About our fire damper testing in Oxley's Green
A drop test is simple in principle: we release the blade, watch it close fully, then reset it. We do this for buildings in Oxley's Green and across East Sussex, logging each one so the record builds year on year. If you have fire dampers with no recent test record and dampers that can’t be reached without an access panel, we can help, from hospitals and care homes, riser dampers and wall and floor dampers onwards.
Rural buildings that have been converted or extended can have ducts passing through fire-resisting walls, and the dampers in them are easily forgotten. A first test typically starts with finding them all.
Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

What fire damper testing cannot fix
We’ll always give you a straight diagnosis, so here’s what this work cannot put right:
- Deciding where dampers should be fitted
- Fire-stopping gaps around the duct where it passes through the wall
- Sign-off of the whole building’s fire safety
If you are not sure, just give us a ring on 0345 646 2711, or email photos and we’ll give you a straight answer before you book.
Parts of the system we cover

The process
We work around your opening hours, not the other way round. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the job takes anything from a couple of hours for a handful of dampers to a full day for a large building. The timing of a visit to Oxley's Green is set by you, and the travel is our side of the planning.
- First we look at any damper register, drawings or earlier test reports.
- Dampers are located one by one and reached through their access panels.
- Fire dampers are drop tested and smoke dampers are run through their controls.
- We reset every damper that passes and check it’s left open.
- The results go into a report, with failed dampers and remedials listed.
Before we arrive
- Find the previous report, if there is one
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Clear the space around the work
How to get a quote
Every quote begins with a look at the system, from your photos and details or, where that is not enough, a survey on site. After that, you get a fixed price for the work so you know the cost before work begins.
Advice
Landlords, agents and facilities managers
From a single site to a large estate, you get the same standard: diagnosis, a fixed price, work booked around your hours and a written report with photos.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.
Part by part
Smoke dampers
A smoke damper is opened and closed by a motor, not a link. We test them through their controls and check each blade travels fully.
Ceiling voids and risers
Risers and service shafts often hold dampers at each floor. We work through them floor by floor so nothing is missed.
When to call us in Oxley's Green
Over the life of a building, owners, tenants and contractors come and go, and the damper records don’t always go with them. Without a register, nobody knows how many dampers there are or when they were last tested.
Any of these means the system needs a check-up:
- Smoke dampers that need testing through their controls
- Dust or grease build-up on damper blades
- Corroded dampers in damp risers and plant rooms
- Fire dampers with no recent test record
Ticehurst House Hospital, about 5.6 miles north of Oxley's Green, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests.
Before you book anyone
- If they look at the system before pricing
- How areas they can’t reach will be recorded
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
- Whether they’re fully insured
What happens if it’s left?
Testing every year builds a history for each damper so repeat problems show up early. If the same damper keeps giving trouble, the record shows it long before it fails outright. Systems in rural buildings are often out of sight and out of mind.
Putting the work off seldom saves money. Problems in a system tend to grow, which can make the next visit longer. If you’re not sure what’s needed, ring 0345 646 2711, or email photos for straight advice and a fixed quote.

Oxley's Green: your questions answered
Do you work in villages like Oxley's Green?
Yes. Oxley's Green is within the area we cover across London and the South East. A survey first, from pictures or a visit, means we arrive with the right kit.
Who enforces fire safety at workplaces in Oxley's Green?
Oxley's Green is in the area of East Sussex Fire and Rescue Service. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.
Do we need to close while you work?
Not normally. We need the work area to ourselves while we’re on site, so the visit goes in a quiet slot.
Can testing be done without disrupting the building?
Yes. Testing can be booked outside working hours, which helps where ceilings cannot be opened during the day. In occupied care settings, we agree the order of work with staff.
Will we get a certificate for the dampers?
You get a test report recording every damper we tested, showing where it is, whether it passed and what we found. Keep it with your fire safety records.
How much time does a damper test visit need?
A visit takes a couple of hours for a few dampers, and a day or more across a big site. Bigger sites can be phased, and you can call us on 0345 646 2711, or send details by email to talk it through.
Who has the duty to keep fire dampers working?
It sits with the building’s responsible person. Depending on the building, that can be the employer, owner, landlord or whoever manages it. Our part is the testing and the records that show it’s been done.
Do you carry out smoke damper testing?
Yes. We test smoke dampers through their control system, as they’re motor driven. We check every blade moves fully and record the outcome.
What your team can do, and what needs us
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.
Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, next to our reports.
