the date slips.

Water is a damper’s enemy, so fix leaks and condensation near them promptly. Rusted parts are one of the main reasons dampers fail to close.

What a clean will not put right

Some problems need a different service or another trade:

  • Fire alarm or control system faults behind a smoke damper
  • Signing off a building’s overall fire safety
  • Deciding where dampers should be fitted

If you’re not sure, just call us on 0345 646 2711 or drop us a line and we’ll give you a straight answer.

Your questions about fire damper testing in Staines-upon-Thames

Can you test school fire dampers in Staines-upon-Thames out of term?

Yes. The holidays are the usual time for school work. There are about 18 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Staines-upon-Thames. Just call 0345 646 2711 or email us with your term dates and we will plan around them.

Can the work in Staines-upon-Thames be done at night or at weekends?

Yes. We work evenings, overnight and at weekends. The site is handed back ready to open. Your opening times are the first thing we ask for.

Who is the responsible person?

The law calls them the responsible person. That is generally the employer or the person in control of the premises, and in shared buildings more than one person can have duties. Your lease and fire risk assessment should make it clear.

Where does the waste go?

We contain it and take it with us. We collect grease, debris and waste water as we go rather than letting it spread.

Is TR19 a legal requirement?

No. The law sets the duty, and TR19® is the recognised benchmark for meeting it. Under the Fire Safety Order 2005, the responsible person must reduce fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.

What if parts of the system can’t be reached?

They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, along with a quote to put access in.

What is TR19?

TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Which accreditations do you hold?

Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

What happens if it’s left?

A damper that’s stuck open gives fire and smoke a route straight through a fire-resisting wall. Everything else about the compartment can be right and the duct still lets it down. It’s far better to find that out on a test than in a fire. Catching it early in Staines-upon-Thames means you choose the day.

What you pay depends on the size of the system, what state it’s in and access to every part of it. You get a fixed price before work begins, so there are no surprises.

For landlords and multi-site operators

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.

We regularly work with managing agents. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.

Fixed quotes for fire damper testing in Staines-upon-Thames

We quote each job individually. This is what makes a difference:

  • Site rules, permits and inductions
  • Whether it’s a one-off visit or part of a schedule
  • Where the site is and how we reach it
  • How many systems or sites are involved

The price reflects the work, not guesswork. That is why every job is surveyed first, and the price is agreed before we start.

Asking for a quote

When you contact us, it’s useful to have:

  • A few general shots of the system
  • How we’d reach plant on a roof or in a plant room
  • Problems your staff have spotted
  • The times we could work without disrupting the site

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.
