Fire damper testing in Pimlico

Fire damper testing for kitchens and businesses in Pimlico

Smoke dampers work differently from fire dampers. Smoke dampers are motorised and are opened and closed by a control system, so testing means running them through their controls and confirming every blade travels fully and comes back. We’re often asked to deal with fire dampers that fail to drop shut and smoke dampers that need testing through their controls, across hospitals and care homes, riser dampers and offices and schools.

In a London area like Pimlico, testing has to fit around tenants, residents, guests or patients, so it’s often done out of hours or one zone at a time. Access to ceiling voids and risers is agreed with the building manager first.

Accreditations are easy to claim and worth checking. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

What happens if it’s left?

Until a damper has been dropped, you cannot say whether it works. Testing turns it into a known pass or a known fault, with remedials offered for anything that fails, which is far easier to plan for. Leaving it on a busy London site only adds to the work.

You won’t find a price list here, because the cost depends on the site in front of us. For a fixed quote, call us on 0345 646 2711 or send us an email, and we’ll talk you through it.

How the job changes from site to site

Fusible link fire dampers

Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. We release the blade, check it closes fully and reset it.

Schools, hospitals and care homes

In schools and colleges, testing fits well into holidays and weekends, when ceilings can be opened without disturbing lessons.

Landlords, agents and facilities managers

Records are where multi-site compliance often slips. Every visit ends with a dated report and pictures, ready to show insurers, fire officers or EHOs.

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.

When it’s something else

A few issues sit outside what this work can do:

  • Holes around ductwork in fire-resisting walls
  • Missing dampers that a designer needs to specify
  • Signing off a building’s overall fire safety

If you’re not sure, just call us on 0345 646 2711 or send us an email and we will give you a straight answer.

Parts of the system we cover

  • Riser dampers
  • Motorised smoke dampers
  • Offices and schools
  • Wall and floor dampers
  • Hospitals and care homes
  • Fusible link fire dampers

In-house cleaning or a specialist?

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.

Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, next to our reports.

Pimlico buildings and fire safety

The FSA’s food hygiene register lists about 73 schools, colleges and universities, about 37 caring premises (care homes, nurseries and hospitals) and about 103 hotels and B&Bs with registered kitchens or food service within about 1.5 miles of central Pimlico. If any of them has ducted ventilation, its dampers need an annual drop test at least. Managed London buildings normally need damper testing booked through the agent, often out of hours. The nearest hospital to Pimlico is The Gordon Hospital, about less than half a mile north-east. Healthcare buildings rely on fire compartments to protect people who can’t easily move, and dampers keep those compartments sealed.

School buildings such as Churchill Gardens Primary Academy are usually tested in the holidays, wherever they have dampers. For managed buildings around London Victoria station, damper testing can be booked out of hours so tenants aren’t disturbed. If you manage an older building converted to a hotel or venue, like many historic houses in the area (Buckingham Palace is about 0.9 miles north), finding every damper is the first job.

Looking after it afterwards

So the system stays in good health:

  • Act on failed dampers rather than leaving them on file
  • Tell contractors where dampers are before they start work
  • Update the register when ductwork changes
  • Keep cables and fixings away from damper blades

Pass the report to whoever keeps your fire risk assessment up to date so their assessment matches what was found. Outstanding faults should be dealt with, not left on file.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

Pimlico questions

Can you test school fire dampers in Pimlico out of term?

Yes, and it’s the easiest time to do it. With about 73 schools and colleges on the FSA’s register within roughly a mile and a half of Pimlico, it pays to plan holiday dates ahead. Just call us on 0345 646 2711 or send us an email with your term dates and we will plan around them.

Who is the fire and rescue service for Pimlico?

It’s London Fire Brigade, which covers Pimlico. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

Can one contract cover all our sites?

Yes. Our area covers London and the South East, so we can schedule a run of sites as one programme. Each site gets its own report and photos.

Do you survey before quoting?

Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.

Do you test smoke dampers as well?

Yes. Every smoke damper is driven through its controls and checked for full movement. If someone else looks after the controls, we plan the timing with you.

Do you cover Pimlico?

Yes. We work in Pimlico and the rest of Greater London, as part of our work across South East England and London. To book, phone us on 0345 646 2711 or drop us a line.

How much time does a damper test visit need?

Expect it to take from an hour or two in a small building to several visits on a large estate. Access is the biggest factor, so we’ll confirm the time when we quote.

Do you certify fire dampers?

We test, record and report, rather than certify dampers to a standard. It lists each damper, the result and any remedials needed.

How the visit works

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool first, and the area around the work is covered and protected. The work itself takes a few hours for a single floor, with bigger buildings phased over more than one visit. In Pimlico, as across London, we typically work overnight or at weekends and hand the site back ready to open.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

Getting ready for the visit

  • Make sure someone can let us in and lock up afterwards
  • Let us know about permits to work or site inductions
  • Have your last certificate or report to hand
