Fire damper testing near Old Town

Old Town: your questions answered

Can fire dampers in schools around Old Town be tested in the holidays?

Yes, out-of-term visits are normal for schools. With about 42 schools and colleges on the FSA’s register within roughly a mile and a half of Old Town, it pays to plan holiday dates ahead. Booking early in the term gives the best choice of holiday dates.

Can you work in Old Town outside opening hours?

Yes. We work evenings, overnight and at weekends. It means the site in Old Town keeps running as normal. Your opening times are the first thing we ask for.

Do you test smoke dampers as well?

Yes. We operate each smoke damper from its controls and check it opens and closes fully. Where a controls contractor needs to be involved, we arrange it with you.

What do you do with what you remove?

It’s contained and taken away. We collect grease, debris and waste water as we go rather than letting it spread.

Do we need to close while you work?

Not usually. The area we’re working in has to be out of use while we are there, so the visit goes in a quiet slot.

What should I send you?

The site address, the type of premises and your opening hours, plus photos of the system and your last certificate or report if you have one.

Can you fix fire dampers that fail?

Failed dampers are reported and we can quote to repair or replace them. After the repair, we test it again so the record shows a pass.

How often does BESA say fire dampers should be tested?

BESA guidance calls for testing by a competent person at least once a year. A test on completion of installation comes first.

About our fire damper testing in Old Town

A drop test is simple in principle: the blade is released, checked for a full close and reset. We do this for buildings in Old Town and across Greater London, keeping a log for each damper so there’s a history to look back on. The work covers riser dampers, motorised smoke dampers and wall and floor dampers, and common reasons people get in touch are blades that jam part-way when released and rusted damper blades and springs.

London’s offices, hotels, hospitals and blocks of flats are full of ductwork crossing fire-resisting walls and floors. In a larger building in Old Town, that can mean dampers on every floor, many of them above ceilings or in risers.

For insurers and inspectors, the record counts. So every job comes with a written report and pictures, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

What staff can safely do

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.

Why deal with it now?

Your fire risk assessor or insurer may want evidence that dampers have been tested. Having a current report ready for a building in Old Town saves a scramble when someone asks. In Old Town, a planned overnight visit is much easier than closing unexpectedly.

We don’t list prices on the website, because the cost depends on the site in front of us. Call for a fixed quote, and we’ll explain what it covers.

What fire damper testing looks like in Old Town

There are about 42 schools, colleges and universities, about 133 hospitals, care homes and childcare premises and about 20 hotels, B&Bs and guest houses on the FSA’s food hygiene register within 1.5 miles or so of the middle of Old Town. If any of them has ducted ventilation, its dampers need an annual drop test at least. Ceiling voids and risers in London buildings can hold many dampers, and each one has to be reached and recorded. Croydon University Hospital is the nearest hospital, about 1.2 miles north of Old Town. Hospitals are a good example of a building with fire dampers across many floors and departments.

For managed buildings around West Croydon station, damper testing can be booked out of hours so tenants are not disturbed. For schools like The Minster Nursery and Infant School, damper testing is easiest in the holidays, when corridors and ceilings are clear.

Keeping the system healthy

Think of this as the after-treatment advice, short and simple:

  • Do not let hatches get painted shut or boarded over
  • Keep to at least yearly testing
  • Never wedge or tie a damper open
  • Update the register when ductwork changes

When we finish, we send a report covering every damper on the visit, with its location and its result. File it with your fire safety log so it’s to hand for assessors and insurers.

Keep a damper register: location, type, last test date and result. It means nothing gets forgotten when staff or contractors change.

How the visit works

Your trading hours come first. We book the visit for a time the area is closed, whether that’s an evening, overnight or a weekend. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the work takes a few hours for a single floor, with bigger buildings phased over more than one visit. Managed blocks in London often need contractors booked in ahead, and we are happy to deal with the agent directly for a site in Old Town.

  1. We gather what’s known about the dampers, from drawings, registers or past reports.
  2. Dampers are located one by one and reached through their access panels.
  3. Every fire damper is dropped, and every smoke damper is tested through its controls.
  4. Each one that passes is reset, ready to work.
  5. You get a report listing each damper, its result and any remedials needed.

Advice

Do you need fire damper testing in Old Town?

Corrosion is another common cause of failure. Water leaks, condensation and damp plant areas attack the casing, blade and spring, and the damper can seize quietly where no one sees it.

It’s time to book a visit if you see:

  • Dampers that stick or will not close fully
  • Fire dampers nobody can get to
  • Dampers affected by leaks or condensation
  • Dampers overdue for their annual drop test

Croydon University Hospital, about 1.2 miles north of Old Town, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests.

Questions to ask before booking

  • Whether they recommend a next date
  • Whether the work can be done while the site is closed
  • Whether they’re fully insured
  • Whether the whole system is included, or only the parts that are easy to reach

When it’s something else

In fairness, some problems need a different fix:

  • Deciding where dampers should be fitted
  • Dampers that were never installed where they’re needed
  • Sign-off of the whole building’s fire safety

What the work covers

  • Hospitals and care homes
  • Wall and floor dampers
  • Riser dampers
  • Fusible link fire dampers
  • Motorised smoke dampers
  • Offices and schools

What the work involves, part by part

Fusible link fire dampers

Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. We release the blade, check it closes fully and reset it.

Access panels

Access panels sometimes get painted over, screwed shut or hidden by new ceilings. Clear access makes the test quicker and less disruptive.
