Fire damper testing near Southend

Part by part

Fusible link fire dampers

The link has to be in good order for the damper to work. Each link is looked at as part of the test and note anything that is not right.

Smoke dampers

A smoke damper that does not respond to its controls is recorded as a fault, along with what we saw.

How we handle fire damper testing in Southend

Each damper we test gets a location, a result and a note of its condition. Passes are reset and left ready to work, while failures are flagged with what we found. You end up with a clear record to keep with your fire safety documents. Common call-outs are for dampers that stick or won’t close fully and dampers clogged with dust or grease, across offices and schools, motorised smoke dampers and wall and floor dampers.

Rural buildings that have been converted or extended can have ducts passing through fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.

Nothing is signed off by word of mouth: a written report, dated and illustrated with photos, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

The process

Night work is normal for us. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. On site, the work takes anything from a couple of hours for a handful of dampers to a full day for a large building. The timing of a visit to Southend is set by you, and the travel is our side of the planning.

  1. First we check the schedule and the last set of results.
  2. We locate every damper and note any we cannot reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. We report the results and offer remedials on failed dampers.

Preparing for the visit

  • Tell us where we can park and unload
  • Arrange a key holder or contact on site
  • Plan for cooking equipment or plant to be off before we arrive

What happens if it’s left?

Putting testing off does not change whether the dampers will close; it just means you do not know. BESA guidance is to test at least annually, and a skipped year leaves a hole in your records as well. A planned visit to Southend is easier to arrange than an emergency callout.

Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you’re unsure, give us a ring on 0345 646 2711 or email us and we’ll give you an honest view and a fixed quote.

How we price fire damper testing

We do not publish a price list, because no two systems are the same. What we look at:

  • The condition of the system
  • When the work can happen, such as evenings, overnight or weekends
  • The number of sites or systems
  • Whether it’s a one-off visit or part of a schedule

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will explain each part.

Asking for a quote

You don’t need the technical terms. Just send:

  • A few general shots of the system
  • The site address and the type of premises
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Problems your staff have spotted

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.

Your questions about fire damper testing in Southend

Do you cover smaller places like Southend?

Yes. Southend is within the area we cover across London and the South East. The journey is planned ahead, so a few details about the route help.

Can you come to Southend after we close?

Yes, evening, overnight and weekend work is normal for us. It means the site in Southend keeps running as normal. Tell us your opening hours when you ask for a quote.

Can one contract cover all our sites?

Yes. Tell us the addresses and what each needs and you will get one fixed quote.

What information do you need?

Where the site is, what it is and when it’s open, along with a few photos and any previous report.

What do you do to protect the area?

We cover floors and nearby surfaces with sheeting before we start, and anything we remove is contained. Before we leave, we tidy up and clean down.

What if a fire damper won’t close?

It’s listed on the report as a fault and we quote for remedials. After the repair, we test it again so the record shows a pass.

Do we need to close while you work?

Not typically. Visits are timed for when the area is closed, such as overnight or at a weekend, so you keep your normal hours.

How often does BESA say fire dampers should be tested?

At least once a year, under BESA guidance, plus a test when the damper is first installed. Your fire risk assessment may call for some dampers to be tested more often.

Looking after it afterwards

So the system stays in good health:

  • Store test records alongside the fire risk assessment
  • Warn anyone working in ceiling voids about the dampers
  • Close off damper faults promptly
  • Keep cables and fixings away from damper blades

Dampers we couldn’t reach are listed with the reason, for example a missing panel or a covered hatch. We can fit access panels so they can be tested next time.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

When it’s something else

It’s worth knowing the limits before booking:

  • Gaps in the wall or floor around the damper
  • Sign-off of the whole building’s fire safety
  • Fire risk assessments, which need a fire risk assessor

Not sure which it is? You can give us a ring on 0345 646 2711, or email photos and we’ll tell you honestly before booking.

Parts of the system we cover

  • Fusible link fire dampers
  • Offices and schools
  • Wall and floor dampers
  • Riser dampers
  • Motorised smoke dampers
  • Hospitals and care homes

In-house cleaning or a specialist?

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We can diagnose it and quote.

Southend buildings and fire safety

About 60 miles out from central London, Southend is part of the South East area we work across. We work evenings, overnight and at weekends, so the visit fits around the site. Southend is covered by Hampshire and Isle of Wight Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.

Healthcare buildings such as Knowle Hospital (about 4.4 miles south-west) rely on fire compartments, and the dampers in them need testing at least annually. A school like Newtown Soberton Infant School can have any dampers tested over half-term without disturbing lessons.
