Fire damper testing in Southwater

Smoke dampers work differently from fire dampers. Smoke dampers are motorised and are opened and closed by a control system, so testing means running them through their controls and checking that each blade moves fully and returns. The work covers riser dampers, fusible link fire dampers and offices and schools, and the jobs we see most are missing or out-of-date damper records and fire dampers with no recent test record.

In smaller places like Southwater, dampers are often in the ductwork serving kitchens, plant rooms and escape routes. We plan the work around the people using the building.

Accreditations are easy to claim and worth checking. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, with full insurance on top.

Multi-site and managed buildings

Running several sites is easier with one contractor. We cover South East England and London, so a run of sites can go into one programme and kept to a regular schedule.

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.

Why act early in Southwater

If a damper can’t close, the wall it sits in has a hole in it during a fire. Everything else about the compartment can be right and the duct still lets it down. Testing now is how you find out before it matters. A quieter site near Southwater still needs its system looked after.

Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we will go through it with you.

Aftercare tips

To keep the system working properly between visits:

  • Store test records alongside the fire risk assessment
  • Make sure access panels stay clear and usable
  • Keep the damper register up to date after any building work
  • Tell contractors where dampers are before they start work

Make sure trades working in ceilings and risers know where the dampers sit, and that they mustn’t tie, wedge or obstruct them. If a damper has been disturbed, have it tested again.

Keep a damper register: location, type, last test date and result. It means nothing gets forgotten when staff or contractors change.

How we price fire damper testing

Your quote is based on your site. We take into account:

  • Site requirements such as sign-in and permits
  • Travel, parking and unloading
  • A single visit or a regular plan
  • The condition we find in the survey

The cost depends on how big the system is, what state it’s in and how easy it is to reach. We give you a fixed price before any work starts, so there are no surprises.

Helping us quote

To help us quote quickly, send us:

  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Your opening hours and when the area is out of use
  • Your last certificate, test record or report
  • Detail shots of panels, filters and grilles

Every quote begins with a look at the system, from your photos and details or, where that is not enough, a survey on site. After that, you get a fixed price for the work so you know the cost before we start.

The process

Everything the job needs comes with us, including protection sheets, the right tools and access kit. You only need to give us clear access and switch off what needs to be off. On site, the work takes a few hours for a single floor, with bigger buildings phased over more than one visit. Getting to the system matters more than parking in a place like Southwater, so let us know how to reach it.

  1. We start with whatever records exist: registers, drawings or old reports.
  2. Dampers are located one by one and reached through their access panels.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. Each one that passes is reset, ready to work.
  5. We report on every damper, with faults and suggested remedials set out.

Preparing for the visit

  • Mention any sign-in, permit or induction we need
  • Agree a time when the area can be out of use
  • Let us know about parking and loading

In-house cleaning or a specialist?

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

Southwater questions

Do you cover smaller places like Southwater?

Yes. Southwater is within the area we cover across London and the South East. The journey is planned ahead, so a few details about the route help.

Do you work overnight in Southwater?

Yes, evening, overnight and weekend work is normal for us. The work in Southwater can fit around your hours. When you call 0345 646 2711 or use the quote form, mention when the site is quiet.

What happens if a damper fails its test?

It’s listed on the report as a fault and we quote for remedials. After the repair, we test it again so the record shows a pass.

Who is the responsible person?

The Fire Safety Order 2005 calls them the responsible person: often the employer, owner or occupier. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.

Which accreditations do you hold?

We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we are fully insured.

Where does the waste go?

Waste is contained during the work and removed when we leave, including grease, debris and dirty water. None of it is left on site.

Is a quote from pictures possible?

Yes, if we can see what we need. If not, a site survey comes first, then a fixed quote.

How much notice should we give?

Earlier is better, particularly for night and weekend visits. Quotes normally come back within one working day, and emergencies are covered by our 24/7 line.
