Fire damper testing in New Hythe

Fire damper testing in New Hythe, done properly

In a fire, ductwork can act as a shortcut for flame and smoke from one part of a building to the next. That depends entirely on the blade closing all the way. Regular drop testing is how that gets checked for the dampers in your building. If you have fire dampers that fail to drop shut and buildings with no damper register, we can help, from wall and floor dampers, riser dampers and offices and schools onwards.

For a building in or near New Hythe, the visit is planned ahead, with access agreed in advance, and the test itself is the same as in any city building.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

The process

There’s very little for your team to do on the day. Someone lets us in at the agreed time and shows us where everything is, and we take it from there. Afterwards, the area is left tidy and the written report follows. Pictures of the system and its access let us plan the work in New Hythe before we set off.

  1. We go through the damper schedule and any previous faults.
  2. Each damper is found and checked for access.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

FAQs for New Hythe

Will you come out to New Hythe?

Yes, New Hythe is part of our area, however small the site. Let us know about access, parking and anything unusual about getting there when you book.

Do you do school damper testing in New Hythe in the summer holidays?

Yes. The holidays are the usual time for school work. The FSA’s register shows about 11 schools and colleges with food registrations within roughly a mile and a half of New Hythe. You can phone us on 0345 646 2711, or send details by email with the dates the site is empty.

What information do you need?

Some photos and a quick description of the system, with the address and opening hours. We’ll ask for anything else we need.

Can testing be done without disrupting the building?

Yes. Testing can be booked outside working hours, which suits offices, retail and schools. Hospitals and care homes are planned with the site team.

What if parts of the system can’t be reached?

The report shows them clearly. Often the fix is extra access, such as new panels in ductwork, and we can fit those.

What if a fire damper won’t close?

We note the failure and what we found. We can then repair or replace the damper as a remedial job with a fresh test at the end.

Do you offer emergency callouts?

Yes. Our emergency line runs 24/7 for anything that can’t wait until a planned visit. Call us any time and explain what’s happened.

How much does fire damper testing cost in New Hythe?

There’s no set price, as it depends on the job: how big it is, what state it’s in, how we reach it and the working hours. We fix the price before we start.

Keeping the system healthy

Good habits slow the build-up between visits. Our tips:

  • Report leaks or condensation near ductwork quickly
  • Close off damper faults promptly
  • Add new dampers to the register as they’re fitted
  • Never wedge or tie a damper open

Any damper that failed is listed with the reason, along with an offer to repair or replace them. After a repair, we retest the damper and update the record.

Keeping to at least annual testing stops small faults turning into failed dampers. A blade that’s just starting to stick is easier to deal with than a seized one.

When it’s something else

In fairness, some problems need a different fix:

  • Signing off a building’s overall fire safety
  • Fire risk assessments, which need a fire risk assessor
  • Holes around ductwork in fire-resisting walls

If in doubt, phone us on 0345 646 2711, or send details by email and we’ll say what we think before booking.

Parts of the system we cover

  • Fusible link fire dampers
  • Wall and floor dampers
  • Hospitals and care homes
  • Motorised smoke dampers
  • Riser dampers
  • Offices and schools

What staff can safely do

Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.

How the job changes from site to site

Smoke dampers

Smoke dampers are motorised and run by a control system. Testing means operating them from the controls and check each blade travels fully.

Access panels

Over time, hatches and panels get covered up. Clear access makes the test quicker and less disruptive.

What happens if it’s left?

A sticking blade caught on an annual test can be a small repair. Left for years, corrosion and build-up can turn it into a full damper replacement. Planning a trip to New Hythe ahead is easier for everyone than a rushed one.

Every site is different, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all play a part.

New Hythe buildings and fire safety

There are about 11 schools, colleges and universities and about 11 care, childcare and hospital premises on the FSA’s food hygiene register across New Hythe and its immediate surroundings (about a mile and a half). If any of them has ducted ventilation, its dampers need an annual drop test at least. Maidstone Hospital is the nearest hospital, about 2.8 miles south-east of New Hythe. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. Fire safety in New Hythe falls to Kent Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.

If you manage an older building converted to a hotel or venue, like many historic houses in the area (Starkey Castle is about 3.7 miles north), finding every damper is the first job. Maidstone Hospital, about 2.8 miles south-east of New Hythe, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. For schools like Brookfield Junior School, damper testing is easiest in the holidays, when corridors and ceilings are clear.
